We were both born and raised in Texas but have had the good fortune to live, work, and vacation in many other parts of the country and even abroad. No place we ever visited tugged at our hearts the way coastal Maine did - and still does. Our plan is eventually to retire here, but until then we want to share this jewel of a home, as well as the beauty and the attractions of the surrounding area, with friends, family, and discriminating guests. FULL DISCLOSURE: This picture of us was taken at a relative's home in West Boothbay Harbor. While our floating dock is quite similar to the one that we are standing on here, the body of water in the background is an open harbor that is quite calm as compared to the tidal river whose powerful currents flow along the edge of our property.

Why Houghton Hutcheson chose Wiscasset
For literally 20 years we conducted a low key search for exactly the right property in coastal Maine. We wanted it to "feel" remote while still offering easy access to basic amenities and to the beautiful towns and many attractions that make this region of Maine unique. We love woods and water and wanted a house with lots of glass and decks offering spectacular views of both. We also love to walk along trails through the woods, and to sit at the water's edge watching the native birds hunt for fish and other prey. In terms of the house itself, we wanted it to be roomy but not huge or rambling, with three bedrooms and at least two full baths (not that common in Maine rental cottages surprisingly). We wanted all of the amenities that a discriminating renter (or we for that matter) would expect - Wi-Fi,, washer/dryer, dishwasher, a comfortable heating system for Fall/Spring stays, etc. This property offered literally everything we were looking for!
What makes this House unique
Very large, heavily wooded and beautifully landscaped lot (the largest on Cushman Point) offers a remarkable sense of isolation and privacy, and yet the house is actually within the town limits of Wiscasset and is only 8 minutes drive from Route 1, which has every type of retail amenity imaginable. Walking trails through the woods lead to the river where a floating dock and hammocks offer a serene setting for resting, reading, or watching the boats and the birds that work the river. The house is set on a hill high above the river with beautiful views from three separate decks. Master bedroom and full bath on the main floor, two additional bedrooms and another full bath on the second floor. Open floor plan on main floor that flows from kitchen to dining room to living/family room and then out onto the main deck. Two of the bedrooms (one up, one down) have queen sized beds and sliding glass doors leading out to small decks overlooking the woods and the river. It's really difficult to say which is the master bedroom - it just depends on whether the master and mistress prefer to be upstairs or down! The third bedroom (upstairs) has two twin beds plus a full sized (double - 54") sofa bed. The landscaping surrounding the house is unique in terms of anything we have seen in Maine, and the property overall reminded us of a scaled down version of one of our favorite places in all the world, the Coastal Maine Botanical Gardens in Boothbay.

69 Cushman Point Road, Wiscasset ME 04578 RENTAL RULES 1. Smoking is NOT allowed inside the house or on the decks or balconies. If you smoke on the grounds or in the area of the dock, please remove and properly dispose of cigarette butts, do not throw them on the ground. 2. No persons other than those in the Guest party as set forth above may stay overnight on the property. 3. PETS are permitted only with prior approval and the Pet Addendum must be completed and included with this agreement. 4. Homeowner has and will maintain liability insurance covering the property and acknowledges that Homeowner owes a “duty of reasonable care and safety” to all Guests who are lawfully on the property. By signing the Short Term Rental Agreement, Guest agrees to be bound by these rules and expressly agrees that Guest, all members of Guest’s party, and any other persons invited on to the premises by Guest during this short-term rental are assuming the risk of any harm arising from their use of the premises unless such harm arises from Homeowner’s negligence or failure to provide “duty of reasonable care and safety.” 5. Homeowner is not responsible for the loss of or damage to personal belongings or valuables of Guest or Guest’s party unless such loss is a direct result of negligence or failure to provide “duty of reasonable care and safety” on the part of Homeowner. 6. Floating Dock Area and Riverfront: The premises include a portion of riverfront along the Back River of the Sheepscot River. There is a wooden walkway leading to a floating wooden deck in the river. With the exercise of proper care, this deck may be used for fishing, birdwatching, sightseeing, or other uses that do not require entering the water. Guest is expressly warned, and by signing the Rental Agreement acknowledges the receipt and sufficiency of said warning, that entering the water from the floating deck or the bank of the river is not safe and is not recommended for any reason. The river is a swift moving tidal river with a deep channel and strong currents. Children should not be left unattended at any time near the waterfront, and the use of personal flotation devices is strongly recommended when on the deck or near the bank of the river. There are two state parks (Reid State Park and Popham Beach State Park) within a short drive of the property with sandy beaches suitable for swimming. 7. Guest agrees to keep the property and all furnishings in good order. Be respectful of the furniture (both indoor and outdoor), furnishings, appliances, and accessories as you would wish for your guests to be if this were your own home. 8. Please place all waste and recyclables in the designated containers, which may be in the basement or outside the basement door. Trash and garbage should be securely sealed in the garbage bags that are provided. Rinse all recyclable containers to remove any food or beverage residue and place them in the container set aside for recyclables. The cleaning crew will remove the waste bags and the recyclables from the property at the conclusion of your stay. 9. Appliances are to be used for their intended purposes only. Please do not overload the clothes washer or dryer. Use only low-suds detergent pods designed for use in front loading washers. 10. Parking: Parking is limited to three (3) vehicle(s). Vehicles are to be parked in the parking area provided at the end of the driveway or on the driveway itself. No campers or recreational vehicles may be used on the property, although the parking of them in the parking area in their closed and stowed condition is permitted. Parking on Cushman Point Road is not permitted. Any illegally parked cars may be towed by the town of Wiscasset; applicable fines/towing fees are the sole responsibility of the vehicle owner. 11. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the rental, daily maid service is not included in the rental rate. We suggest you bring beach towels. Bath towels are provided for bathroom use only and are not to be taken to the waterfront or off of the premises under any circumstances. 12. Fireplace: The fireplace in the living room is not available for guest use. Please do not remove the cover or place any combustible materials in the fireplace. 13. Propane Grill: There is a propane grill on the deck for your use and enjoyment. The caretaker will periodically check the propane level; however, if the propane tank is empty please notify the caretaker using the telephone number that will be given to you for that purpose. Be sure to turn the propane off at the main tank valve when you are finished using the grill. Please use the wire brush provided to clean the grill after use. 14. Television/Internet: There is cable television service to the house, an HD television, and Internet service with Wi-Fi. Please do not alter any settings on the TV remote control, the wireless router, or any other device in the house. The password to connect to the wireless network is 69cushman (case sensitive.) 15. Water and Septic: The house is on a well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine hygiene products should be flushed at any time. If it is found that improper materials have been flushed resulting in a clogging of the septic system, a plumbing fee not to exceed $150 may be assessed.

The property is great. Housekeeping needs some improvement. First floor bedding has holes in it. Towels- should have a note to state there are two sets per person. We did not know the second set was in the washing machine, until I did a load on day 2 of our trip. Paper products- should not need to call or purchase (I purchased paper towel and toilet paper). Enough supply for the stay should be stocked. The oscillating fans are dirty (the blades). Again, these should be cleaned per visitor, especially since they are working the majority of the time. The outdoor cushions and table should be wiped down before the next guests arrives.

We are sorry for some of the housekeeping glitches. There should have been plenty of paper towels and TP available for your use, and the second set of towels should have been transferred to the dryer before the housekeeper left. I will look into those issues. Claudia and I personally cleaned the fans over July 4th, and normally they don't need that more than a couple times a season, but this has been an unusually hot year so your point is well taken that they are getting a lot of use. The housekeeper and the caretaker (who is her father) have been alerted to your concerns and they will be immediately rectified, but we are pleased that you loved the property itself and thank you for your five star rating. Just a short drive (a half hour or less in most cases) from the towns of Boothbay Harbor, Damariscotta, Edgecomb, Wiscasset, Bath, and Brunswick, as well as attractions such as the Coastal Maine Botanical Gardens, Reid State Park, Popham Beach State Park, and Bowdoin College.
