husband was excited about going fishing and pond was dry no fishing
private pond was dry, unable to fish, we didn't take out canoe. we left sunday afternoon.
Sorry about the pond. Unfortunately, during summer, if there is little rain, the pond is not full, but it is stocked with bass. However, Richland Chambers Lake is two minutes away and one of the top fishing lakes in Texas.
Roomy, the beds were comfortable, the owners were friendly and welcoming. We will be back!

Nice Property, Not Well Prepared
I was not as impressed with this rental as I thought I would be for the price. The price was as much as a hotel room when split between 3 couples (6 of us stayed here for the weekend). The place says the cleaning fee only covers "light cleaning" and they were not kidding. We found cobwebs in the kitchen cabinets and all over the cabin. The place was out of soap in one of the two bathrooms and there was no refill soap to be found. The cabin did not have extra zip locks, trash bags, paper towels, etc. We ran out of all of these things during our stay and there were no extras anywhere. There was only the one trash bag that was currently in the trash bin, which we filled, but no extras - and the owners require you to put all trash in bags before placing in the outside trash bin. Of all of the VRBO's I have stayed at, this one has the biggest cleaning list requirement upon departure. The pictures were misleading on the condition of a lot of the furniture and rooms, you can tell its been a well-worn rental and not everything has been fixed. We were also most disappointed by the horrible hissing noise the heater made for the entirety of the time it was on, which made it difficult for everyone to sleep. Also, the place said they had firewood and lighters for the wood-burning fireplace and for the fire pit, but there was only one log - and the lighter was out and there were no extras. We will definitely be finding a better prepared rental for our stay at Richland Chambers next year.
Great place but needs some work
The pictures shown must have been when the place was new. It's a nice place to relax but some of the stuff in the pictures are missing. There was no paddleboat only the 2 adult kayaks and 2 children kayaks. There was was no hammocks and no tree swing. The gazebo was in very bad shape with no roof and the chairs are falling apart. The hot tub was nice but there is no roof over it anymore. And be warned if you have a low car the driveway has a big rise from the road if your not careful you will drag. But all that being said I had a great time at this place and I would stay there again

7. Property Manager and Property owners were very nice to deal with
a. Spoke with the property manager about some issues that the Owner contacted us with and we were able to work out a resolution that I felt was fair to all parties involved
b. Everyone was genuinely nice on the phone
1. No toilet paper (had to go buy our own)
2. 2 of the beds were bunks (great for kids not so much for a group of adults)
3. Socks left over from previous renters
4. Extremely hot temperature upon arrival
5. Couches in disrepair
a. Couch beds
i. No bedding
ii. Sunk to the floor when sitting on the edge
iii. Laying on them all you could feel were the braces
iv. Springs to hold the mattress up were worn out and did not support a person
v. Someone else had been smoking on the property before we arrived and had left their butts on the ground which caused the owner to contact us thinking we had done it and was adding an extra cleaning fee on to clean them up
6. Porch light was burned out so we had to unload in the dark
7. There is a 4” drop from the driveway to the street (not owners fault but if you are on a motorcycle you may bottom out as we did)
8. No bathroom in the bunk house while not horrible it was unfortunate to the 2 people that were staying in it.
9. While the house is listed as accommodating 12 people I was told that we were an unusually large group. Usually only 4 – 6 people stay at the house.
