Great host, great house.
Cannot say enough good things about our 6 day stay. Let me start with our host Tom. He was easy to reach by phone and/or text. He responded immediately to any questions we had. He had suggestions for us and seemed genuinely interested in our enjoying his home and Utah. The house has everything you need. 2 grills, washer and dryer, comfortable beds, comfy couches, great deck, kitchen utensils, even has condiments and food left from previous guests, shower pressure great, bedding, pool table, board games, cable tv, fenced yard for dogs. Very quiet location. Cell service was not good but Tom has a house phone with free long distance. Also free WiFi. We were a total of 7 adults and place easily accommodated us. Cannonville is tiny and very quiet. Bryce is 20 minutes away. Kodachrome State Park (should not be missed) is 15 minutes. Town of Tropic is 5 minutes. Tropic has restaurants and a small food market. Escalante, UT about 40 minutes away. (Don't miss slot canyons Spooky and Peek a Boo).
All of us thoroughly enjoyed our time st the house. Loved coming home to the house after long days hiking. We would return in a heartbeat. Tom was great.
We had a lovely time at Tom's place. the home is VERY LARGE, open floor plan, airy , spacious feeling, it is set back behind their home which is on the street --but you feel like you are alone in this small town where the house is on the edge of town and you have open space all around you. dark skies for sure with plenty of stars. I'm not sure the arrival instructions included driving down the driveway to behind the front/smaller house which made arrival a bit confusing. but someone came right out and directed us. But for me the layout and feeling of this house was perfect--high ceilings when you walk in and great layout for relaxing and large windows with sun and views of the open outdoors out back. if you had dogs it would be ideal for that with the enclosed large yard. it was HOT in cannonville--not like bryce which is higher and cooler. the central AC in the main area worked well. my brother in law in basement said he was cool. our first floor bedroom needed the window AC to keep cool at night as the central air didn't get in there. I'm not sure about the 2nd floor/loft bedroom but presume there is a way to cool it down. we didn't use computers up there but looked like the full array with printer/ etc. which would help if he hadn't already printed maps for us! Tvs and roku and pool table! I loved the tile and wood floors and the place was very clean. there was some carpet but it was really clean too. house felt clean but not sterile, very homey. the wifi that we were told to use was weak but there was another one with similar name that we got onto with password given that worked great. Tom was VERY fast with responses and offers to help. there were AMAZING maps and guides much better than anything most places offer and completely changed our trip as this trip we forgot to bring our guidebooks --appreciate the time he took to print ALL of this info out and leave it for our use. the kitchen I personally loved so open and with all you need. The fridge was top notch with working ice maker! nice to have good appliances. TONS of towels, also appreciated. oh yes and there are trails out the back door and if you are a biker plenty of places to go. basically I hope we can return it was a great place to check out bryce. if you stay in the park I looked at the lodge and it appeared dark and no good food there anyway barring one fancy restaurant--since you have to leave for food you might as well stay in a nice place

Great place. Highly recommended. Small town of Cannonville provides convenient access to lots of fun outdoors activities. Tom was very helpful before and during the stay (answering questions, etc.).
Great location, very homely place
This is a beautiful house, with all the amenities to make for a comfortable stay. The pool table was a hit with our family.
It’s close enough to Bruce canyon that one can go to the park spend the early part of the day, return to the house and rest and head back again in the evening for a hike or stargazing.
Great value and great location
I don’t think you’ll find a better value for this size of a house so close to Bryce Canyon. Owner was very helpful and plenty of room for our family.
