Lovely one level tastefully furnished home with 2 bedrooms, new king size bed in master bedroom, one queen and one twin in second bedroom and sleep sofa opens to king size bed to accommodate seven. Open living/dining with fireplace, all your needs in the kitchen, with ss and granite, beautiful custom built cherry cabinets. Original owner was finish carpenter and it shows in the details; on the custom doors, crown molding and built-ins throughout. Large finished basement with 50" flatscreen, two couches and one opens to a bed with second bathroom and second fireplace and laundry room with new high efficiency washing machine and dryer. Central AC, Weber grill, large outdoor shower and right off Rt. 28 with close proximity to Mashpee. Great view of Waquoit Bay, view the sailboat races, or take your kayak and you will have over 1,000 acres to discover in Waquoit Bay, known for the best kayaking. Boater's delight and close to public landing at Waquoit Bay if you have a boat you would like to take with you! Parking at lot or plenty of space at house for your trailer.
Great location with easy access to Rt. 28, equidistant to Mashpee Commons and Falmouth Center, wonderful location to view the harbor activity in Waquoit Bay.
Our whole experience of staying at this property was excellent. Carol was very helpful throughout. We found the property easily and were immediately surprised by the size of the home, it was much bigger than we expected and had a nice homely feel. The master bedroom in particular was beautiful with character shutters at the windows and it was decorated in a lovely style. We spent most of our time sitting outside and did use the fire pit and gas grill which were excellent. We also used the outside shower which was a real novelty and the kids loved it. The location was great with easy access to Falmouth and wonderful beaches. We really enjoyed our stay and would return if we were ever in the area. Thank Carol :)
My extended family (husband, two tween/teen kids, my parents) spent 5 days here at the end of July. I was very concerned about the layout of the house given that my father has limitations in getting about due to some recent surgeries. Carol was so responsive to my MANY questions about this and also about the location in general as we wanted to rent kayaks for several days while we were there. I can't say enough about her communication. Here are a few of the highlights of our stay:
-- The house sits right off Rt. 28 so it is convenient to get around to surrounding towns, etc. That said, it literally backs up to the road so you can see and hear the traffic (more so from the second bedroom than the master). If this bothers you, you might want to bring a white noise machine.
-- Right across the street there is a wooded pathway down to the bay where we put our kayaks in each day. This was doable if a little mucky, but it was so nice to be able to take them out right from the house. We used Ride Away Kayak for the rental/delivery. They were great.
-- Love the outdoor shower, it's such a novelty. And AC!
-- All lines included for the actual beds, plus towels, etc. So many places don't provide this or charge extra.
-- Kitchen was well equipped, even has a Kuerig! The oven is quite tiny, but we weren't planning big meals. Soooo nice to have a dishwasher.
-- My teen son really enjoyed having the basement to himself. A word of caution about the basement railing - it is ship rope and not an actual hand rail. Small children or someone like my parents would not safely be able to get down there. But my son loved it! There is a washer and dryer and full bath there. If you don't need the extra bathroom or use of the washer/dryer, your could make use of the whole main level with no other stairs other than the porch and the sun room stairs.
-- The driveway can be tight for two cars but there is additional parking further down the driveway and the drive goes right up to the house with only a couple steps to navigate into the house.
-- The grill and outdoor fire pit were great!
-- We had several nice meals out at Shuckers in Falmouth and Bobby Byrne's in Mashpee. Carol recommended both and they were great.
-- Polar Cave Ice in and Mashpee is a great little place and Honeydew Donuts is far better than Dunkin Donuts.
-- South Cape Beach was a great outing. My dad was able to go along and use the beach accessible wheel chair they had.
We thoroughly enjoyed our stay!!
I'm sorry it took me so long to write a review, but I am looking to book this house again this summer as well. It was great location as it was a quick drive to Mashpee Commons and beaches. I loved the view and took my son to Waquoit Bay to fish. I enjoyed morning coffee while watching the sailboats. The house had everything we needed and more with plenty of linens, comfortable beds, equipped kitchen and really enjoyed our stay. The owner, Carol was very responsive during booking and answered all our questions. She also left us a lovely care package upon our arrival, directions to places, menus for restaurants, ferry schedules and loads of information.

Convenience living!! We found the right to the door parking so helpful &no stairs,even better!!along with the use of washer and dryer( included )also very handy!We loved the grill!!!PERFECT GETAWAY!!! Planning on coming back for sure!
A beautiful and lovingly maintained home. The view of the bay is spectacular and is a perfect spot to enjoy your morning coffee or sneak a few minutes in reading a book. The living room has a sweet little nook off the side that features pretty flower murals and is filled with good books for your choosing. A wonderful vacation home, and location, for you and your family!
My husband and I recently returned from a vacation at this property on Waquoit Bay. Waquoit Bay is one of our favorite places to visit and our stay was delightful! The location is exactly as it is described and Carol was extremely helpful with arrangements for our kayaks. In fact, Carol was responsive and helpful throughout the rental process. We arrived a little later than we intended on Sunday and were greeted with ice in the freezer, a large bottle of spring water, and a chilled bottle of wine. What a nice touch! Carol also checked in with us via email during our stay-- another nice detail. The house is clean and charming with great character, the bed in the master bedroom was exceptionally comfortable and we really enjoyed the outdoor shower. The kitchen is modern and easy to work in. There is a TV in each of the bedrooms as well as the living room, which would be a nice feature for families. After a day on the water, it was pleasant to cook out and enjoy the view of the bay with a glass of wine or to frequent the many nearby restaurants. Carol has a list of restaurants for guests. We would definitely recommend this property!
Kayaker's paradise as Waquoit Bay is over 1000 acres, best golfing in Falmouth, close to shops at Mashpee Commons, Roche Bros. or Stop & Shop for groceries, an 11 mile bike path in Falmouth with parking at various locations along the path. Across from Waquoit Bay National Estuarine Research Reserve with year round events and hiking trails. Great if you have your own boat as public boat ramp around corner from house, trailer your boat and drop in at public ramp. Plenty of space on property to park trailer. Would consider winter rental monthly.
