Why Joe Anderson chose Hannibal
I found this property one day while attending a festival across the street at Central Park. The building on the corner had recently been renovated into The Big Muddy Barbeque and I was struck at how beautiful this row of shops potentially could be. It had a uniform shop on the ground floor operated by a 97-year-old woman and a run-down apartment on the second floor. The top floor was completely demolished with collapsed plaster, no power or HVAC and graffiti on all the walls. The roof leaked whenever it rained and that had led to problems throughout the building. In researching the property, we were told there had been a dance hall on the top floor. Only later did we realize that the dance-hall was in fact a speakeasy and the second floor had provided five or six small rooms rentable by the hour. We had purchased one of the 80 former brothels that peppered Hannibal in it's boomtown days of lumbering, railways and jumping -off point for the west. Today, the top floor is our residence, a stunning loft renovation with high ceilings, original features and a new walkout to a third floor deck with a view of Lovers' Leap. Inspired by our visits to cities like Paris, Nice and London, the second floor has been renovated into a loft-style apartment that sleeps four in comfort. As a loft, we can't have enclosed bedrooms, but we constructed 8' walls and private baths that separate the two sleeping rooms and provide complete privacy. We're in the process of relocating the Bluff City Theater Annex (rehearsal, meeting and teaching space) to the retail space on the ground floor, which will be complete by the spring of 2018.

Close to everything downtown. Go out for dinner, drinks, a concert or theater and walk home. A large open-concept living, kitchen, dining area makes the space feel light and airy. Plus- ensuite laundry is perfect for longer stays.

Not a good stay
We have stayed in several properties of this type and have always been outrageously happy with the places we've stay. However, when we arrived to this place no one even knew we were coming so we waited for 30 minutes to get in. When we finally got in the manager of the property was very nice and made sure to get us what we needed. However, the pictures do not show that there are no doors (only thin curtains) on the bedrooms, therefore no privacy. Outside of the problem of a very small space with no bedroom doors, the place was nice until the air conditioning went out on the last night, the same night that Hannibal has some sort of recurring, very loud, drag racing right in front of the property. It was so hot inside and too loud outside to open the windows. Obviously, this was an uncontrollable situation, but I expected the owner would have acknowledged our inconvenience, but instead told me this was just part of the risk of staying at his property. When the drag racing finally died down in the wee hours of the night I went to open the windows only to realize there were no screens. I had to sleep on the "futon" couch which is very tiny and very hard to make sure no children walked out of the doorless bedrooms and fell to their demise. It was a horrible nights sleep and we repeatedly toyed with the idea of packing up and leaving to stay at a hotel, but didn't want to wake the kids. As a landlord myself, I am aware that I am responsible when systems fail, but I would book this property with more of the owners mentality of stay at your own risk.
We're sorry that the guest felt this way but we're going to chalk it up to their inexperience. We've been Home Away hosts for almost 10 years now with 8 properties in two countries- hundreds of positive reviews and a few negative ones like this. We normally don't respond to reviews but this one gives us an opportunity to educate other potential guests who may read it.
Let's start with the property description-it's described as a European-style loft suitable for two couples. Lofts, by nature and by building code are open concept without fixed doors.
We send detailed instructions to our guests on how to pick up keys (and we maintain a permanent storefront to do this) but also provide a number to call if they are arriving after 6 p.m. when the store closes. This guest sent a text around 2 p.m. to say they were on their way, but didn't arrive by 6 or call to make the alternate arrangements. They finally reached us through the HA website, but we don't monitor that 24/7 so their half-hour wait was more than acceptable while our manager headed out to let them in.
Their email to us about the air-conditioning wasn't sent until late the last evening, long after we could have arranged a service call, but since it was well past our bedtime we didn't see it until the next morning, anyway. We had a service tech there immediately to fix it who told us that he had been dealing with similar problems all week due to the unusually warm weather.
As for noise- our loft is located on Broadway in the heart of the action in Hannibal- one of the reasons it is so popular. Street noise as well as trains passing through town and the emergency services (fire and ambulance) are pretty much non-stop as one might expect in an urban environment in a popular tourist destination.
In the end, this guest wanted us to refund some or all of their money because "if they were staying in a hotel, that is what the hotel would do". We reminded them that we are not a hotel. We are a HomeAway host providing a real experience in a real property complete with all the idiosycrancies therein. We provide a tastefully renovated two-bedroom/two bath loft in a heritage building with 1,000 square feet, a full kitchen, living room/dining room for a fraction of what a hotel would charge for something similar, if it even existed.
We stayed at this property this weekend. It's a well cared for restored building with serious European charm. Totally recommend.
Clean, good location close to attractions.. quiet and simple
Place was set up nicely.. quiet clean and easy to access... needed a place to sleep... this was more than adequate... quaint and comfortable... beds were smaller than I would of liked but very comfortable... couch was a bit stiff for my liking but we didn’t use it anyway... beautiful flooring and charming otherwise
Probably the most convenient downtown rental in Hannibal. Walk to almost everything then enjoy the great views of Broadway and Central Park. Every parade passes under our windows.
