About the Property
3 bedroom, 2 bathroom with Mountain Views, flat driveway, (sleeps 6 - 8).
Our comfortable home is very close to the Ski lifts, including the high speed quad, the 'Chili Express'. In fact, it is 3 blocks to the lift. There is a shuttle-stop approximately 90-ft. from our drive-way, and the Angel Fire Resort shuttle will pick up passengers, during ski season, to take you to and from the mountain.
We have a great view of Wheeler peak from our living room and deck, and summers are delightfully cool and refreshing at 8600 feet elevation. Get away from that heat for a while, and enjoy golf, fishing, horseback riding, mountain biking and hiking in the beautiful Moreno Valley of northern New Mexico.
Our home has no A/C, however, the summer is cool with a window open. Climb the tallest summit in New Mexico, Wheeler Peak, at over 13000'. Fish for trout and yellow perch at Eagle Nest Lake, and anglers can ply the forest streams for cool-water trout. Hunters will find abundant elk, some deer and blue grouse nearby on National Forest land. The fall is particularly breathtaking, with the aspens coloring the mountains, or listen for the bull elk bugling in the distance....(sounds like a kid in need of clarinet lessons :).
In the winter, this family oriented ski mountain has something for all ski levels, and snowboarders love the new terrain parks. Ample snow making will keep your family on the slopes even when other resorts run out of snow. If not wanting to brave the elements, then hang around the house in front of our wood-burning fireplace and enjoy a game on PlayStation, or watch a few cartoons or movies (DVD or VCR). We also have a game/puzzle cabinet for all ages to enjoy. The home has propane heat. However, firewood is stacked underneath the deck if you decide to use the fireplace.
Shoppers and historians will enjoy Taos, a mere 35 minutes or so away, with many artisans shops, restaurants, and a lengthy history going back to the Spanish explorers hundreds of years ago. A 45 minute drive north will lead you to Red River, a ski-town with a cowboy flair. Or head south down to Santa Fe for even more variety, about 90 minutes away.
*NOTE: Our home has free Wi-Fi high speed internet, and local phone usage (Angel Fire, Eagle Nest and Taos); however, no long distance service. So, if you need to talk long distance bring your cell phone.

Rates and minimum stays may vary. The owner reserves the right to change quoted rates prior to confirmation of reservation. Rates are subject to change without notice. Holiday rates are based on a 4-night stay.
DEPOSIT AND PAYMENT REQUIREMENTS:
All bookings require a 50% deposit to confirm reservation and full payment is required thirty days prior to arrival date.
$500 charge for reservations cancelled after receipt of initial deposit. Cancellations after full payment due date are non-refundable. No refunds are made for un-used nights regardless of cause.
Daily maid service is not included in the rental rate. All rentals are clean with fresh linens and starter supplies but are not replenished. Starter supplies include: dish & dishwasher detergent, toilet paper, paper towels, bar soap and trashcan liners. Please take your trash to the nearest dumpster. Dumpsters are located throughout area next to businesses and condos and are for public use. There will be an additional charge for trash left at the property. Please put all dirty dishes in dishwasher and start the dishwasher. Please remove all linen/towels and leave in the hallway.
All damages or missing items caused by guest will be the responsibility of guest to repair, replace or reimburse. Should the owner have to sue for damages, the guest will be responsible for all court costs, damages and attorney fees.

Smoking is not permitted in this home.
Check-in is after 4:00PM. Check-out is by 10:00AM
Early check-ins and late check-outs in all cases require prior approval and are subject to fees.

Owner furnishes their property as they desire. No guarantees can be made to the guest about expectations of quality of furnishings. We will make every reasonable effort to have any malfunctioning appliances (dishwashers, televisions, etc.) repaired during the stay, but no refunds for inoperative appliances will be offered or expected. Reservations are considered short-term leases/rentals with the individual property owner. Problems rarely occur but accommodations cannot always be controlled. All reservations are subject to cancellation or change for reasons including, but not limited to, strikes, acts of God, failure of guests to vacate as scheduled, owner occupancy and sale of properties. About the owner: John and Susan Badar live in Leander, TX and have been coming to Angel Fire, NM for over 20 years. Susan is retired from IBM and John still works for IBM, Austin, TX.

We love taking vacations in Angel Fire, be it winter or summer, the area holds such beauty. We enjoy skiing, hiking and biking, so we wanted to invest in a mountain property close to a ski resort. Angel Fire is such a beautiful area and it's a drivable distance from our home in Leander.
The Unique Benefits at this House:
The home is relaxing with beautiful views of Wheeler Peak. In nice weather, we love to sit outside on the deck with some refreshments; especially in the evening to watch the breathtaking sunsets. In the winter it's fun to have a view of the ski runs from the master bedroom deck. If it's cold outside, we can sit by the cozy fire with a good book. It's a short drive to Taos, Eagle Nest or Red River which provide more choices for dining, entertainment and shopping.
