This lovely, remodeled upper unit is only 116 steps from the sand on the Balboa Peninsula featuring 2 spacious bedrooms, 2 full baths and all the conveniences of home. Enjoy beautiful views and ocean breezes from your 2nd floor outdoor balcony/deck complete with patio furniture and gas BBQ.

The master bedroom is very spacious featuring a California King-sized bed, plenty of room to store your clothes in the dresser draws and closet, a flat-screen TV, and your own master bath. The guest bedroom has 4 twin beds, closet, dresser draws, and its own bathroom as well. All linens, towels, and beach towels are provided for you. There is a washer and dryer in the upstairs unit as well. The entire home is equipped with wireless internet for you stay connected to the outside world as needed (remember not too much - you are on vacation!), flat-screen TV's and DVD's.

Once settled and relaxed you will find that you are now local to some of the best activities around. Great parks, world class surfing, boogie boarding, sailing, power boat rentals, deep sea fishing, Catalina Island cruises, whale watching tours, parasailing, fun zone rides and arcade, and the World Famous 'Wedge' where some of the biggest body surfing waves in the world can be found. If the kids want to learn to surf you may want to consider one of the local surf camps or rent a bike for a leisurely ride along the Peninsula boardwalk. Sightsee and play during the day, then come home, pour yourself a glass of wine and relax on your private rooftop balcony to savor that spectacular ocean sunset.

Minutes from World Class Golf, Fashion Island Restaurants and Shops, 15 minutes from John Wayne airport or 60 minutes to LAX. Other nearby attractions include: Disneyland, California Adventure, Sea World, San Diego Zoo, Hollywood, Universal Studios, Knott’s Berry Farm, Long Beach Aquarium, Queen Mary, and more. Plan to stay here for a while; there is lots’ to see. Bring your sunscreen, swim suit, sweat shirt, and sandals. Smiles will be permanent every day you stay!

This Is The Place!

Loved it! Whether its just you and your honey or the whole family, you need look no further. Just a few steps from the beach. Can see and hear the ocean from the front porch. Well appointed on the inside; great amenities; bikes and beach "stuff" right there at the house. Very simply the best value out there. I can take no credit as my wife found it. But, we'll not wast any more time looking for another place when we return. This is it.

Close to beach, flexible owner

We enjoyed our stay at this Balboa Beach house.

Pros:

Proximity to the beach-just steps away! We appreciated all the beach gear available: chairs, umbrella, sand toys, boogie boards, etc.

Incredibly flexible owner who generously adjusted check-in/check-out times for us.

The size of the unit was comfortable for our family of 5 and the sleeping accommodations were terrific. The kitchen is large and reasonably stocked, too.

Deck with ocean breezes-we enjoyed lunches and dinners here, but the deck is not private as the neighbor's walkway is right alongside.

Cons:

For us, the location was a little far from the action of the town of Newport and Balboa Island. For our family with young children, it was too far to reasonable walk to the pier areas and the bikes provided were too big for our kids.

Parking is difficult. We had a huge rental car (Ford Expedition), so parking in the garage was not an option. Parking along the streets is a hot commodity.

Privacy-this location is crowded and busy and we were repeatedly awakened on Saturday night by extremely loud neighbors who partied late into the night. This is certainly not the owner's responsibility, just something of which to be aware when booking this unit.

Owner's Response: Thank you for the kind words. We try to be flexible, if possible, in accommodating our guests' schedules and we believe this is a beautiful unit. Our unit is .6 miles from the Boardwalk and 1.25 miles from the pier. That's a positive for some folks, particularly those with kids--our beach is less crowded, cleaner and not as wide, so the ocean is closer. Others might prefer to stay closer to the action, noise, bars and crowds at the Pier. We live near this unit so we prefer having the Pier within an easy bike ride or walk, but as the reviewer noted, others may prefer being closer to the action. The reviewer is correct regarding being at the Beach in August. That is prime season in Newport: more crowds, less parking, more parties...that's true for the entire Peninsula. Any unit you book has that issue. We think it's even more crowded nearer the Pier but that's a personal choice. Thanks again for your review. We're glad you enjoyed our unit. George

Charming, clean and family friendly

We loved our stay. We had great communication from the owners, they let us know as soon as the unit was clean and available. The decor is shabby chic and super cute. The kitchen is fully stocked and has plenty of seating. It is a great set up for kids to have their own bed and bathroom. We loved the cool ocean breeze that came in from the patio door. Great access to the beach and an amazing garage parking spot. We could fit our Yukon easily. Can't say enough good things!

Ideal location, fully stocked, lots of natural light, good size 2br/2ba

George and Roann's place is exactly as described. Location could not be better for beach access in Newport. Very easy to get out of Newport from this place, just up Superior Ave. and minimize the highway 55 congestion. Great layout, well utilized space, not small for a 2br/2ba, LOTS of natural light in all rooms, very homey feeling, quiet at night, but we were here the week before July 4th. There are about 5 bikes and 3 beach chairs, 5 beach towels. You can bike or walk everywhere you need to go in Newport. I brought a few favorite pans and my knives from home expecting minimal kitchen supplies, but good knife set, and pans. Other than no foil, plastic wrap, baggies and minimal tubberware, there is everything you need at this place. SERIOUSLY WATCH THE PARKING SIGNS FOR STREET CLEANING DAY. Had a friend still get a ticket $57! I wouldn't hesitate to stay here again or recommend to a friend. Maryann
