Drink your morning coffee on a private dock in "genuine solitude." Why so quiet? For two reasons. (1) Because the development rights to the majority of the beautiful farm and wooded land surrounding 450-acre, truly picturesque, Upper Moodus Reservoir, were deeded to the State of Connecticut for open space. (2) The house is located in a very sparsely populated, private community. The association beach abuts the property. But because of the "private" status and sparse association population, the beach is usually empty, except for a periodic beachgoer.
If it is quiet you want - quiet you will get. There are only (I believe) three properties held for rental on the entire lake. There are only about 15 full-time residences and about an equal number of seasonal cottages on the entire lake. The vast majority of the land surrounding the lake is undeveloped. With so few shoreline homes, kayaking on the lake defines serenity.
If you happen to be a "bass-aholic" - our lake happens to be rated as one of the top 25 bass management lakes in all of New England. Except for anglers, there is very little boat traffic.
The property is located less than 5 miles from Good Speed Opera House and the CT River. Mohegan Sun and Foxwoods Casinos are only 45 minutes away. Our Lake House is about 1.5 hours from Providence, 2.0 hours from Boston and 2.5 hours from New York City.
Ours is a baby-proofed, baby ready home, complete with stair gates, cabinet locks, outlet protection, a crib and high chair. Up until September, 2016, this was our primary residence. It remains our dream house. Construction was completed in 2007 and we have meticulously maintained it ever since. It has ALL of the creature comforts i.e. central air, central vac, High-speed Internet, 108" screen/home theater, pool table loft overlooking the great room, fully stocked kitchen and much more.
This is an 18 person rental opportunity. The fully renovated cottage right next door (visible to the left of our property in several photos) 34 Hill Top Road (Home Away property # 133391) is owned by Karl and Sharlene Kieslich. If their property is available, which sleeps eight, more families can share the cost of renting. Karl and Sharlene are perfect hosts.
Please do not be concerned about the close proximity of Karl and Sharlene's property to ours. They completed the total renovation of their property in 2005, the same year we began living full time right next door. With very few exceptions Karl and Sharlene only rent in the summertime. They have bent over backwards to ensure that their property was never rented to kids or rowdy people. There are only, I believe, three rental properties on the entire lake. Ours is not a tourist area; it is very definitely a residential neighborhood contained within a private beach association. I can honestly only remember one time in the 10 years we lived next door that their summertime tenants were noisy. In fact, by now, they have accumulated a large number of repeat renters all of whom are delightful.
Regarding rates: In 2018, the high rental season runs from Saturday, June 16 through Saturday, September 8. Off season rates are $2,500/ week or $357/night, with a seven-night minimum. Less than seven nights is $500/night. During the high season, we only rent weekly, $4,500/week.
