Fully furnished 2-bdrm/2 bath cottage plus loft, all bills paid. ADORABLE and Pet-Friendly! Monthly price includes: private river access, satellite TV, wifi, and all utilities. Brand new washer/dryer, refrigerator, dishwasher, hot water heater, bathroom vents, and more. Screened-in back porch, large fenced back yard with swing, , fire pit, bird feeders, and multiple seating areas. Garden area and gate lead out to driveway. Garage houses barbeque pit and grilling accessories, life jackets and noodles, tools, tables, ladders, and recycling center/trash.
This charming stone cottage is surrounded by a variety of trees on half an acre with fields on three sides, making it feel very private and rural. Peacocks and miniature donkeys can be heard from across the river, axis deer come and go, and nature is truly magnified in these hills.
The house feels charmed and comfortable, with a master suite, a guest bedroom, and a loft that leads to a cozy sleeping area on one side and an inviting meditation spot on the other. The living room and dining room make up the center of the cottage, with all other rooms connected to it. The screened porch leads to the open greenbelt area or the fenced backyard.
River access is straight down the road about 300 yards and across Hwy 39. This tiny, two-lane neighborhood provides a pedestrian bridge to get you over safely,too! Swimming is divine, a guaranteed glorious experience and always nice and full, even in a drought. There are old wooden diving boards, a swing, benches, lounge chairs, and a barbeque pit, as well as a concrete landing into the water with steps and another with stairs.
The cottage is clean, comfortable, cozy, and somewhat intelligent as far as technology goes. Plenty of surge protectors, extension cords, and charging stations will assist. Storage baskets and pull-out shelves make getting settled and staying organized easy. A cottage brochure with appliance user manuals, wifi password, and helpful notes will keep you in the groove.
There are few neighbors here, so if you enjoy the peace and quiet of the country, this is for you!

About Leslie Comer
When I saw this little dollhouse in 2011, it put a spell on me, and I had to have it! Since then, I have used VRBO to rent it out on a monthly basis, as that is HOA rule. Since August 2016, I've been living here full time tending to maintenance I had been putting off until I sold the other house. That has meant brand new almost everything! At times I've felt like I was rebuilding this house, but I love projects, and I've learned a lot of construction skills, so it has been worth it. I'm ready for a break from projects now so I can climb into my 1998 motorhome and see what kind of adventure I can find in the Texas State Park system!

I grew up going to Camp Arrowhead, and for the past 15 years I've been taking my own kids to Vista Camps and Camp Mystic, both right down the road. I ran across this house on the Internet before taking my daughter to camp in the summer of 2011, made an appointment to see it, and that was it! I love being out here in the peace and quiet of the country but still being close to Kerrville and San Antonio. This is my Heaven, what makes my heart sing!
What makes this Cottage unique
The birds, the deer, the stars, the quiet! Sleeping upstairs in the loft during the winter is special, too. It feels like I am camping out! I can look out at night and see the Rio Vista sign lit up in the hills!!! Besides being surrounded by the beautiful nature that is everywhere here, this little cottage is newly updated with cool pieces of technology tucked in with the shabby chic for a fun twist on going back in time!

Hill Country Haven
Comfy and Cozy are two adjectives that most apply here. Charming and clean cottage in a quiet neighborhood.
Nearly every likely need is provided for. Leslie the owner is very easy to deal with and can be relied upon to stay in contact if needed, and to give space if not.
The Kerrville-Ingram-Hunt area has many pleasant surprises, and is close to the tourist-friendly towns of Fredericksburg, Luckenbach, and Bourne. There are outdoor activities nearby as well, the Lazy Guadalupe River is just down the street, and nearby places to hike or ride horse, bike, motorcycle or car trip through some very picturesque countryside.
And the Cities of San Antonio and Austin are an easy car ride away.
Comfy Cottage by the river
The property was beautiful looked better than pictures, very clean and inviting the owner was always helpful with any questions or concerns .The month was filled with trips to the hill country ,the views were great,walking fishing,watching the birds or just resting in the sun. We did enjoy a trip to the River Walk, in San Antonio,Cave Without A Name, and the L.B.J.Ranch We had a great time here ,lots to do and the weather was great.
I feel very blessed to have shared my little cottage with such wonderful people!!
This property is located halfway between the small towns of Ingram and Hunt, about 20 min. from Kerrville. There are places to visit and things to do all around for everyone! It's so quiet here most of the time, so wonderfully peaceful and country-like.
