Charming and magical, this property sits on three acres w/ groomed flower gardens, it abuts state forest, a stream runs around it and it sits above the Esopus creek. It is in Woodland valley one of the best spots in the catskills on a dead end rd so there is no thru traffic. It is so private yet only 3 min to the quaint hamlet of Phoenicia. We have a great swing and two out door fire places. Miles and miles of hiking right behind the house. Huge trees surround the property yet there is plenty of sun .The house has three bedrooms with queen size beds all with fabulous views and sounds from the stream. There is a single bed by the wood stove. The great room (living , dinning, kitchen) opens to a large deck with bird feeders that get many guests and has four skylights that bring in the sun and moon light. The kitchen is fully equipped: refrigerator, stove, dishwasher and all the dishes, pot and pans silver ware etc. Two beautiful bath rooms with views of the flower gardens. The tap water is spring fed and fantastic for drinking. Herdman rd is great for walking as are the old rail rd tracks along the river. Lots of art work and books.

About Ralph (chip) Gallagher and Susan Brown Woods
I grew up in Chappaqua NY as did my wife Susie. After college in Iowa I moved to Hawaii for many years before returning to NYC to be with Susie and son Ryder. Preferring the country over the city I looked in the catskills for a country home and Phoenicia was the town I chose but the property was what sold me, it is in a absolutely magical spot.I am a builder and Susie is an artist. We love having NYC close by .
Ralph (chip) Gallagher and Susan Brown Woods purchased this House in 2001
Why Ralph (chip) Gallagher and Susan Brown Woods chose Phoenicia
We bought this property for it's magical setting in the Catskill Mts. It is close to Woodstock and only 2-1/2 hrs to NYC . It is for ever changing through the seasons. The special thing about this property is the dead end rd, the stream, the state forest behind the land and the Esopus river across the road yet only 3 min to town. Skiing is close hiking every where and many talented artists in the area.

Pure Catskills magic!
We visited Susan and Chip's cabin in peak Autumn 2018 and really can’t say enough good things about our stay. The house is very clean, comfortable and beautifully decorated with Susie’s artwork. The wood burning stove kept us toasty warm after our hikes up into the woods behind the property. Our daughters loved fishing on the Esopus Creek which flows just across the street, directly in front of the property. Our dog loved exploring the area and dozing by the fire. Chip and Susie are very warm and genuine hosts and have great recommendations regarding things to do and places to eat. A perfect cabin in the mountains experience! What a gem, we will definitely be back!
Relaxing stay surrounded by nature
The home is tastefully decorated and very comfortable. It’s conveniently located close to Phoenicia but away from the crowd (we visited during the Labor Day weekend). We were surrounded by nature with songs from birds and stream. The hosts are very friendly and accommodating. The stay was a blast. We hope to visit again in the near future.
Thank you for your thoughtful and kind response. Chipper told me that you got to know our resident chipmunk.! Please know that you are welcome here any time- you and your family left the house so clean and many thanks for the Prosecco!!
All the best,
Excellent stay in peaceful home
This home is beautiful, light filled and peaceful. It has everything you need. The owners are so friendly and exceptionally accommodating. 4 adults, 2 kids and one pup stayed here and had plenty of space and a great time. You won’t be disappointed with this place!
Beautiful home and property!
We had a wonderful stay at Susie and Chip's beautiful well-appointed home. Even though the house is only a few minutes from Phoenicia, you really feel like it's away from it all. The location is excellent and near to all the great hikes in the area. Susie and Chip are great hosts- very welcoming and very knowledgable about the area. We truly enjoyed our time spent there and plan on going back in the future!
..Thank you Nicole! You two were absolutely wonderful guests and little Winnie too!
Our experience here was absolutely wonderful! There were 6 adults total, and the space was fine. Everything in the home is well thought out. Susie is an amazing artist and the home certainly reflects that. It is gorgeous, warm and inviting. The energy here is wonderful! The place is stocked with everything you would need. We were very comfy.
The property also has so much to offer. The treepee was fabulous and we did a few yoga sessions up among the trees. There is a swing and two places for bonfires. Chip was wonderful and set up an impressive bonfire for us one night. There was also a bbq which came in handy.
Chip and Susie are lovely people, helpful hosts, and tried to stay out of our hair, but we kept inviting them to hang and they put up with us :)
We also went on a hike directly from the backyard. Spent the day on trails and a bit of bushwhacking. What a glorious nature filled relaxing weekend. Look forward to coming back again and again.
Our new happy place
Our family of 4 (kids ages 3 and 6) stayed for 2 nights in Chip and Susie's beautiful cottage in the woods. What a lovely, relaxing treat! They were such friendly and accommodating hosts, and were so incredibly kind to our children. For city dwellers like us, having a weekend to hike wade in the river, toast marshmallows over a bonfire, collect caterpillars, and swing on their tree swing was just something out of a dream. Being a rustic place, there was a small time period when the electricity went out, so Susie took it upon herself to bring over buckwheat and bananas to make a lovely pancake breakfast on the gas stove. We were even able to cut some rainbow chard and kale from their garden to use in our dinner one night! We found the home to be clean and comfortable, and the property gorgeously landscaped. Our kids can't stop talking about their perfect wilderness weekend, and we hope to be back again and again.....
