Enjoy a visit to peaceful clean Farlain Lake, next to Awenda, and 20 minutes from Wasaga Beach, Relax in our 4+2 bedroom, 2.5 bath, two-storey chalet located on our quiet cul-de-sac, adjacent to Awenda Park. The cottage is surrounded by lawn and trees and we share a sandy beach/water area across the cul de sac, on spring-fed, Farlain lake. Relax by the water, go fishing, or enjoy a hike on the trails in Awenda Provincial Park. On our property we have two fire pits with fire wood provided, for you to enjoy evenings with family and friends.

Our year-round luxury cottage is wonderfully bright and spacious, with cathedral ceilings, and all the comforts of home: fully equipped kitchen, private outdoor hot tub, warm spring-fed clear swimmable lake + sandy beach across our lane, internet, indoor gas fireplace, gas line BBQ, fire pit, A/C, central vac, elegant new hardwood floors this season, TV, movies, library, espresso maker, hummingbirds, loons, owls, wildlife . Our cottage has 4 upper + 2 lower bedrooms, open-plan great room/kitchen living room, family TV room, games room, 2.5 bathrooms, Ping Pong table, wrap-around deck with view of the lake, kids kayak, play room, board games, etc

We rent to quiet groups, maximum 12+4 and pets ok if they wear boots to not scratch the new hardwood floors and don't cause allergies.

* A recently posted negative review was from a summer group who accidentally rented the wrong property. They posted invented criticisms to force a refund after VRBO clarified they couldn't cancel the day after arrival... **So please be careful to book the cottage you're interested in, to avoid negative experiences all round!

We had an amazing time escaping the city to a cottage that is more home than cottage. The place is peaceful, the cottage well-kept, hardwood floors, quiet cul de sac, sandy beach, clean water, close to town and 24 hour grocery stores, movie theatre, restaurants, etc. What's not to love?

Amazing time I rented this place for my fiancees birthday and it was a great time ! Extremedly nice people and helpful since I had to organize this from +8 hours away :) def. will come back again

STOP! Read all reviews before u book

On arrival at the cottage - the driveway had not been cleared of snow - the house was not cleaned at an acceptable standard - when we went to make up the beds there was evidence of rodent droppings on top of and under the covers so these was not useable (fortunately took all our own bedding) - kitchenware had to be washed before use - even the garbage bin was dirty. Bathrooms were not clean and there were multiple toiletries in the basement and upstairs bathrooms. There was an insufficient supply of specified single ply toilet paper because of the septic tank so we had to purchase that. Fireplace was not working. Lamp light bulbs were not working. There was no internet. We had to clean the place before we could relax and left the cottage in a cleaner state than when we arrived. However, when I requested return of our deposit a week later, we received a nasty email accusing us of flushing alleged items down the septic tank. As I read the multiple negative reviews again it's clear there is a trend here so please take note of these reviews before you consider booking. It's unfortunate really as the cottage is in a lovely surrounding and has potential for having a great time. This owner spoilt our stay through. her lack of respect to provide a clean space for paying guests and by her follow up, intended actions.

Owner's Response: These exaggerated complaints have only happened since you flooded the cottage when one of your large group (we allow 10+ children max.) flushed a ‘womanly item’ down the toilet and blocked the whole sewage system on your final morning. And so you wrote a critical response here to try to bully me into giving a refund. It took us 3 days of repairs, professional plumbers, and over $1000. of flooring damage -and we had to cancel the Christmas renters after you, due to the toilet damage. . Every toilet (as well as the rental agreement) states that “Nothing but toilet paper” is to be flushed down our system. The cottage was spotless and lovely when you arrived, -I checked it after the cleaners had been, and this year we've had no problems with mice or chipmunks in the house, so this is an extremely creative review to get refunded. When we rushed over to clean up your disaster on Christmas, I was cornered by 13 angry men yelling at me for “causing this problem” I was nothing but polite, and Ray -who worked for 3 hours to stop the flooding- was treated terribly -your group yelled at him for ‘ruining their holiday’. Who were the rude ones? We were completely polite and helpful, and did everything we could to repair the damage you caused. The thermostat is under your control and you can set the cottage to whatever temperature you wish, same with the gas fire, which uses a remote control -did you not find it in the drawer? The hot tub was working just fine when you arrived, with crystal blue water -but too many people getting into it flooded it over and caused the water levels to drop below the jets so air got into the pipes and resulted in the hot tub also not working after your visit. We were polite and friendly, and the cottage is always cleaned for every group before their arrival. It certainly wasn’t in the condition it was delivered to you in when you left! On days like this I consider ending the cottage rentals because you damaged things so badly. This kind of thing ruins it for everyone… We try to offer a wonderful opportunity for people to have a vacation in Cottage Country. (Your group also attempted to spam me with every one of you sending in negative reviews which crashed the VRBO review site and it’s taken them 3 days to re-set their system - only 1 review is allowed per booking)! Thank you though, for warning people not to flush anything but toilet paper down the sewage pipes! Good luck with your future rentals.

Great Retreat for the Weekend!

A group (5) of us stayed here and found the cottage to be extremely clean and spacious with plenty of beds. The lake is easily accessible, though it is across a very quiet street, down a mildly slopped hill.

As any property owner, Hilary expects her guests to treat the cottage well- she is welcoming and quick to respond.

The hot tub was fantastic - great weekend overall.

Horrible experience. Nightmare rental. Do do not rent this property!

My husband and I arrived with our 4 kids and were immediately disappointed. The listing and photos for this property are completely misleading and inaccurate. The cottage is listed as lake front, with sandy beach, but is actually far from the water separated by a busy road. There is no access to the water, as the path is unkept and grown over with poison ivy. The "sandy beach" is actually a small swampy, mucky area and not safe or usable by children. There is no swimming with this rental. The cottage itself was no where near what the photos indicated. It is not maintained or safe for children. The screen door popped out and hit my son in face. My four year old daughter almost fell off the interior stairs as there is no bannister. Toilet paper dispenser was torn off, carpets were stained, curtain rods not attached, the deck is old and unsafe for kids. Two of the "bed rooms" are in the basement. One is a bed shoved under the stairs and another is a bed beside the laundry room with a partition. The kitchen island is a piece of unattached plywood on some base cabinets. Very unsanitary and unsafe. We did not stay one night and drove back to Toronto disappointed with crying kids. The owner was very unprofessional. The phone number on the rental agreement was unassigned and I had to track her down through a neighbour. She claimed that she has never had a problem with renters before but this is obviously a lie based on other reviews found here. She acknowledged that high water levels had ruined her swimming area but rather than give a refund, advised us to go to the provincial park or "wait it out". We have attempted a fair resolution to this matter but are now forced to try and settle through legal action. We would hate to see another family go through this. Please avoid renting or dealing with this owner at all costs.

VRBO has already dealt with you and made it clear that my web posting was in no way dishonest or misleading, and it's unfortunate that you mistook my listing for another lakefront one when you booking. Your complaints are completely different from the family I quote here, who arrived right after you the following week: "Great place for families! ★ ★ ★ ★ ★ We stayed here with 3 other couples and 5 small children. It was a great deck for lounging and eating meals. The beach was perfect for children as water was shallow, sandy and shaded in the afternoon. The beach is down a path from the cottage and down a hill so this may be difficult for some to get to. It takes about a minute to get there. The cottage is also close to Awenda park which has great beaches and hiking trails. The cottage owner was kind and attentive to our needs, quick to respond to any questions that came up during the week. She left some condiments in the fridge for us to use. We really enjoyed our stay and the espresso maker was a big hit! Date of arrival July 9, 2016" Everyone is entitled to their opinion, but your complaints about the cottage only came up a few weeks later when you weren't able to get a full refund. You neglected to comment in your review about how I made every effort to give you a reduced rate due to the misunderstanding and for the sake of your poor children, but you chose not to accept my generous offer. Driving in 2 separate cars suggested that your family were having marital problems perhaps, and had actually decided to cancel the holiday for personal reasons? It's the strangest story I've ever come across in all my years of renting. No one in their right mind would choose to drive back to the city with their kids in July, when there's such a heavenly cottage and lake and fresh air and water that you've booked and paid for. There's one in every crowd I guess, and it saddens me that your children were forced to be taken back to the city when they had the opportunity of an amazing country holiday. I wish you well in your lives with your children. Please be careful to read the booking details and book the correct property in future.

Great place for families!

We stayed here with 3 other couples and 5 small children. We found the cottage to be neat and spacious with plenty of room for the kids. We did need to keep a close eye on the kids while on the deck as it was open under the bench seating and they could slip through if unattended. It was a great deck for lounging and eating meals. The beach was perfect for children as water was shallow, sandy and shaded in the afternoon. The beach is down a path from the cottage and down a hill so this may be difficult for some to get to. It takes about a minute to get there. The cottage is also close to Awenda park which has great beaches and hiking trails. Enjoyable Weekend with Friends!

A bunch of us rented this cottage last weekend for a simple weekend getaway. We found it very spacious and beautifully decorated. The pantry is fully stocked and kitchen is fully equipped. That said, we did bring our own kitchen equipment and used only what was necessary in our cooking (i.e. big pot, salt, pepper, and vinegar).

We did notice there were some garbage left over from the previous renter or the cleaner. I notified the owner right away and she responded promptly. Speaking of garbage, it's worthy to note that the Tiny Township dump is only open from 9 AM to 4 PM on Saturdays and is closed on Sundays. This made it difficult for us to get rid of our trash, but we eventually found a dump in Penetanguishene and dropped off our garbage there instead.

We used the hot tub with no difficulty (again, we abide by all rules) and enjoyed it all the same - it's a rare luxury! We cleaned up after ourselves and left the cottage the way we found it. The owner was very prompt in returning our security deposit - we checked out on Sunday afternoon and we got our security deposit back by Monday evening!

Overall, we had a great weekend filled with sleeping in, board games, and definitely lots of bonding moments between all of us. Thank you for having us!
