Below are three YouTube videos that will give you a good idea of the layout of the house.
There are various places around the house to spend time together including the very large roof deck, the patio/picnic table area, and the living rooms (the front unit is usually the main indoor gathering spot since the kitchen is largest here and the front porch is just off the living room). We find that all of these areas get used as gathering areas for large groups depending on the time of day (the roof deck is great just before sunset), the weather (if it happens to rain, the three living areas allow for three separate game/TV areas) , and the type of food being prepared/served (the patio is great for cook outs, and generally for group meals). The three stoves/ovens make food preparation for large groups easier to manage.

Great Location Near The Beach & a Grocery Store
Although we were there during Dec 2017, this is a perfect location for summer. Overall a nice clean property and the owner was easy to work with and provided good guidance regarding Linen/Bath Towel rentals (a bit inconvenient that it not part of the cost) but everything went smoothly without any issues.
The only inconvenience was that our large group of 20 would have liked a common area to spend together time but being cold in December we could not take advantage of the terrace area. However, for summer that may not be an issue.
We appreciate the excellent review. As is the custom on LBI, we are set up for guests to bring their own linens; this allows for being able to offer the property at a rate approximately $500 to $700 less than if linens were included. We do work closely with a linen service that is very familiar with the house and can provide linens upon request.
As our guest points out, the terrace/patio in the rear of the property is the best common area for 20+ people to gather during temperate months. Each of the three living quarters has a great room for gathering during cooler months; each great room is able to seat 15 people on chairs and sofas.
GREAT HOME TO GATHER!
My high school friends and I rented this house to gather and celebrate our 50th birthdays!! Everything was perfect. The house was clean and fit us all comfortably! Glad location to both beach and town. Highly recommend the house. Chris was easy to work with and helpful!!We hope to be back next year!!
It was a pleasure having you and your friends stay at our home. We hope to be able to accommodate you again in the future.
We were on LBI for my son's wedding at Sea Spray Chapel and The Boathouse/Parker's Garage. This 10 BR/3Unit home was perfect for my family who chose to make it a wedding 'weekend.' Everything we needed (sans sheets/towels) was in the house. The layout was great for family time as well as private time. It was within walking distance to the beach/grocery store/church and restaurants. Hope to make this an annual event!!
House was fantastic. Great location.
Perfect for our son's whole bridal party members and their significant others. Everyone had a great time and there was enough room for all.
House was absolutely perfect!!
I just had the most incredible weekend for my bachelorette and this house had every bit to do with making it so memorable! There were 15 girls (late 20s-early 30s) so we had plenty of room to spread out. So nice to not be packed in the bedrooms like most other rental houses. We used the main house and kitchen for hanging out, drinks and snacks. One night we had a chef come in and cook so were able to set him up in the back away from the group and give him/us space. The location could not have been better. We didn't have to leave a 5 block radius for anything! Bars, restaurants, grocery store, bagel shop, cute stores etc. are all within a few minute walk. Can't forget about the amazing roof deck. We spent SO much time hanging out up there when not at the beach. Views are incredible too! Cannot recommend this house enough, Chris is also so easy to work with and incredibly helpful.
22 of my family members spent the weekend celebrating my grandmother's 90th birthday. We all had a comfortable stay.
