Palms LUX Folly Beach Condo. This place is amazing, super modern and ultra clean. Brand New place with brand new awesome furniture. It is 2 Bedroom 1 Bath unit with double doors that open onto Center St, a one block walk to the beach & over 20 shops, restaurants & bars. Excellent furnishings & a nice futon in the living room. You can also rent the back unit and there is an adjoining porch so you can combine the places and now have a 4 Bedroom, 2 Bath place that can very comfortably sleep 8 people and could handle up to 12 people with utilizing very nice futons.
The beach is less then a 5 minute, one block walk to the beach and totally walking distance to everything else that Folly Beach has to offer. There are over 20 shops, cafes, restaurants and bars that you can walk right out to and there is a 24 hour market one block away as well as a gas station convenience store with in walking distance. The Palms LUX Folly Beach Condos is located above the Palms Resort Wear Shop and has two sets of french doors that open up to Center St which is where all the action is and a great spot to enjoy the local parades, events and just in general a fun Friday night.
Even though this place is in the heart of all the action this place has been well insulated and is actually fairly quite with all the windows shut BUT please know that on the weekends you will hear some noise from the city. We do have white noise machines in the rooms to help with this too. If you like a more Urban feel where you can park once and walk everywhere then the Palms LUX Folly Beach Condo is where you should consider staying.
Historic Downtown Charleston is only about a 25 minute car ride away and Charleston is a very Uber friendly city and rides to downtown Charleston can be easily arranged.
We had a great weekend. Comfortable and clean. All you would want out of Folly Beach is right outside your door! Great people watching from the "lean over" balconies! My only suggestion would be to include a pasta pot with cover as part of the kitchen items.
This owner does a great job of maintaining the property. One of the things we appreciated the most outside of the almost unbeatable location, was just how well stocked the house was with the little things like trash bags spices, etc. that make a beach rental so much better than a hotel stay. As noted by the other reviewers, the property is centrally located near all of the bars and shops. Our group really enjoyed the Crabshack, Lost Dog Cafe, the Drop In and the bar at the Tides hotel, which is open to non-guests. Among the highlights of the trip was McKevlin's Surf Shop, which has one of the best selections of beach and surf gear I've ever seen. I also thought that the pricing was very reasonable given the proximity to the beach. Other noteworthy spots include Rita's centrally located on Arctic and the former Coast Guard Station at the Northern end of the island - definitely worth a little exploring.
The group that joined me at the house definitely would return. As indicated by another guest, given the central location, there is some noise from the surrounding bars, so this wouldn't be ideal for a quiet retreat or a family with young children, but this was great for a group of 30 somethings who enjoyed being in the mix of everything. I'd definitely suggest this property to someone who was looking for a fun Folly Beach trip.
Myself and 5 other girls stayed at this Folly Beach home and it served us exactly what we needed! It was clean and had plenty of space for the 6 of us. We loved the fact that we could walk out the door and be within a few steps of the main street in Folly Beach, along with only being a block away from the beach. There are multiple delicious restaurants (highly recommend Taco Boy and the Last Dog Cafe :) and bars within a few steps of the house. We didn't mind it, but just be aware of the loud music played next door at one of the restaurants/clubs....we were all so exhausted each night that none of us had any trouble going to sleep. Another great thing is the house is only about a 15-20 minute drive to downtown Charleston....it truly was the perfect location for the price! Thank you!

Folly Beach was the perfect location for us (two couples, late twenties/early thirties) to get a feel for all that Charleston has to offer in three nights. We didn't want a touristy environment, but wanted to be a quick drive (15 mins) to downtown and still have the things a tourist location provides (beach, escapes, convenience, restaurants, bars, cafes, shops, etc). The house was smack in the center of everything (on center street I believe) and a 3 minute walk to the sand on the beach. It was really an amazing location and felt much more comfortable than being in a hotel or resort. My friends and girlfriend were really surprised and excited when we arrived because of the location. It is next to one of the bars that has live music at night, but we were barely able to hear it inside. It was great to be in a house with everything you need while on vacation. It rained one day and it even had a Wii.

We stayed here for a girls weekend and had a wonderful experience. The house is even better than the pictures and you are walking distance to so many shops, restaurants, and bars. The rooms are nice and everything was very clean. I will stay here again and look forward to planning our next trip.
I stayed here for a girls' weekend getaway. It was perfect! We had plenty of room to hang out and cook and had our own rooms. You get your own alleyway to Center Street and all the happenings which is great and convenient. We had a great time and would definitely stay here again! Previous ratings spoke of the night time noise. Due to the location it is a little louder at night but is perfectly quiet in the morning for sleeping in. If you have little ones that need supreme quiet for sleep at night it may not be the place for you. It was perfect for our adult getaway though! And the owner is very upfront about the night noise.
