Chatham House - 71 East Ruskin Street – Seaside, FL
Rome Prize-winning architect Walter Chatham built this special beach home. It has been featured on the cover of Architectural Record as “House of the Year,' and was awarded the prestigious “Award of Excellence” by the National AIA (American Institute of Architects). Also featured on the covers of Thirty-A Review, Florida Architecture, Houston magazine, and six major books on outdoor Florida architecture, the Chatham House is a landmark in Seaside, Florida.
The award-winning structure consists of two pavilions flanking either side of a central heated pool, with a central 40-foot tower. Utilizing movable panels and multiple doorways, the house can almost be entirely opened up. According to Chatham, “The house functions best with all doors open, blurring the distinction between indoor and outdoor living.”
Bedrooms and Bathrooms: The house features three queen bedrooms on the entry level. Each of these bedrooms has an LED TV with Apple TV, side chairs, bedside tables and lamps. One of the queens has a private bathroom with shower. The other two queen bedrooms each have their own private sink and toilet, but share a tub/shower and dressing area between them. On the second floor, a fourth room functions as an office/bedroom. It has a loft with two twins reached by a rolling library style ladder. This loft is not for children under the age of 6 or is also not suitable for the elderly or persons with mobility issues. Each of the loft beds has its own TV. The built-in desk and shelving offer an opportunity to study, work or read. Also in this room is a unique yacht style bathroom with overhead rain shower and pedestal sink. The home is filled with modern art and eclectic yet comfortable furniture.
Inside Common Areas: wireless internet, the small yet functional kitchen has a Viking gas range, Sub-Zero frig, dishwasher and microwave. The living area has a sofa with queen futon style fold-out bed, side chairs, lounger couch and 70” LED TV. The dining area has a large round table which seats six. Laundry room has front loading washer and dryer (located in one of the queen bedrooms).
Outside Common Areas: A dramatic glass bridge over a glass tiled Koi pool leads to the front of the home. A Bisazza glass tiled private heated pool sits in the center of the home. The pool has two loungers and three seat cushions for guest comfort. A front marble dining table seating eight flanks a Viking outdoor gas grill. The magnificent tower features a multi-person hot tub, LCD TV and breakfast table. The tower overlooks the gulf and the town of Seaside.

Incredible house. We really loved it.
This is the second time that we stayed at Chatham house. It is really unique and a lot of fun for a vacation home. Opening the walls up to the pool and letting the house breath with the weather while enjoying the pool is really unique and fun.

"Ridiculous" that's the best explanation I can give! The layout of this home is extremely impressive. The koi fish pond in the front yard is an icon. People come by every day just to look at the fish.
It was expensive to rent but I'll definitely be looking to come back and stay here. Well worth it!! It's a 2 minute walk from the front door to the courtyard at Seaside. The tower up top with the hot tub is amazing. The LED lighting sets it off.

Beautiful fun home, great vacation!
This was our second time to stay in this lovely house. High end appliances, great televisions, sound system, comfortable beds, nice linens, and nice new washer and dryer. We loved having our own pool and hot tub. We grilled outside and had a wonderful dinner by the beautiful Koi pool. This house had everything that we needed. It is located close to the beach and the central square. The owners and property managers were excellent to work with. I would definitely recommend this house and I can't wait to go back next summer!
Relaxing Stay at Wonderfully Unique Seaside Home
My family and I stayed at the Chatham House during Spring Break in March. It was a perfect location for our family in close proximity to the beach and the town center. It was great for a quiet stay and wonderful for entertaining as the entire house opens up to the pool and the front porch. It had the comforts and uniqueness of a luxury boutique hotel and the benefits of a home. We comfortably slept 8 people and the house allowed both close interaction and separation when desired. The architecture of the house was very unique generally and relative to the other houses in Seaside. At true show piece! Both the owners and the property managers, VR30A, were great to deal with. The house was spotless when we arrived and they were easy to deal with as we developed needs for assistance during the week. We would highly recommend Seaside and we would highly recommend Chatham House for anyone with a desire to entertain and relax with family and friends.
This property was very falsely advertised. For the weekly rate paid, this house should have been very comfortable for the 6 adults, as advertised.The house was dark, dreary, hot and did not comfortably accommodate 6 adults. The bathrooms were nothing more than functional. It was advertised as having four bathrooms and in one set of toilets, the couples had to share a shower. In the bunk room, the shower was enclosed with a very small area that encapsulated the toilet, sink and shower all together. You had to remove the towels and toilet tissue from the area entirely in order to use the shower. I am sure it would have been more well-lit but the temperature was such that it did not warrant opening all of the doors to get any additional light. You can hardly see out of the house unless you have all of the huge doors opened. All windows are very high up and did nothing more than generate additional heat. The ice maker was broken when we arrived with promises that it would be repaired immediately and seven days later, not one thing had been done to fix it. There were cobwebs in every corner of the house. The pool and pond were not very clean and the hot tub had about an inch of sand in the bottom of it. None of the items that I see described on your website by other visitors currently apply to this home. I have stayed 10 other homes in Seaside and none were perfect, but none had as many issues as this property from the moment we stepped into the property. I would not come back and I would not ever recommend it to a friend. Seaside is a great place and we have been spending one week of every summer for the last 10 years, I have never been so disappointed in a property given it was nothing as described on your website, in our opinion. I am sure this review will never make it to place where anyone will see it but thought the owners would like to know that it was not being managed very well given the weekly price of the property. Things should have been superb and they were not even average. The property does have a good location with regard to access to the beach and the other activities of Seaside. I can see that this home might be enjoyable for one couple or possibly two but was not suitable for 6 adults in any way.
We thank you for your review. It was helpful and allowed us to address issues with our management company (we changed companies). The Chatham house has divided people into two camps: for some, the architecture of the home is very exotic and many architects and fans of outdoor architecture the world over treasure and worship it. The artistic language of the home and it's transformative nature of the major walls means that the home is very unconventional. This uniqueness landed it on the cover of Architectural Record and Chatham won the Rome prize for it. Others have find the strictures controversial, and because of this the house has been one offs most famous, and the most infamous in Seaside. We acknowledge that the exotic design and open nature and strict architectural language means that the home has space limitations. For some they are more comfortable with a home that is familiar. As you alluded to, the house works best when the walls of the home can be opened and it is a shame the weather on your trip did not allow you to have the chance to enjoy the home in this way. We took the time to photograph each and every room and create a video. The home appears just as it does in those photos and video. There are three distinct rooms with queen size beds for three couples. You are correct that the architecture means that two of the rooms have separate bathrooms but share a shower. The bunk room has a tiny shower and is described and photographed as such. The bunk room is small and more suited for children. The shower is modeled on a shower on a luxury yacht. We will clarify that our home is not best suited for maximum density (unless they are close).
As for the cleanliness, there is simply no excuse.We fired our management company after we verified the validity of your complaints. We also checked with other cottage owners in seaside who were having similar problems in 2015. The previous guests used the home the week before in the 'open configuration' and this allows dust and sand to enter the house quickly. Our new management company is now well trained on how to clean an open architecture home between guests. The cleaning company was not cleaving the high ceilings because they didn't have brushes long enough. New company is also now well aware of how to timely coordinate the special contractors in charge the koi pool, the tower spa and pool. We thank you for the time you took to help us improve and clarify the uniqueness of the home.
