About Guillermo Rotter
We decided a long time ago to live in Cancun (actually 25 years) so we can experience the sunrise, enjoying the view of one of he best Ocean views in The World full of Turquoise (like 8 different blue tones in the water), and because we like simple pleasures like walking, swimming or snorkeling in a very friendly water just 15 steps from our deck...
Guillermo Rotter purchased this House in 2002
Why Guillermo Rotter chose Zona Hotelera
We bought this property in 2002 and we now are moving to a bigger house because family is growing, but we don't want to sell or rent full time our beach paradise, so we decided to rent by the week and see what happen? so you will be experiencing the same we have for the past 10 years and we get to keep some weeks during the year... its location is great for any activity you can involved in...
What makes this House unique
Our house is close to everything and the best news is that it is not condominium or anything you need to share your space. It is a standing alone right on the beach house where you can enjoy privacy when you need it or an open house is you want to! You have magnificent Ocean views of Isla Mujeres, Punta Cancun and Puerto Juarez on the ocean front and on the other side you have a great golf course view and a very secluded street close to the 'ciclopista' hiking or biking track 22 kms long on the Cancun Hotel zone. Very secure and both the street and The Beach are very 'kid's friendly'. Cancun and its surrounding areas are full of activities that you can enjoy real close. it is not only the beauty of the beaches, also you can swim in a Cenote (underground river), or even drive to the pyramids Tulum (one hour away) or Chichen Itza (almost three hours) but totally worth it. It is called One of the 7 Modern Wonders of the World

Wonderful family vacation!
This family of 5 had a fantastic vacation in this wonderful home. Great location and the house was truly what we were looking for away from the big resorts. My Daughter particularly loved her princess bedroom! Accommodations were great and more than what we expected. Adventure Bay, where we made all our activity arrangements was only a 5 minute walk along the shore. Guillermo managed the round trip transportation from the airport and meet us at the house on our arrival for nice welcome and answered all our questions. I highly recommend this house for a nice relaxing family vacation. It was perfect!
The location of this property is outstanding! I would absolutely stay here again .
This property is an incredible value. My family of five had more space than we needed. The air-conditioning systems were cold and worked perfectly. The beds were very comfortable. Great kitchen for cooking with my family. It was priceless to have our own swimming pool right next to the beach. The local people are very friendly as they share the beach as well. The property owner was easy to contact, he greeted us at the house upon arrival, checked in for cleaning services, and stopped by to say goodbye on our departure. I would absolutely recommend staying here. Thank you, Wesley Wahl
Best Family Vacation To Date!
With a family of 5 with 3 younger kids this location was perfect! The home feels very private from the rest of the dense tourist population that surrounds. The location was right in the middle of everything and we traveled by bus exclusively at approximately $3 each way for all of us. The owner was great, organized our travel from the airport, and met us on our arrival and departure. We will be going back!
Mixed Feelings About My Stay
I was instantly attracted to this property after viewing the pictures online. Most specifically, I found the pictures of the outdoor space to be very inviting. I was really looking forward to our trip.
As soon as we entered the property, it was very apparent the pictures I had viewed were a bit dated. A quick look through the house revealed broken tubs, plumbing not operable, cabinets held together with duct tape, mold and mildew in bathrooms and kitchen, faucets that didn't work well, and several other problems.
Despite the problems with the interior of the house, we tried to make the most of our vacation. We arrived on the Saturday of a holiday weekend. When we went to the beach, we found that the locals were not very welcoming of us tourists and our neighboring vacationers. At the beginning of each morning, when the beach was empty, my family would go out for snorkeling and kayaking, but it was hard to enjoy the beach with the magnitude of trash/litter that was being left on the beach each day. I can't understand why locals would not protect and care for such a great natural resource.
I found Guillermo to be very quick to communicate before, during, and after our stay. When I discussed my concerns with the house not being as described/pictured, he offered an explanation that it is an old house. In my mind, I am not sure that explains the lack of repairs, inoperable plumbing, etc. It really seems more like neglect.
The location of the house is ideal. Directly next to Playa Tortuga, with a bus stop within a block of the street and a ferry to Isla Mujeres within walking distance. There are a couple of bicycles at the house to help in your exploration of the area. Kayaks (which we used) and snorkeling gear (which we didn't use) are provided. The pool is a great place to relax, but be very careful with the patio furniture, especially the loveseat that is being supported/held up with a large rock. It will drop you on the ground if you wiggle too much.
Overall, I do not feel the price matches the quality of the rental. As an income producing property, more care should be given to preparing a positive memorable experience for the renters.
Hi again Jason, thanks for your review.
I take pride in always being in touch with all my guests as fast as possible, most of the time I receive everyone in person for a quick review of the house and the basic operation. This was not the case, and I am sorry. I was away for the month and the house have been rented the whole winter and the main problem was, that I was not aware of most of the issues you complaint about, starting with the patio furniture. My housekeeper should know better, they "fixed" thing without telling me. You were right in everyone of them, When I said old house what I meant was, that it is hard to keep up fixing an old house (US made) where most of the spare parts are not in the market anymore, and hard to find in Mexico. But I never hesitated in keeping it clean and neat, you are right, old does not mean bad. Sadly the plumbing was very easy to fix, because the bad flowing was because of the hard water that we have here in Cancun, and the softener equipment was not plugged, it was only turn it on but I did not know the exact problem until my return. I am very sorry for what happened and as I told you, yours was a short stay and being out of town was very hard to fix or/and change your impression, that's why I offered and made 20% reimburse. The first I ever done, and to be honest you deserved it. I am working in other improvements on the house. We have had 2 families since you left so it is not easy but the main issues were ready before they check in, that's why it was a shame I could not do it for you. It has been a very busy winter for the house and I know it sounds like negligence, but I like to think it was more ignorance in my case.
About the trash and local behavior it is also taking care of. The Authorities are establishing fines to eradicate that. It was also a very different season because the most popular Public Beach was closed for renovation and we are the closest from it, so it was the first time dealing with it in holy-week and Easter week...
Wonderful family spring break get away
I can't say enough how wonderful things about this home and about Guillermo. From the moment I booked this for our spring break, Guillermo was in contact w/ me . He arranged for a transport service to pick us up from airport, stop for groceries, and then transport back to the airport. This was a roomy house with plenty of space for 5 of us to move around comfortably. The beds were very comfortable, wonderful patio and pool area, steps away from the beach! The home offered all the amenities you could ask for. The guard at the security gate was always very friendly and accomodating. I would recommend this place to anyone! Top notch-
Thank you Alison,
It was great to have you here.
Thanks again for your patience regarding the new online booking system on vrbo.com
I know it was hard to book without my listing working properly, I learned a lot in the process.
Your stay March 9 until March 14 was the last one without the online booking system, so it is great to hear it worked out well.
Saludos y gracias, Guillermo
Our family of 5 enjoyed our stay at Guillermo’s beautiful house. The beach was just outside the back door and the bus into town was just a block away. Guillermo was so helpful with our stay and quick to reply to my emails and questions. Thank you for a great vacation!
The best location because it is near the city and the resort attractions and restaurants but far enough 4 miles from downtown and 2 miles from Punta Cancun (restaurants and night clubs area) walking distance from Plaza Caracol shopping center and Forum by the sea (Hard Rock Cafe and Coco Bongo club)
