Medieval country house, near Assisi, Umbria
Sleeps 4-6 in 2 large bedrooms. Independent 3 storey country house in medieval convent complex on the outskirts of world renowned Assisi. Totally restored in traditional style with all amenities. Panoramic views, oak beamed ceilings, original bread oven, antique furniture. Good base for touring.
Only 22km (13.7 miles) from Perugia airport 18 mins by car. On the slopes of Monte Subasio, in the commune of the historic pilgrimage centre of Assisi- home of Saint Francis. Approx 5.6 km to centre of Assisi and similar distance to the town of Spello.

The house is an independent house among approx nine/ten other houses lived in by Italian families, some of whom have lived in the hamlet for generations looking after their animals and hens etc and who take great pride in their olive trees and other local produce.

The property consists of the house and roughly an acre of land with roses, shrubs olive, walnut and fruit trees. Swimming pool and large patio area.

Panoramic views can be enjoyed of Santa Maria degli Angeli and across the valley to Perugia and beyond. Within walking distance of a bar, supermarket, bakery greengrocer, bank and pizzeria. A few minutes drive away are many restaurants catering for all requirements.

The house is on two levels with large kitchen, and bathroom and bedroom on lower floor and on top floor living room with double sofa bed, small library area , bathroom and bedroom on top floor.
There is a separate self contained apartment on third level below often used by owners but can sometimes be rented along with main house to sleep a further 2 to 4 people (apply separately for rates and availability of apartment along with main house).Sorry the apartment is not available to rent separately from main house.

The house is on the side of a hill with the front door on street level and steps down side of house to patio level and then a few more steps down to pool area and garden. Please be aware of this if you have any mobility problems.

On the patio there is a barbecue , large sun umbrella ,table and chairs . There are plenty of other chairs, small tables , sun loungers and sun umbrellas etc for use around the pool and other areas of the garden.

Please be aware that the pool is 1.2m to 1.8m deep young children are welcome but strict supervision is required as the pool is not enclosed.
The road is tarmac but single lane and has a couple of sharp turns to get into the hamlet not suitable for a caravan or very long vehicle.

Our guests will have exclusive use to the pool ,patio and garden. The owners (in adjoining self contained part of the house) or gardener need access to the garden and pool each morning before 10. a.m to clean the pool and water the plants.

The house is available to rent in Summer months only.

Oasis in Assisi
We are two retired couples who love travelling and enjoy staying in properties that are slightly off the beaten track, our stay was 2nd July to 11th July 2018. Sue and Frank's house is a very interesting medieval property full of the quirky features that you would expect from a house with so much history, the kitchen has everything you would need to cook a banquet , the upstairs lounge has comfortable furniture and tv for relaxing in the evening and there is an extensive library. We spent very little time indoors as the weather was beautiful the whole time we were there, a middle terrace is complete with swinging seat, table and chairs and BBQ, great for lunch, dinner and early evening drinks. The real 'jewel in the crown' is the beautiful swimming pool on the lower terrace set in a lovely garden , there were plenty of sun chairs available so you could read, sunbathe or just relax. Sue and Frank were very helpful and a font of knowledge on the surrounding area and places of interest to visit, nothing was too much trouble for them - thank you. We had a wonderful time.

Relax in perfect surroundings
We (assorted adults from 30 to 65 years) had a lovely week here just enjoying the sun, the views, swimming and the unspoilt medieval house. We all needed to relax and this was the perfect place to do it. The pool is excellent - the wide steps at the shallow end mean you can get in the water elegantly without causing tidal waves, and once in you can float round on the rubber ring reading your favourite book and enjoying the view and the flowers tended daily by Sue and Frank. The house is easy for modern living but the layout is unaltered since medieval times and you can imagine how people lived in it centuries ago. The village is a very short drive away, where you can shop for all the food you can eat, or get takeaway pizzas, or eat out. You can easily visit Assissi, and lots of other lovely Umbrian towns - but it's quite easy to spend a whole week doing absolutely nothing! Sue and Frank are the perfect hosts, always there when you need to ask something, but never intruding.

A fantastic base for exploring assisi
My husband and I together with our two daughters (11 & 8) and my elderly parents stayed in Sue and Frank's wonderful medieval villa in June 2009. When booking on the web I am always a bit apprehensive, especially having my elderly parents with me last year, however I need not have worried as we received 5 star treatment from Sue and Frank and the accommodation is everything it says it is in the advertisment and more. It is ideally situated for exploring this wonderful region and the villa has been very tastefully decorated whilst still retaining some of the original features you expect in an 18th century villa (if you ask Frank he might show you the original bread oven!). It is spotlessly clean and well equipped with everything you need for your stay. The only problem we had during our stay was trying to get our girls out of the wonderful pool (which Sue cleans daily) long enough to go visiting the churches of Assisi! Even granny and grandad gave up on the sight seeing in the end and lazed by the pool enjoying the spectacular views and Frank joined us and treated us to some local wine. In fact hours later we retired indoors with pizza whilst still exchanging stories, wonderful company and a wonderful evening, thank you both. Sue and Frank are a fantastic source of local information and readily provided us with a long list of things to do in the area. A highlight for us was the cherry festival which was on in the local village when we were there, don't miss it if you arrive in June. We will be back again to finish exploring the 'to do' list as we did not have near enough time to complete all that there is to do in this captivating part of Italy and we will certainly be staying with Frank and Sue.

Superb house with an amazing sight on the valley
During the first two weeks of August 2009, we had a great holiday in beautiful Umbria with a group of 6 adults and one three year old child. When we arrived in Capodacqua and saw this house, we all fell immediately in love. This house has all you need for a relaxing holiday. Frank and Sue, the owners of this magic house, are just adorable, always there if we had questions or needed some information. The house itself is stunning and has all the accomodations you need. And the sight from upon the terrace and garden can only be describeb in one word: stunning! I would recommand this house to anyone who wants to have a truly great holiday in one of Italy's most beautiful regions. I'm sure that we will go back there to have another lovely holiday. No doubt about that.

Wonderful holiday
My wife and I plus our 4 children (aged 4-12) had the most wonderful time. The property was full of local charm, great views and provided a clean, comfortable base for our holiday. It feels like a real home (which it is when not being rented.) The property is as described on the website and the whole family was able to frequently enjoy the lovely swimming pool (with the necessary level of parental supervision given the age of our children.) The owners were so welcoming and kind throughout our stay to ensure we had a good holiday which represented a level of service way beyond that which we could have reasonably expected. Apart from practical help/local advice, they were genuinely positive about the presence of children which helped us relax at the property. The immediate surrounding area was beautiful with good food shopping/supermarket facilities and excellent pizzeria about 1 mile away. The superb attractions of Assisi etc need no further comment. We managed here without a car using local bus services which suited us but a car would probably aid flexibility. We would have no hesitation in recommending this property and its owners to anyone wanting a memorable, lovely holiday in Umbria.
