Villa Atopos is a very spacious villa located on the mountainside above Omis town affording it breathtaking views of the hillside, the coastline and sea, the beach, the peninsula running alongside the River Cetina's estuary, and beyond that the island of Brac. This stunning view can be enjoyed at all times of the day, with the midday sunshine sparkling off the water of the Brac channel to evening sunset views ablaze with the pink setting sun on the horizon. 2 dining terraces are located at the front of the villa, sunset meals here will leave you with some of your best holiday photographs and memories!
In fact, Villa Atopos' location makes for a perfect holiday getaway from where you can experience the tranquility and nature of the mountainside, yet with just a 5 minute drive or 15 minute walk, you can be in the town centre, and from there enjoy the local beaches which are close by the town.
But when you can enjoy the privacy of the 24 sq m pool in the secluded pool terrace, surrounded by the ancient granite of the mountainside and nature at hand's reach, and with views over the bay and the Brac channel, the public beaches may somehow lose their appeal...
For those who enjoy being on the water, the villa also owns its own 21 foot SeaRay speedboat, and for an additional fee, the skipper can take you to secluded bays on the island of Brac, or along the coast to Makarska and to other to historic places, to enjoy secluded resturants and beaches.
On the pool terrace is a traditional stone grill where you can enjoy grilling the local produce – the fish and meat is superb - and dine at the pool side table. The pool has a sophisticated led coloured lighting system to enjoy as you dine (and take evening swims!). For those who prefer, the villa's grill master cook can prepare local speciality meals for you at an extra fee, and you can enjoy tasting his own locally produced wine.
The villa itself is fully furnished and fitted out to the very highest standards to satisfy the most discerning guest. It is set out on 3 floors, with the living areas in 2 apartments on the first and second floors. There is an external connecting staircase between the apartments, and 280 sq m of outside terraces and pool terrace. The villa suits 2 families or groups very well, with each family or group enjoying its own privacy, but with plenty of outdoor spaces to enjoy meals and sunbathing together.
The upper apartment exhibits a panoramic window in the living room, so the stunning view can be enjoyed even from the sofa!
The upper apartment comprises of a large open plan living room, dining room, and kitchen. In the living room there is a 55 inch Samsung Smart LED TV with full connectivity, a Yamaha surround sound system, an Android T8 Smart TV box, Dvd player, and cable TV. Off the hallway are 2 doubles and 1 twin bedroom, a large bathroom with a bath and a shower, and a shower room. The kitchen has granite work surfaces, and is fitted with an oven, hob, dishwasher, coffee machine, microwave, and an American style fridge freezer with an inbuilt ice making dispenser. Double doors from the kitchen lead out onto the upper terrace.
The lower apartment has the same layout and design as the upper apartment, with the double doors from the kitchen area leading out onto the large dining terrace. The kitchen contains the same appliances as the upper apartment. In the living room there is a 48 inch plasma TV and Dvd player.
The villa is air conditioned throughout, with A/C units in the living rooms and each bedroom. There are smoke detectors in each apartment. Wifi covers the whole villa.
On the ground floor of the villa is a table tennis room, garage, and laundry room with all laundry facilities. There is car parking available in front of the villa.
The villa employs a full time local handyman and gardener, who is at hand to assist with anything needed during your stay. He can share with you his local knowledge of things to do and see. For trips to the beach and other local journeys, he can drive you in the villa's car for an additional fee. He also cleans the pool daily, and oversees the weekly clean and change of linen. A daily maid service is available upon request, at an extra charge.
The property manager will send you full directions to the villa and you will be welcomed on arrival by the villa's employee.

A great holiday getaway
There were 10 of us from the UK and US that stayed at this lovely place. The place was big enough to accommodate all of us with never feeling crowded. It is comfortable and the views are spectacular. Petar our host for the week, was a great help with not only the area, but even with helping us book cabs, and even cooked for us one night. It was a great venue and dinner was excellent. The villa had everything we could have needed, clean, and again, that view really made the stay even better. One thing that I need to note, if you do not have a car, the journey, and it was a journey, into town takes a little time. The shortcut into town is a rocky path that takes time to negotiate. You don't need to take that path, but if you do, make sure you do it during the light hours, and wear running shoes or boots. Our group didn't mind the trek, and did it both ways. They even trekked up to the fort at the top of the mountain. Not for the faint at heart, but a great adventure. If you are deciding to book Villa Atopos, stop deciding and just do it. Great villa set in a breathtaking location
We have stayed in Croatia before, but mainly in the south around Dubrovnik. We really wanted to see what the else was on offer, and I am so glad we chose Villa Atopos!
The villa is modern and well equipped, with fantastically flexible living accommodation.
The best part for us had to be the breathtaking views from the pool! Looking up and you can see the beautiful ruins of the fort- well worth an early start and walk up to- and looking down you have a fabulous view of the town of Omis.
It is around a 20min walk down into the town where there are great bars, bakeries and beaches. As well as the normal boat tours.
We were lucky enough to be able to the boat owned by the villa whilst we were staying- skippered by the extremely competent Peta, the villa manager.
A trip that we LOVED and would certainly recommend is over to the island of Brac- only 15 mins in the boat- to one of the restaurants. You can jump off the boat and cool off in the bay before having freshly caught fish and Croatian wine for a long lunch!
Our every whim was catered for by the villa manager, Peta... Including two trips over to Brac. Nothing was too much trouble and he was a great ambassador for his country!
Memories and experiences aside.... The villa was everything we could have wanted and just as it is explained on the particulars.
It was clean, tidy and presented very well. From our collection at the airport until we had to leave, it was everything you could hope for.
This certainly won't be our last time at Villa Atopos- we cannot wait to go back!

Beautiful villa with stunning views!
We stayed at Villa Atopos with friends and couldn't have experienced a better introduction to Croatia. The Villa is in the most amazing location - set high above the town of Omis with stunning views out to Brac and the other islands. You get exactly what is promised in the description for this property, it is clean, tidy and provides you with everything you could need. The pool was very welcoming in the July heat. Everything was taken care of for us by the property manager Peta who picked us up from the airport, nothing was too much trouble. You can hire out the speedboat which is owned by Villa Atopos too, something which we took full advantage of going over to Brac twice with Peta at the helm. Although this was our first visit to Croatia it definitely won't be our last - we are planning on going back to Villa Atopos again next year as there is so much more to experience. A lovely unspoilt part of the world with wonderful people.

Diese Villa ist ein Traum. 2 Superschöne und großzügige Appartements. Schöner Pool in perfekter Lage direkt am Fels. Kühlschrank mit Wasseranschluss und Crushed Ice (der Gin Tonic war perfekt). Küchen top ausgestattet. Direkt hinter dem Haus eine schöne Wanderroute durchs Gebirge immer mit Blick auf das wunderschöne Meer. Sehr empfehlenswert. 3 Familien aus Österreich.
Omis is an historic medieval town situated next to the Cetina's gorge, and set against a dramatic mountain back drop. The town boasts many good restaurants and cafes in its quaint narrow alleyways which make for enjoyable exploring. Its main street is lined with a lively picturesque tree lined market, selling everything from fresh fruit and vegetables to tourist souvenirs. The town has a sandy and pebble beach, with a dedicated swimming area. The river and the canyon behind the villa, not only provides the most wonderful scenery, but also affords a myriad of outdoor activities including canoeing, white water rafting, climbing, and mountain biking etc. The hiking is particularly outstanding along paths through the wooded slopes to the mountain ridges. The walk from the villa to the Venetian fort directly above, from where there is an excellent view of the Cetina, is a fine example. Split is a 25 km drive away and Split airport a further 25 km. Makarska is 42 km away.
