LOCATION LOCATION LOCATION!!!!! This charming, beautifully decorated, immaculate, approximately 1,500 sq. ft., two bedroom home is LOCATED!! in the Heart of the Los Feliz Village, a fifteen minute drive west of downtown. Outside our front door is one of the best 'walking' villages in Los Angeles, literally three minutes away from renowned restaurants, two movie theaters, cool boutiques, the post office, coffee shops, bars, dry cleaners, an Enterprise car rental location, live theater, three separate grocery stores, including an awesome natural food market, bi-weekly farmer's markets, and the list goes on! The restaurants range from Thai, Italian, French, Mexican, American, Middle Eastern, Indian, Chinese, Japanese, Vegetarian, Vegan, seriously, you name it.

There are also 24 hour resturants in the neighborhood.

Built in 1922, this two story charming quadraplex is three generation family owned and occupied, pet free, newly renovated, with solid oak hardwood floors, new all cotton linens for the queen and king size beds, two 40'+ flat screen TV's, DVRs, DVD players in the living room and the master, WIFI, computer and printer, gas log fireplace, central air and heat, a fully equipped kitchen with dishwasher, microwave, coffee maker, toaster, blender, washer/dryer, ironing board and iron in the laundry room. While the original home was built in 1922, it has all new electrical from plug to pole, all new copper plumbing, smoke detectors and CO2 detectors, a new roof in 2011 and has been earthquake retrofit.

The enclosed outdoor area with a view of Griffith Observatory, has two lounging areas including an 8 place table on the bougainvillea and jasmine covered sun deck, a small gas grill, hammocks and sofa under the grape arbor, a play area for children under an ancient fruit-bearing fig tree... And yes, if the figs and grapes are ripe, help yourself. The back area is shared with the other units.

After having lived in many nice areas of Los Angeles, we discovered Los Feliz in 2000 fell madly in love, and decided to settle down. We bought this home because of the prime location, and because it was our favorite building on the street. We love living under the magnificent 4,000 acre Griffith Park with its two 18 hole and one 9 hole golf courses, being within minutes from the many culturally diverse restaurants, numerous freeways, the subway and thus ALL of greater Los Angeles. We love walking in the quiet, surrounding neighborhoods where the filmmakers from the '20's built their homes and studios, the air fragrant with orange blossoms and jasmine. Just down the street are Walt Disney's first offices and Charlie Chaplin's theater, still operating as The Vista. Barnsdall Park, with its Frank Lloyd Wright home is a ten minute walk south and on Wednesday's we picnic on the hill after picking up quesadillas and fresh avocados at the Farmer's Market in the parking lot below. Weekly, we walk 'the stairs' that wind through homes in the hills north of us, up to Griffith Observatory. Some evenings we walk down the block to Skylight Books to hear an author read from their newly published book, or catch the latest movie at the Los Feliz 3. This is truly a dream neighborhood to live in, whether it's for ten years or ten days.

Some members of our household speak fluent Mandarin Chinese, Castilian Spanish, and central Texan, should you need translators.

One reason we love this location is that we can leave our car parked and walk to so many activities. We leave for the movies 5 minutes before the movie starts and don't miss the previews or credits. We can walk to 10 or 15 restaurants within as little as 2 minutes of home in a well lighted friendly neighborhood. It is not unusual to have filming activity and celebrity sightings in the neighborhood.

We loved the charming details of the property, the many windows, the coved ceilings, the crown molding, the ancient fig tree and grape vine in the backyard, the HISTORY of the place and the area. And the ability to all live as a family under one roof, to raise a family in a beautiful home and a friendly neighborhood.

Well appointed and cool. Loads of magazines. Bru coffee is just down the road and excellent for coming to consciousness in the morning.

great condo and cool location

This is a great condo and we had a wonderful time staying there. The place is very neat, clean, spacious and comfortable. It really felt like home staying there. Our kids loved it: they played with numerous toys that were provided and had plenty of space to play. Also, there was an enclosed outdoor area in the back where the kids could play. The beds were extremely comfortable and all of us slept very well. After a day of exploring the city, it was really nice to come back to the condo and relax. The location is awesome: lots of stores and restaurants within a very short walking distance. Also, Griffith Park, which had many activities for the kids including: pony rides, train museum, carousel, train rides, public pool, hiking, zoo, planetarium etc., is less then a 10 minute drive. The owners Gary and Jill were terrific. They helped us get acclimated to the area by providing suggestions of things to do with the kids, tips about traveling around and the neighborhood. Also, they allowed us the use a beach umbrella and other items. The dedicated off-street parking space was really a bonus. I definitely will plan to stay at this place when I return to L.A.

All We'd Hoped For and More

This is a wonderful place. It's VERY clean, VERY comfortable, and has pretty much anything you might need for a stay of any length. Some observations, in no particular order of importance: truly comfortable beds; great-smelling, white-as-snow sheets and towels; access to plenty of things that you might need more of like tp, detergent, soap, towels; off-street parking; privacy. Lots of small touches like great magazines, luggage racks, flowers. The house is located on a very busy street but most noise doesn't reach the bedrooms which are located in the middle and back of the apt.

You can tell that Gary and Jill truly care about this house, on the inside and out. They were perfect hosts. Always there if we needed anything. We will definitely be back and can't recommend the place highly enough!

Absolutely perfect place for us!

We could not have been happier with the place during our visit. My wife and I are in our 50's and we had our eldest daughter, an attorney, staying with us. My daughter in particular was absolutely enamored with the place, the building, the grounds and Los Feliz. By way of comparison she lives in Brooklyn. We were attending a family reunion in LA and I wanted a place for us to not only sleep, but to be able to walk in the area and really feel at home. This place actually exceeded those expectations. Gary and Jill were wonderful to talk to and generous to a fault with their place. To summarize, the apartment is in a quadplex and so is one of 4 apartments in the building, all owned by Gary and Jill. They live in one of the other 4 apartments. So it is a perfect blend of homeyness and yet privacy. You walk in the door on the left when you arrive as you face the front. The furnishings are very warm and the apartment is quite spacious. You walk in immediately into a family room. The chair and sofa are super comfy with a very nice TV. The internet worked quite well. My wife also did some ironing there one day. After that you walk into the spacious dining area. Then beyond that is the kitchen. It is a full kitchen and it is well furnished. We used it more and more as our 10 day stay proceeded. Next to that is the laundry room with a washer and dryer that worked quite nicely. We used that more and more as well! Behind that were the two rooms. My eldest stayed in the room with a queen sized bed, with the room fully furnished. My wife and I shared the master with the king sized bed. How well did we sleep? We had all been having sleep issues before we came ... but this was the best we have all slept in months! It was super quite and the AC was comfy. We shared a bathroom. An extra feature that we learned to really love, was the backyard area. We were able to park in the gated backyard which was nice. But the lady's went nuts over the fig tree and and lovely grape arbor. Strolling thru that and pausing to look at the fruit and even eat some became a part of our morning ritual even if we were running late! When we left in the mornings, we inevitably walked over to either the Alcove or the Twenty40 for outstanding coffee and an excellent breakfast. In the evenings before bed we strolled thru the area and once stopped in the Jeni's for ice cream. Thanks Gary and Jill for an outstanding stay and I hope to see you again!

A 10 minute walk will take you to the subway system which connects you within minutes to Grauman's Chinese Theater in Hollywood, The Kodak, Pantages, El Capitan Theaters, Hollywood Star Tours, Downtown LA, Universal City Walk, Union Station, Olvera Street, MOCA Museum, Chinatown, Little Tokyo, Disney Concert Hall, LA Music Center, The Staples Center, LA Live, Long Beach Aquarium, Old Town Pasadena, and more. The Metro bus system is at the end of our block taking you west to Santa Monica Beach and Pier or east to over 300 shops at Glendale Galleria/Americana Mall.

It is also about a 20 minute walk to Silver Lake/Sunset Junction, with more cool shops and awesome restaurants and weekly Farmer's Markets.

The Griffith Park south entrance with it's two 18 and one 9 hole public golf courses, tennis courts, as well as the Observatory are a short hike north. A ten minute drive will take you to the east Griffith Park entrance where you will find a public pool, more tennis courts, two 18 hole public golf courses, playgrounds, the carousel, LA Zoo, pony rides, train rides, Train Town, hiking trails, the Autry Museum.

Many spas are within walking distance (By that we mean ~ Across the street), as are yoga studios, massage, nail and hair salons. Truly, anything you want is within easy reach.
