Our attractive Vacation Home combines a personal style with excellent service whether you are visiting Florida to tour the theme parks, or to relax and soak up the Florida sun and take a break from the winter blues.
Our home is an easy 15 minute drive to the entrance of Walt Disney World Resort and the Disney Theme Parks. It is also close to the other major Orlando area attractions such as Universal Studios, Sea World, Aquatica, Busch Gardens, Gatorland, and Orlando's International Drive.
Our property has 5 Bedrooms, 3 full bathrooms, an all season Private Pool with optional pool heating, Free High speed Internet and WiFi, Free Netflix, free US and Canada phone calls, Games Room with a large pool table and a darts board, Covered Lanai, and much more.
Our family vacation home is a one level living property situated in the gated and very private conservation community of “Grand Reserve”. It is a great place to unwind and relax after a long day out; a peaceful oasis away from the hustle and bustle of touring the theme parks. We are not overlooked by other properties and the plot boasts tranquil views of the conservation area, where you will appreciate the abundant wildlife.
The home interior is a spacious open plan design with a formal lounge and dining room, a family room and fully equipped open plan kitchen. The breakfast nook is also open to the kitchen and living areas and has a Computer station with a fast PC, and a Laser Printer / Scanner / Copier. The TV in the main living area is provided with Netflix and is also equipped with a DVD Player and Sony sound system.
The master bedroom leads off of the lounge and dining room, it offers a king sized bed and attractive wood furnishings. The master bedroom also has a spacious en suite bathroom. Additionally, there are four other bedrooms; two of which have queen sized beds (one of these can be used as a second master bedroom), the remaining two bedrooms each have two twin beds.
We are only a short distance from area golf courses such as: Champions Gate International Golf Resort, and Highlands Reserve Golf Club. Junction 58 of the I-4 is only 5 minutes drive from the house, giving fast access to the major Florida destinations such as, Orlando, Tampa Bay, Daytona Beach, Cocoa Beach, Clearwater Beach, Kennedy Space Center, and Sky Diving at Zephyr Hills and Lake Wales. We are also just a few minutes away from a wide selection of eateries and restaurants that cater for all.
Posner Park open air mall is within 10 minutes drive which includes an IMAX Cinema, Super Target, JC Penny, Ross Dress for Less, Dick’s Sporting Goods, Best Buy, Staples, Michael’s, PetsMart and Books-A-Million. Restaurants include CiCi’s Pizza [try out their all-you-can-eat offer], Taco Maker, Zen Asian Grill, and D’oro Palazzo Italian Cuisine, and an Ale House.
Q. What is the address of the home?
A. For security reasons we do not give out the exact address of our home until your reservation is confirmed. Once we receive your balance or full payment we will provide you with driving directions, a small map to find the home, management contact information, villa phone number, lock and alarm codes etc, for your stay. When you stay in our property you will be living along side permanent residents for a while rather than being next to other holiday makers therefore please be kind to the neighbours.
Q. Will you accept pets or service animals?
A. Due to some of our guests being allergic to animals, pet fur or pet dander, we do not currently accept pets or service animals in our home. We must keep the welfare of all our guests in mind.
Q. Will we need pool heat?
A. During the hot summer months most people do not need pool heat. During the winter months you will most likely need the pool to be heated and the pool blanket to be used. During the months of fall / autumn and spring most people will require pool heat. Using the pool blanket at night and during the day when the pool is not in use will keep the pool heat in and make the pool comfortable for swimming.
Q. Is the villa wheel chair accessible?
A. The villa is all on one level and as required by Florida State all doors are extra wide. However there is a small step over the front door, and one through the patio doors to the pool, which will most likely require some assistance to negotiate.
Q. When is the earliest time I can check-in?
A. Normal check-in is 4:00PM. Prior to this our home is usually being cleaned, early check-in is generally therefore not possible without a partial day rate charge. You will not be able to drop off your luggage early or hang out at the villa while the cleaner prepares the villa for your stay. Our cleaners have strict instructions not to allow guest access to our home while they are cleaning it. If we do agree to an early check-in that is 12 noon or earlier then you will incur a half day charge. A check-in prior to 9 am will incur a full day charge.
Q. When do I have to check-out?
A. Check-out is by 10:00AM. This allows enough time for proper cleaning before our next guest arrives.
Q. What do I do if I have a problem while I’m there?
A. Please call our property manager immediately. You will have their contact information in your Final Confirmation documentation. If there is a problem they must be notified BEFORE you do anything else.
Q. What is Accidental Damage Protection coverage?
A. Accidents happen and we realize this. We charge a fee for insurance to cover costs related to accidental damages. This protects you for up to $3,000 in accidental damages. For example: if you drop a glass on a ceramic tile floor and it cracks the tile then the cost to repair it could easily be $150 or more – you’re covered. If you break a window blind costing $100 – you’re covered. We don’t like having to withhold security deposit monies from guests and prefer you to take the insurance instead as it will cover most damages.
PLEASE NOTE: The coverage is for "Accidental" damages and therefore does not take the place of the security deposit or eliminate it completely. For example this coverage will not not cover abuse or intentional damages and such damage claims could be rejected by the insurance company in exactly the same way as your own home insurance would do for these causes of damage.
Q. Do you have a minimum night requirement?
A. Yes. For normal periods (low and mid-season) we require 3 nights equivalent stay. For Peak Periods, such as Christmas, New Year, Spring Break, Easter and the height of Summer we usually require 7 nights equivalent stay. The exception to the 7 night rule is that if we have dates booked that leave a short gap then we will gladly fill the gap between the 2 longer bookings.
Q. Will we need to clean the villa?
A. Our home is a self-catering villa. It takes 4-6 hours for the cleaner that we employ to properly prepare our home for the next guests. It is essential that the cleaning service has enough time to prepare the house otherwise the next guests will not be able to check-in. It is very important that you leave our home on time. We do not expect you to completely clean our home, but please leave it neat and tidy!
Q. Do you allow events / parties to be held at the house?
A. Unfortunately under no circumstances do we allow events at the house that may attract more people to the house than the maximum occupancy allows. We do however allow family and friends as visitors from other rental properties for socialising so long as there is no nuisance caused to the neighbours. We DO NOT allow a group of youths to party without adult supervision under any circumstances and our property manager will take appropriate action if there is a violation of this rule!
