There are two bedrooms, each with a king size bed and each with a private bath. There is a quality queen size hide-a-bed in the living area. The living room furniture is relatively new. The kitchen is well equipped including a very large fridge and a very quiet dishwasher. There is a new range and microwave oven as well as a new granite counter top and sink in kitchen, and new cabinet facings throughout. There is a 55” Sony HX 'Performance' series HDTV in the living room with Blue Ray/DVD; great for sports and gaming (bring your own game equipment, HDMI cable hookup provided.) The master bedroom has 42” wall mounted flat screen HDTV. There is an 40" HDTV in the second bedroom. All bedding has recently been replaced. Also there is high speed Internet and an upgraded Dish satellite HDTV system, including the SEC channel. The seating in the living room is very comfortable for six people, and the dining table has seating for six. There is a new washer and dryer in the condominium. There is lots of great artwork through out. Overall, there is an upscale tropical feel. The kitchen and both bathrooms are both wallpapered. There are bright tile floors through out except carpeted bedrooms. There is a nice size outdoor patio area with table and four chairs (six chairs in the summer) and a chase lounge; a great spot in the morning to have breakfast or coffee and watch the sun come up. Total inside square footage, 1064 square feet. This condo is right on the beach with constantly great views.

About James Lander
Donna and I are retired and live in Jackson, Mississippi. She was an educator; I was is corporate management and consulting work. Donna has a PhD from the University of Minnesota in Education Administration; I have a Master of Science degree in Industrial Technology. We have been going to the Orange Beach area for vacations since the mid 80's. We liked it so much there we bought this condo upon retirement.

Why James Lander chose Orange Beach
The unit is in a high quality, well built, well maintained building. We enjoy the community of Orange Beach and the amenities offered at Phoenix 6. All units in the building face the Gulf. The beach area is deep and the sand beautiful providing visitors with a dynamic view of the surf and marine wild life. The space and openness assures a lack of noise and crowding.
What makes this Condo unique
We love the view form the patio day and night. One can see the sunrise, the schools of fish and the dolphins, bird activity, and the constant changes in the weather and ocean scenery as well and spectacluar sunsets and glorious sunrises. We enjoy the use of the BBQ grills and often eat a meal in one of the gazebos. I enjoy the morning runs using the path along the side of Beach Blvd and watching the sunrise. We enjoy the late afternoon walks along the beach as the sun sets. We enjoy the shopping at the Foley Outlet Mall. Our friends enjoy the local golf courses which they say are as good as the best anywhere else. Of course we like the wonderful dining options; ask me about our favorites. The Warf and The Hangout are regularly bringing to the area the top musicians available in the country. We enjoy the Gulf Islands National Sea Shore located at the east end of Perdido Key on Johnson Beach road--a wildlife and beach area worth exploring. Off the beach, there are water parks and other entertainment parks. Also there is the Hugh S. Branyon Backcountry Trail, a system of almost 8 miles of paved trails in Orange Beach and the Gulf State Park; great for walking, running and biking. Another option is the Bon Secour National Wildlife Refuge west on Fort Morgan Road, a protected area of five miles of beachfront. It goes without saying there are the wonderful water activities of fishing, sailing, parasailing, scuba diving, surfboarding (when the wind is up!). And when the day is over, it is nice to come 'home' to a good night's sleep in the condo.

The property was well kept, no hassle at the front desk, and easy access to the beach. That's what we wanted.
Spacious condo! Great view!
We thoroughly enjoyed our stay in this condo. The rooms were nice and large and everything was clean. My girls enjoyed both the outdoor and indoor pools, both of which were not crowded at all! The owner was great to work with, even giving a full page write up of what to expect when arriving at the condo as well as a list of recommended restaurants. The staff members were all very friendly and happy to answer all of our questions. We would be happy to stay here again!

Great stay at Orange Beach
My family and I stayed here over Labor Day weekend. We had a great time. The condo was well-supplied and nicely furnished. The TV's were much nicer than in similar places we had stayed (which helped with our 8 year old because it rained Saturday). The location was great and we had a beautiful view from our 8th floor balcony. I would definitely recommend this room for anyone who is wanting to stay in Orange Beach.

Was not a good stay people at fest was so rude also bed bugs I want my money back
Bed bugs nothing to do
First I am sorry you did not have a good time at the fest and that you could not find anything else to do there in the Orange Beach area. On the bed bug issue, we are disappointed that during your stay you never mentioned the bed bug issue until you checked out. Had you done so, Pest control would have been called; they are typically there within an hour to verify the problem and take care of the issue. When you checked out your bed bug issue was logged in at the the front desk and Pest control came within the hour. They found no evidence of bed bugs. Since you checked out, there has been two renting parties in the condominium. There were no complaints of bed bugs from either party. One last final check, after the second party left on Sunday, September 9th, I scheduled Pest control in to do another bed bug inspection on the entire unit. I received a report late Sunday that they could fine no evidence of bed bugs. There just is no evidence to support you receiving a refund.
We have had this condominium for over ten years. We have never had any problems with bed bugs. Our record stands.
It was everything that we were looking for. The staff was friendly, the kitchen was better appointed than expected. Great view from the balcony. Access to an amazing beach. I would highly recommend.

Condo at Phoenix VI — Great for our family!
My husband and I, along with our son, daughter-in-law, and 9 year old grandson, recently stayed at this beach front condo in Orange Beach. The two bedrooms with king-size beds and private baths and a pull-out couch fit our family well. The view from balcony was great with plenty of seating. My son and I played tennis on the well-kept, lighted tennis courts. Both indoor and outdoor pools gave us options if weather was bad. Beach area was nice. We enjoyed the Phoenix VI amenities and the front desk staff was friendly. The location was great for all types of dining. The owner was very thorough in his instructions for arrival and we are grateful for the opportunity to stay here. We had a great family vacation.
