About the property

House, 6 Bedrooms, 4 Baths, (Sleeps 8-10)

The house (which is available for rental during holiday periods all year) is a grey cedar-shingled 6-bedroom waterfront contemporary that sleeps 8 - 10 people on two acre property abutting 60 acres of wetlands and nature preserve. A local architect designed our home and 2 neighboring homes. Access is by a small private road about 1000 feet off Springs Fireplace Road, making it quiet with no street noise and distant from neighbors and fully screened along property edges with a forest of mature cedars.

Access to kayaking, swimming, clamming on Accabonac Harbor is via a wide mowed path to newly refurbished 400 foot raised wooden walkway leading to a dock with stairs to the shallow harbor (3-5 feet in depth). Excellent summer swimming in water typically much warmer than the ocean and fun for kids. The house comes with a variety of toys to enjoy the harbor (which one renter referred to as our "armada), including a golf cart, 2 Stand Up Paddleboards (SUPs) which also can be used as kayaks, 2 single-person sit-on kayaks, 1 two-person sit-on kayak, a five-person canoe with oars & oarlocks, a three-person canoe, and a several-person dinghy with a 3-HP outboard motor. There is also a half-mile walking path starting from the property and extending around the perimeter of the nature preserve along the wetlands abutting Accabonac Harbor. An osprey nest on top of a tall pole just off the edge of the property in the wetlands is home to a pair of ospreys that return every year from wintering in Brazil and are viewable - eating fish in the mornings or feeding their offspring - from the telescope in the living room.

Waterfront view of Accabonac Harbor is enhanced from large floor-to-ceiling windows in the living room which is on the top floor overlooking the beautiful property, wetlands and nature preserve. Off the living room is an entertainment deck with Barlow Tyrie teak bench, chairs, and a coffee table - perfect for enjoying cocktails or coffee. The large living room has 2 areas - one facing the water (East) with 2 large sofas, coffee table, and additional chairs. The other side has built-in seating by the fireplace with two large skylights (facing West) and 42-inch flat screen TV/DVD for family viewing. A half-bath is on the same level. A 20-foot electrically retractable awning can be extended out from the living room toward the harbor and a second retractable awning extends over the deck off the living room.

There are 6 bedrooms. Four are separated in a bedroom wing on the lower level (below the living-room area) including a master with king bed and separate bathroom. Off the master is a small porch facing the harbor, with sliding doors providing a separate entrance and access to the pool area. A small retractable awning can be extended over the porch. The other 3 bedrooms on that lower level: two have twin beds (with pullout trundle beds underneath) and a third with a queen bed. The three share a large bathroom. The bedroom wing has its own access directly to the pool area.

The other 2 bedrooms are in separate suites, each with its own bathroom off the middle level of the house. One bedroom suite has a king bed and sofa (which opens to a queen pullout) with a table and 42-inch flatscreen TV/DVD. A small private balcony provides beautiful views of the property and water; it has its own retractable awning. A separate half-bath connects to the bedroom. The sixth bedroom is located off the dining room - a former artist's studio, with its own sliding door entrance to a small deck facing the harbor. That bedroom contains a full size bed with a full separate bathroom.

An efficient kitchen features a new Bosch 5-burner cooktop, a stainless steel refrigerator and dishwasher, 2 sinks, with an island for additional counter and storage space. Off the kitchen is the dining room with its own fireplace, 20 ft ceiling and a Danish teak dining table that can seat ten. The dining area has a great view of the harbor through the full windows and large sliding-glass door, giving access to large 300 square-foot deck for outdoor dining. The deck has a new 10'x15' electronically retractable awning that will cover the entire deck including the Barlow Tyrie teak table with its 8 teak chairs. Also there's a new 3-burner stainless steel Weber Genesis gas grill.

There is a heated swimming pool (16' X 32') with outdoor heated shower and nice views of Accabonac Harbor. The decking around the pool was completly replaced in 2011. There are 8 teak lounge chairs surrounding the pool with 4 umbrellas - 2 at either end. At the West end of the pool is a brick patio area with a 14-foot wide electrically retractable awning that can cover the table and chairs during a hot summer day. There are three cabanas, one with a sink, one with a shower and the third with storage and pool equipment.

Behind the swimming pool is a large garden with several raised beds planted with veggies, wildflowers and a host of perennial flowers.

Renters are responsible for Utilities during their stay, which is dependent on the use of air conditioners and the pool heater. A Security & Utility Deposit of $1,500 is required. The deposit is refundable within 30 days of the Check-out date less Utility costs and any damage to the property. The landlord has never charged any tenant for property damage so far. Normally utility costs are in the range of $200-$300 per week, depending on usage.
The landlord takes care of pool maintenance and lawn mowing and includes a weekly house cleaning for rentals of longer than one week.

Owner's Cancellation Policy

  • 50% refund if canceled at least 30 days before arrival date.
  • 100% refund if canceled at least 60 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
