HOA and Community/Condo Rental Rules 1. Property. The property is located at: 9050 Blind Pass Rd. Unit 14, St Pete Beach, FL 33706 The property is furnished and includes: refrigerator, stove, microwave, toaster, coffee maker, dishwasher, 2 TVs, DVD player, washer/dryer/owner tools, 2 beach chairs, umbrella, towels, and linens. 2. Maximum Occupancy: The maximum number of guests is limited to 6 persons. Exceeding accommodation limit can result in additional charges or you may be asked to leave the premises without refund. 3. Term of the Lease. The lease begins at 4:00pm on Check-in Date and ends at 10:00am the “Checkout Date”. 4. Rental and HOA Rules: Guest agrees to abide by the Rental and HOA Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. (see list below) 5. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 6. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit and rental fees will be refunded as follows: 100% if cancelled 60 days prior to the Check-in Date 50% if cancelled 30 days prior to the Check-in Date 0% if cancelled in less than 30 days or for early departure 7. Insurance: We encourage all renters to purchase traveler insurance. Exhibit A RENTAL and HOA RULES This is a residential community and home for many, so please be respectful to your neighbors and be sure to abide by the Rental and HOA Rules. Violators are subject to eviction without refund. 1. Smoking is strictly prohibited inside condo. Detection of smoking in unit will result in additional charges for cleaning and deodorizing. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above. 3. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m. 4. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. The guest agrees to indemnify and hold harmless the owner and rental agent from claims or suits of third persons for damages resulting from the guest’s negligence on the rented premises. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5. Keep the property and all furnishings in good order. Damage to furnishings will result in forfeiture of deposit and the potential for additional charges 6. Only use appliances for their intended uses 7. Pets are absolutely NOT allowed. Detection of pets will result in eviction without refund and additional charges for cleaning and deodorizing. 8. Parking: • Assigned parking is limited to 1 space per condo. Use designated parking space 14 only • 1 visitor parking spot is available near the road • Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Public park is located across the street from complex 9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. A $10 dollar charge will be deducted from deposit for each missing towel. 10. Keys: 2 keys will be supplied to guest for duration of lease. Keys should be placed in designated area as outlined in Check IN/Check Out checklist. Any missing keys will result in a $20 deduction per key from deposit. 11. Garbage: Any disposed garbage must be stowed in the trash bins located on northeast corner of complex parking lot near road. 12. Pool: There is NO lifeguard on duty at community pool. Use at your own risk. Children swimming must be accompanied by and adult. Our pool maintenance service will sanitize and replenish chemicals in all pool on routine basis. 13. Storms: If there is a storm or hurricane, no refunds will be given unless: • The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or • A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. As evidenced by submitting payment or signing of Rental Agreement, the parties agree to the terms of the listed rules and this Short Term Rental Agreement.
100% refund if canceled at least 60 days before arrival date. 50% refund if canceled at least 30 days before arrival date.

We had a great time. Location was perfect, minutes from beach and plenty of restaurants around to relax and have a meal.
Just what we needed.
Great location, 1 block from the beautiful inter coastal. We sat and watched 2 dolphins play together for about 30 min. Very reasonably priced for location.
Came for a quick weekend. Place was very clean and beds were comfortable. Not far from the beach.

Nice condo. Used the pool often. Such a nice bonus to have laundry facilities in the unit. Great location too. We were able to walk to so many restaurants and the beach. Used the tennis courts across the street often!! Loved our stay
