Enjoy your vacation in this 3-bedroom & 2-bathroom Newport Beach property. Prime location with easy access to the beach (just steps away or three homes away) from the beach, in one of the best sections of beaches anywhere, known as the 'Blackies' where surfers go to catch the waves in the morning.

Many popular restaurants (Il Farro, Fly N Fish Oyster Bar & Grill, 21 Oceanfront), bars (Mutt Lynch's) and shops (clothing, gifts, bicycle rentals etc) and convenience store (Famima) are 1 street away in the bustling Newport Pier area. Other popular restaurants (Old Spaghetti Factory, Avila El Ranchito, Mama D's, Crow Burger Kitchen, Chipotle, McDonalds'), Pavilion supermarket, and banks (Chase and Bank of America) are a short stroll (about 10 minutes walk) away.

Other popular restaurants, shopping (Fashion Island), attractions (Balboa Island, Balboa Fun Zone, boat and kayak rentals) etc are a quick drive.

Located close to 55 Freeway for a short drive to other attractions in Orange County/Southern California.

With one Cal king sized bed, two queen sized beds and 1 full size sofa bed, our property can accommodate up to six people comfortably (max 8 people).

You enter the property up a half staircase onto a patio where you can sit and enjoy the view of the beach while sipping cocktails. Walk inside into a beautiful living-dining area with an adjacent kitchen. The master bedroom and its walk-in closet is on this level as well.

Downstairs has a family room with a tv and full-size sofa bed, 2 more bedrooms (both rooms with queen beds), and a utility area with washer/dryer.

Linens for all beds and bath towels are included.

Property has lots of light and ocean breezes - two of the big advantages in vacationing this close to the beach.

No pets. No smoking.

There is a cleaning fee to be added to the rental rate.

Due to the front unit/ back unit floorplan of this property (versus the much more common upper unit/ lower unit floorplan) there is great deal of privacy. The 3-bedroom is the front unit with a patio.

Husband and wife bought this property for their first home. Husband owns a law firm which wife helps to run it. Both have been living in Orange County for a long time...love the weather, the people, the food.

Why Quynh August chose Newport Beach

Bought this home a few years ago. Fell in love with the house at first sight. Great location with steps away from the beach. Plenty of romantic walks on the boardwalk in the evenings and summer parties on the beach (while food being prepped very close by). Love the beautiful sunsets over the Catalina Island and the ocean. Really can't beat the location, location and location.

What makes this house unique

Sun, sand and sea at the doorsteps. Plus great restaurants within walking distance or a quick drive away. Best part of the house is the unique raised patio off the front looking out to the sand and the sea.

Landlord responsive; unit needs better cleaning and furnishing upgrades.

Not sure how to put this as I don’t want to leave a negative impression about the site management but do want to make clear that the rental needs some major assistance. For the last couple years, we have stayed in a place on 27th street next door to a place rented by my family from Phoenix. This year we managed to miss out on our usual rental but managed to get the same week at this rental. The online pictures gave the impression (at least to those of us going) of a spacious unit with nice furnishings. We arrived to find the unit much smaller than we had thought it would be. That was not a draw back but was a surprise. Being cautious, we did an immediate review of the site looking for potential issues. The stove bottom draw was smashed in pretty badly, the table in the upper level was pretty marred and the legs had been eat on by a pet at some point, the doors on the pantry stuck and were difficult to open. Downstairs, there was a cabinet with a small door that had been kicked in, all the rooms had some fans, but one fan failed to work. The cover on the couch downstairs has a large ripped up area, the bathroom was not real clean (as compared to the upper bathroom). On top of all this, which was really livable, we ended having one of our party bitten by fleas! We found they were in the rugs and couch down stairs. All these things were reported timely to the landlord who did offer several solutions. We had two small children in our party so we were particular concerned about the flea problem. We did find fleas on them but fortunately only daddy was apparently tasty enough to bite. Despite the vacuuming offered by the landlord the fleas stayed around. An exterminator was called but suggested that because of the children he would not treat for the fleas as the treatment would not be good for the children. At this point, the landlord offered to let us use some rooms in another rental but it was three blocks away and we didn’t want to travel between two locations ( I am handicapped and find it difficult to use stairs or walk distances). We powered through our stay, and worked out a solution with the landlord. However, it would have been a much nicer time had we not had to deal with any of these issues. As I said in the beginning the landlords (husband and wife team) were very concerned and really tried to help us out even offering to get us hotel accommodations. So no points against them, but the units really need to be properly treated and cleaned.

Excellent location. A few hundred feet from the ocean. Short walk to New Port Pier. Short walk to fine dining. Great to have linens provided. Loved our stay.

Great Location

Our experience was great. The location was perfect, literally a couple houses from the sand. Also, the actual rental was nicer than what the pictures had portrayed. My only complaint was the cleanliness. The rental was tidy when we arrived and everything was in its place however I strongly recommend the couches get steam cleaned or even replaced. I had a sheet over the couches since I have two little ones and they were rolling all over the couch, and I felt that the couches were not very clean. Also, the downstairs had a musty odor, further the beam in the middle of the room needs to be painted. It has changed color because over time it's been marked or touched and needs to be scrubbed. The bathtubs floors need to be scrubbed a little harder. These are details that caught by attention, but did not ruin my trip. In fact we had a wonderful time. But again, the rental needs a good spring cleaning; also management should revisit these issues with the cleaning crew.

Great Place and great location!

Exceeded all expectations that we had. It was a great location only a couple blocks from the pier and all the happenings of downtown. The house was very well kept and had everything we needed for a great stay in Newport Beach. Only positive things to say about the house and the overall experience.

Great beach rental!

Great location, perfect for families. All amenities. We had six people: Four adults, two teenagers, and one toddler and were very comfortable in this house for six nights, including New Years Eve. I would recommend this house for its proximity to everything in the area. Neighbors are friendly, but parking is tight so walk or rent bikes at Back Alley Bikes in the fun zone, ride them up and down the boardwalk, ride to the Huntington Pier. Take the ferry to Balboa Island. Visit Fashion Island. Must see Crystal Cove State Park, eat at the restaurant, they validate your parking. Rent a sailboat or Duffy electric boat and tour the area by water. Go surfing or boogie boarding! Go swimming! You can rent anything and everything for your stay...be conscious, be kind, and you will have a great time.
