75' dock with ladder access to Lake, 8-12" depth at boulder sea wall (some walkable river rock at edge) gradual increase on hard packed sand over 150' to 6-8' depth, then drop-off. Buoy for tying off watercraft but depends on lake levels which change seasonally. Weekly Summer Garbage Removal is provided requiring the bin to be put out on Wednesdays. At Saturday check out, the bin should have some room for the next Guests.

Lake Charlevoix is Beautiful - Boyne City 4th is Great

Lake Charlevoix - The area is wonderful, lots to do, and Boyne has an excellent 4th of July celebration.

The House - Nice with a great beachfront for fun in the lake and for viewing fireworks. A nice dock for swimming, and a buoy to tie off your boat. It's in a quiet neighborhood just north of town. Quick access to town (close enough to bike or even walk) and several golf courses.

Overall in good condition, as you can tell from the pictures. The sun porch is really great for relaxing, with windows and glass doors on 3 walls (we are considering building one like this for our home, it is very nice).


Landlord - We had issues with our security deposit. We have rented several homes on VRBO, and we always leave the homes in good condition when we leave and have never lost a cent of our deposit - until now. This time we were charged for several items (alleged damages to the home, security camera resets, and "excessive" cleaning fees) that we disagree with but of course once we were back in Texas it becomes a situation of costing more money to dispute than its worth. Check out time was 10am - we were off of the property at 10:13 (packing bags in the driveway for 13 minutes) - and got charged a buck a minute for the excess. Its very doubtful we will stay here again, but if you do be very mindful of the conditions of the rental agreement and make sure and note any and all damage to the home, with pictures, upon arrival.

Bathrooms - Access is funky for the bedrooms on the second floor - you either have to walk through the Master bedroom or go all the way into the basement. If people are sleeping in either this is a little weird.

Garbage - Collection front the city is mid-week, and the rental terms are explicit that you have to leave an empty garbage can, or get charged a hefty fee to take care of it - I missed this of course.

Owner's Response: Our home is a three (3) bedroom single-family home with a full basement that accommodates two (2) families quite comfortably, not a lakefront lodge for a multi-family reunion. We knew that your group was visiting relatives who live down the street in a small condominium with shared lakefront. What you failed to disclose to us was that our home was going to be used as a weeklong party central for a family reunion. We found that out later, but could tell based on the 5-6 hours of time, our two (2) member cleaning staff spent and their description of the condition you left our home in. Standard is 2 - 2.5 hours. We also spent time addressing additional items after your check-out which included picking up dirty diapers and trash left around the outside of the house and lakefront, removing beer cans from a storage closet, and disposing of excess garbage so there was room in the garbage bin for the next set of guests, amongst other things. The Lease does not require an empty garbage bin, it only requires room for the cleaning staff and the next set of guests until the Wednesday pick up from a private company with whom we contract, not the City. Parties generate a lot of garbage and in this case a lot of damages. Your relative approached us last year about having your group stay at our home due to space constraints at theirs, but now, I kind of wonder. There is a master bedroom with an updated full bath on the main floor and an updated enclosed full bath in the basement. When only two (2) families occupy the house, access has never been an issue. I believe your party had three (3) generations and utilized the basement for an additional sleeping area. We go to great lengths to provide our guests with a wonderful place to stay for an awesome Lake Charlevoix vacation experience and accommodate any reasonable request. Even when your relative asked, hours before your arrival, if you could check in on Friday instead of Saturday, we were willing to change the lease term to a Friday to Friday instead of Saturday to Saturday or add an additional night's charge, just as any other inn or hotel would do. Neither option was exercised, nor did you request a late check out so we could try to reschedule the cleaning's staff start time as they charge upon arrival and did have to wait. As to the Security Deposit, there are photographs that more than substantiate the damages and we were never contacted after providing an itemization of the damages.

Great location, great view

The water area and beach front were great. We spent most of our time there. Loved being able to walk into Boyne City. House was comfortable, clean and had everything we needed. Kids loved the lawn area near the water for football and Frisbee. Very nice overall and I would recommend to others.

Summer Fun!

This lovely home in Boyne City on Lake Charlevoix accommodated our group perfectly. The location was great for heading into town for dinner and shopping or site seeing around the area. The marina was less than 2 miles away with boat slip rentals available by the day or week. This home was spotless from top to bottom and was exactly as the pictures depicted. There was alot to do in the area, we did a day trip to Charlevoix and Petosky for shopping, we visited several breweries in the area and we also spent a day boating at Torch Lake. We highly recommend the Boyne River Inn for dinner, the food was great and the prices reasonable.

Fun in the snow, Boyne MTN trip

Had a great time, house comfortably fit the entire clan (7 of us) and being in town made it nice to be close to the local watering holes and restaurants. Would stay again.

Charming rental

Car: recommended

Walking distance to downtown Boyne City for resturants and shopping, and to Young State Park, but you have your own private lakefront. Great waterfront for swimming, boating and jet skiing. Or just watch the boats float cross Lake Charlevoix. Close to Boyne Mountain for skiing and Avalanche Mountain for sledding and ice skating (free skate and sled rental).
