On one of the most colorful yet peaceful streets in the old town of Panicale, just off the main Piazza and yet blissfully quiet, you can easily access the apartment and within minutes be sipping a glass of local wine in one of the excellent restaurants or bars, which are only minutes from your front door. Similarly you have easy access to the local shops and their traditional produce around you.
Isabella’s View Apartment is newly restored and yet totally original in structure, having been built into the ancient walls of the town. It has the rare benefit of access via an elevator, which makes the apartment suitable for all ages.
This romantically designed two bedroom apartment, with 2 full bathrooms with showers, has everything you need to settle into a perfect vacation in Panicale. Whether you are coming for a few days to explore this delightful medieval town, or plan on staying longer to really immerse yourself in the Italian lifestyle, this apartment has everything you need.
You enter up a small flight of stone steps (or take the elevator) into an atmospheric and high-ceiled hallway with original exposed walls stones. The welcome continues as you move through one of the traditional doorways into the dining room. Go a little further and you enter the open-plan kitchen and living room.
The living room is spacious and enjoys a spectacular view of the lake. It has a comfy sofa, TV, with a door leading outside to the balcony where you can sit in absolute tranquility and enjoy the view with a glass of wine and perhaps a good book.
The custom kitchen is a perfect size and comes equipped with a dishwasher, stove, oven, toaster, microwave, american filter coffee machine, kettle, fridge/freezer and combined washing machine/dryer. It has lots of counter space where you can practice your pasta making skills or just whip up some antipasti made from the fresh ingredients you picked up at the weekly farmers market.
Also off the hallway are the two double bedrooms, the first with chandeliers, wardrobes, large window with traditional shutters and a splendid view of Lake Trasimeno. This room has its own brand new ensuite bathroom complete with glass walk-in shower.
The second double bedroom, with wardrobes and large window with traditional shutters, also comes with a splendid view of Lake Trasimeno.
Another separate full bathroom, with individual shower is located off the main living area.
I love this apartment because of the location, style, view, comfort and price. It is the perfect choice for up to 4 people for either a short or long stay in Panicale.
Panicale is a magnificent Etruscan hilltop town, with a history older than Rome itself. There are excellent restaurants, bars, shops, churches and festivals to keep even the most active traveller busy!
But if you are like us, it will be the views, the wine, the food and the warm, welcoming people, that make Panicale truly magical.

Why Owner/Property Manager chose Panicale
By traveling across Umbria and Tuscany I randomly drove through this lovely medieval town and had a crush on it. So I asked a local what was the name of the town. He told me it was Panicale. I started to visit several properties for sale and found this lovely Etruscan building.
What makes this Townhome unique

I have recently returned home after spending two wonderful weeks in an Italian village called Panicale. Panicale with a population of approximately 500 people is situated on the border of Umbria and Tuscany and nestled high above Lake Trasimeno. This village is the ideal ‘base camp’ for day trips, I managed to visit Assisi, Cortona, Perugia, Montepulciano, and Castiglione del Largo and then have the luxury of returning to the peace and quiet of my apartment. I choose to stay at ‘The Artisan’s House’, a well-equipped and exceptionally comfortable apartment which was ideally situated with a short walk from the old gate and the car park area. The apartment overlooked a small, quite park outside the wall on one side and a lovely courtyard on the other - ideal for catching the prevailing breezes.
Equally, my location was only a short walk to the supermarket, the Piazza where there are three restaurants, several small shops and a tourist office. Aldo’s Bar del Gallo is the ‘International Hub’ in the Piazza here people from all walks of life and nationality gather for morning coffee or evening drinks blending effortlessly in with the locals –the atmosphere optimises the friendlessness of Panicale.
My property manager Katia is the ultimate ambassador for Panicale – she assisted in my choice of apartment to ensure it meet my individual needs – greeted me on arrival, ensured I was settled and returned the following day to introduce me to the village. Katia excels in her role – she effortless blends her professional and personal life – she is a real joy to be with and can but not earn the respect of both the owners of the properties she manages, and those of us that come to stay in her wonderful village. Thank you Katia for taking such good care of me – you radiate warmth and joy - I do plan to return on my next trip to Europe.
The best Way to Enjoy Italy
I have been visiting Italy for years but this was by far the best way to fully enjoy the food, the music and the sights in Tuscany and Umbria. Staying in one centralized location and doing day trips to your favorite sites is really the way to go. Panicle is very special. You will get to know and enjoy the locals very easily and they are very welcoming and helpful. The most generous and helpful is Katia, who makes sure you have everything you will need. She became a friend to me , my sister and my niece and when we needed help she immediately made sure everything was taken care of. We loved the house, the neighbors and the local Cafe owners, Aldo and Danielle who made sure my coffee was perfect every morning!
This is a special place and it will be high on our "to return" list. Mille grazie Katia!
Another Wonderful Stay in Panicale
We are a middle-aged couple that visits Panicale every year for 2 months in late winter-early spring.
We have stayed at the 'Artisan's House' many times, and we love it!
It feels like our home away from home.
Katia and Massimo are not only wonderful hosts, they have become friends. Always ready to help, if need be, and fun to visit with. The apartment is always warm and welcoming upon our arrival each year, and has everything we need to relax, entertain friends, or just sit by the fire with a good book and a glass of local wine.
We love Panicale and the entire Trasimeno area. We recommend having a car, but there is a local bus, too. Panicale has all you could want in a small hill town..and all within easy walking distance. It is a small but well appointed town.
There are bars, restaurants, markets, a bakery, butcher, gift store... important art and really great people!
We can't wait to return to the Artisan's House.. and see our friends, hear the birds and bells, eat fantastic seasonal food...and sip the best Umbrian wines! A presto, Panicale!
A very special village!
We have known Panicale for more than 20 years, and it never disappoints us. Our 1st stay at 'the Artisan's House' was delightfully comfortable and the apartment provided a charming base in the heart of the village. Our 'old friends' at Bar Gallo and Ristorante Masolino supplied excellent Umbrian fare, and the warmest of welcomes. We will be back soon.
You Will Love Panicale!
We love the charming hill town of Panicale -- its people, its wonderful restaurants, its cleanliness, its spectacular views of the valley and Lake Trasimeno, and its proximity to both Umbria and Tuscany. Thanks to an article in "Food and Wine" magazine about chef "mama" at Masolino's Ristorante located in the town square, our interest in Panicale developed. In our search for renting an apartment within the gates of the walled town, we discovered Katia and the love of her hometown. She worked with us with timely communication in finding The Artisian's House for the two of us. She made us feel so welcome upon our arrival and during our stay and was there when needed. Katia is a very special lady as is her family. We left after two weeks with a saddened heart as we loved our time in Panicale and driving to so many hill towns in Tuscany and east into Umbria. We will return in April 2016 with our family to celebrate our 50th wedding anniversary. Katia located a larger apartment for us within the walls and we can't wait to return. Our love of Italy has grown, with this being our 8th trip but the first to Panicale and Umbria. Thanks to Katia for helping to make it so special!
Wonderful week in Panicale, Italy
For one week this year, we lived life the way it was meant to be lived, spending it in a medieval village perched atop a hill in Umbria, Italy. The Artisans House was perfect for day trips as well as just relaxing with a Cappuccino in the local Piazza. The views are amazing, the people are friendly, and the food from the local markets was so fresh and delicious. The sausage from the butcher, made fresh each morning, was like nothing we have ever tasted. Our rental agent made sure everything was perfect for us. The only bad thing about this trip was that it ended too soon. One week is just not enough.
