Clean and well-equipped, except for not having WiFi.

Rooms were large and well-arranged for vacationers. Kitchen was well stocked w/ dishes, pots, pans, small appliances. Bedrooms had comfortable mattresses, and the Quiet neighborhood made sleeping great.

Clean, well supplied, comfortable. Good access to beach.

I love the bay experience period. One thing that could be improved is the outside on the house. The bushes were terribly over grown around the front porch to interfere with view and the bushes hid the house sign with number. If I had my yard tools I would have corrected that problem. The yard had been mowed recently and we could not keep from tracking the grass in the house. Lots on cut grass on the lawn .

Family of 5

  • 5 of 5

This is our fifth year vacationing in Smith Beach and our first staying at Conched Out. We loved it. It was homey and lived very spaciously. There was plenty of room for us and our three children. We were down there with two other groups in different houses and we all easily fit in the house for dinner. We loved having the huge gas grill to grill out. The owners Steve and Leighann were so wonderful to work with and so flexible. Steve was so helpful to our group when we were planning an outing to one of the Barrier Islands. He gave us advice and was super friendly when we saw him. I just loved the whole experience of staying at Conched Out. Smith Beach is such a special place for our family.

Secluded beach and gentle waves

  • 5 of 5

First, let me say that the owners were phenomenal. They touched base with me periodically to make sure I was aware of when deposits and payments were due. They handled a checking account problem I had with grace and understanding. They let us move our dates to another available week when our plans changed. And, to top it off, they took my son on his first boat ride which to a 4 year old is the ultimate experience of his short life. The beach, home, and area were as described and the owners answered many questions we had quickly and accurately. This private beach is perfect for small children, our 4 and 5 year old had a blast. The waves are very small and there is a large shallow area for playing and swimming which is not shown well in the pictures on the website. Another bonus was that the water was about 10 degrees warmer on the bayside which was not something I had considered. Several times, we were the only people on the beach. I was a bit hesitant to rent a mobile home, we prefer houses, but I would stay here again. It is a nice mobile home and the only complaint I have is that the walls are a bit thin. Our party consisted of two families, one of three people and the other of four. The home was spacious and I believe could hold another person comfortably. There are many activities within an hour or two for day trips. So far, this has been one of the best rentals and vacations we have had, thank you so much for sharing your home and Smith Beach!

Owner's Response: Thanks so much for your review! I don't know that there is much we can do with the thin walls, but hope that we can make every other aspect as pleasant as possible. I'm so glad that we took the opportunity to take everyone on a boat ride to the sandbar. Your son really did seem to enjoy it and Steve loves to show young ones a little about "handling" a boat, especially if they have never experienced it before. We hope that you will consider visiting Smith Beach again someday!

Dune grass, sand, and lots of water!

  • 5 of 5

The house was very spacious and slept 5 of us with lots of empty space left over. My wife and I got the king bed in the giant master suite! The bathroom was huge and there was still a full bath on the other side of the house for everybody else. There's fresh seafood everywhere and the owners were very accommodating and had all of the amenities of home, including a steam pot and a large grill that can easily support dinner for the whole group. I loved waking up in the morning and having a cup of coffee on the front porch with a nice salt water breeze and a view of the bay. Then I'd head down to the water with a private sandy beach. We kayaked around the bay and into the creeks but our favorite spot was the sandbar about 10 minutes out from the beach where you can hang for hours and collect some conch shells.

We were able to reach an array of towns up and down the shore, each offering something different: Chincoteague with its giant beach and great seafood (Steamer's) and ice cream (Island Creamery) - Onancock's historic small town feel with shops and restaurants and transportation to Tangier Island - Cape Charles for a small touristy atmosphere, good coffee (Cape Charles Coffee House), ice cream (Brown Dog), amazing golf and excellent eats with outstanding views (Coach house Tavern, Aqua). Eastville is the closest town to Smith Beach offering breakfast, lunch, and dinner at the Eastville Inn. Our most frequented spots were the Machipongo Trading Post for coffee and breakfast burritos, and Quail Cove for local, organic, fresh produce and organic packaged and dried goods. Virginia Beach was close enough to get our city fix and play in some big waves ocean side. Don't forget to get some sandwiches at Taste Unlimited, or dinner at Tautog's, or Chick's.

We had a great experience! We can't wait to come back!
