Incredible home on the Big Thompson River with everything you need and could think of. Large, five bedroom with six bathrooms, spacious family room with wood fireplace - oversized full kitchen with Jennaire appliances and 10 person dining table. Master bedroom Suite with private entrance and private bathroom with soaking tub and oversized shower.
On the upper level are four bedrooms, the second bedroom has a king bed and private bath with a deck overlooking the river, the third bedroom has a king bed with shared bath, the fourth bedroom includes a queen bed and view of the river, while the fifth bedroom has two sets of bunk beds and private bath. TVs and a Game Cube is also available. Also located on the upper level is a game room with pool table and 'in-floor' miniature golf.
Outside is an awesome deck that follows the back half of the home- with gas grill, oversized hot tub, large table, and a bridge which leads you to a rock for fishing. Hammocks are located in the trees on the property. The Manor will sleep 12-16 comfortably.
The home also has a 100+ year old historical guest house which sleeps six. (rented seperately),

Just about perfect
We loved our time at the Blue Spruce Manor. I would highly recommend it.
Absolutely amazing property & location! Comfy for our group of 8 adults, 2 children, 3 babies!
Even though I had chosen this place after seeing the photos, my mouth still fell open as we drove up to the manor & walked inside! Our party had 8 adults, 2 children (age 6 & 7), & 3 babies (1 & under) in 4 family groups. The bedrooms were spaced & "sound-proofed" well enough that no one was disturbed if one of the babies woke up or had a fussy night. The game room over the 3-car garage was the best room of the house! The huge deck was where I wanted to be the entire time - well until the bear decided to use it!
The very few drawbacks to this house were the few heavy stains on some of the carpets in the bedrooms, problems with a smoke alarm needing a battery, a lot of light bulbs burned out, & an oven that was not working but was fixed on the 3 or 4th day of our stay. The kitchen was short on dish towels, but was well stocked equipment wise. The biggest drawback was the lack of phone service. Our internet connections worked with no problem, but nobody's phone worked without walking outside & all but one had to walk up the road a ways to get a connection. A little worrisome with babies and children in the house for emergency calling. Bath towels, blankets, sheets, pillows, all plentiful & in good shape. Everyone reported comfortable beds! The little & very well stocked grocery store was only 5 minutes down the road. The trip into the park was maybe 4 minutes away. Disappointed we were not able to have a fire outside to sit by in the evenings, but that is out of the control of the property owners. The road was a little busy right across the river & a stretch of yard, but the river was able to drown that noise out & we soon were oblivious to the traffic! Plenty of parking space for the four family cars. Rubbed elbows with the wildlife! Hummingbird nesting above the deck, deer walking through the meadow yards behind the house, chipmunks, songbirds, the aforementioned bear (!), & a first for me: a mountain lion scream one evening close by that put the whole neighborhood into full alert for a while! Fishing was a little difficult for the one family interested as the river was running so fast, but they soon figured out how to handle that. One VERY important issue - with the close proximity of the river, guests MUST be unfailingly vigilant in keeping an eye on the children at all times. We loved our stay - splurged on our sleeping quarters as we are celebrating our 40th wedding anniversary this year - but so worth it!
A great location but I expected a little more... The good and the bad
If I could I would give this home 3 1/2 stars, but I don't have that option.
This house is in a great location. Convenient to the park, town and many of the better restaurants

Even with all this I will a bit disappointed. With a high end rental I expect the little things to be taken care of and in high quality. I would have liked to give the property 5 stars, but I can't.
There was no cell reception at the house (which is fine, but...). They have a land line in the house for guests to use but you can't call long distance or anyone who does not have a local number without a calling card. This was an annoyance. Since there is no or spotty cell service at the house I wish that there was a phone to use to call my family and friends without the hassle of trying to find/buy a calling card.
I don't watch too much television, especially in a beautiful place like Estes Park, but occasionally after a long day I will watch a football game. There is one very small flat panel (probably 27 inches) in the living room that you must sit at a distance from to watch (Based on room configuration). It was hard to see the small TV from this distance. All the rest of the TV's in the house were even smaller and CRT (You know the old black boxy TV's).
Most of the houses I have rented with a fire place come with a starter set of firewood, so that when you arrive you can have your first fire. This house did not, immediately after I arrived I had to go back out and buy wood to have a fire.
The lighting in the living room was poor making it hard to read at night. They could easily put in brighter lights.
The quality of the extra blankets was very poor, they looked like airplane blankets.
The kitchenware was mismatched and below average. The plates were a plastic. The stove was a very small, poor electric stove. The towels were poor quality, rough and scratchy.
All in all this is a beautiful house in a great location. It has great furniture and is big and spacious. However a lot of the small touches such as TV's, blankets, kitchenware, phone, firewood, etc. are non existent or below average. Not what I expect from a high-end rental.
