We operate a third floor VRBO property above this location (check it out at vrbo 125003). This is a Victorian home and despite our best efforts to soundproof, you will hear footsteps and muffled sound, please be advised and decide accordingly. My family resides in the main house but there are NO SHARED SPACES. The only adjoining wall is in the bathroom. The private entrance to the property is up one flight of exterior stairs and there are no shared hallways.
There is a small refrigerator, microwave oven for storing and heating up leftovers, and Keurig pod coffee maker, but no actual kitchen. I provide daily dish service so you don't have to do the washing up, just leave your soiled dishes in the hall and I'll exchange them for clean ones.
Pets are not permitted.
You will enjoy the best Boulder has to offer in a warm and well-appointed Victorian suite, right in the heart of town.
Marijuana is legal in Colorado and we welcome tourists of all kinds. Please keep in mind that we have small children and don't want them exposed to drunken or altered behavior.
Cigarettes of any kind, open flames, pipes, bongs and vaporizers are not to be used on the property (inside or out) because of the fire hazard and odor. It will result in the loss of your entire damage deposit.
Minimum Stay Policy: I have a five-day minimum stay policy for bookings made more than a month in advance, especially May through November. I will consider shorter stays, especially mid-week so please do not hesitate to ask.
Cancellation Policy: Cancellations made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay and that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent. We recommend that you purchase Trip Cancellation Insurance in the event that your trip has to be canceled reasons such as illness, accident, death of a family member or traveling companion, jury duty, weather conditions which cause delay/cancellation of travel or fire or flood in your home, this coverage protects your investment and will reimburse the normally non-refundable payments you make for your vacation rental. Lonny and I work from home. I am a writer, artist and fitness instructor, Lonny sells on Ebay. We have two boys and a Great Dane named Blue. We are home most of the time and always on hand to help you with anything.

This property is more than a vacation property, it is part of our home. We live on the premises in the main house with the penthouse being a stand-alone property. This insures that while you have complete privacy, you also have the peace of mind knowing that help with anything, be it a problem with the space, the need for more towels, or advice on where to eat or to go for an adventure is just a few steps away.
You will leave your heart in Boulder if you stay at the Frye house. You will not find better accommodations, views, amenities and location anywhere else. From the moment you arrive you will feel at home and relaxed. Whether your goal is to relax, check out the nightlife and dining, do business, visit family or scope out the local real-estate, you will find everything you need here.
The Fry House is in a perfect location to Pearl Street. No vehicle required to enjoy all the wonderful coffee shops and restaurants and entertainment. Walking or biking is the way to go. The studio was quite comfy and supplied with everything one might need. All was in order and the unit is roomy. Really enjoyed the owner's dog, cats and the darling chickens. It made me feel at home. The private deck has a great view and is ideal for morning coffee and evening wine. The only issue we had was the noise from the loft above us. The home is quite old with squeaky floors and an outdoor staircase which butts up against the studio. The tenants above were quite noisy and so we lost a bit of sleep. An abundance of earplugs and a noise machine are available, so this may not be an uncommon complaint. In all fairness, we are light sleepers. If you are not, this is a perfect place to stay.

The owners, who live on the site, are very pleasant and accommodating. The clean and spacious small apartment is perfect for one or two people and could hardly be better sited for downtown Boulder. The outdoor terrance is a delightful place to relax in the evening. We were very happy and can recommend this piece of Victorian bliss.
We had a great stay. The location was perfect for us so we could walk with the kids. The kids also loved the paintings and animals on the property as well. It was just right for our small family. The owners (and their children) were polite and kind. I would stay again if in the area.
just right............room, family, neighborhood, walked to city pool for lap swimming; sat on porch with cool breeze and ceiling fan, read , relaxed, walked to shops, restaurants, got recommendations for places I needed...

Two blocks from the Pearl Street Mall, walking distance to Boulder's finest restaurants, nightlife and shopping, nearby Boulder bikeways and Creek Path, birding, flyfishing, coffee shops, public transportation around Boulder and to Denver, Boulder International Film Festival, Conference on World Affairs, close to NIST, NOAA, NCAR, University, Richard Freeman's Yoga Workshop and the Boulder Iyengar Center are walking distance.
