Cottage in the Woods! 3BR/1.5 bath on 86 acres
This adorable 1300 sf historic gatehouse on 86-acre Hudson River Estate was recently renovated and includes open kitchen/dining room, den with cozy propane stove, w/d, dishwasher, powder room, bathtub/shower and three bedrooms upstairs. White oak kitchen counters were milled on the property from downed trees in our forest.
The former Livingston family estate boasts abundant wildlife, breathtaking Hudson River views and proximity to local points of interest such as Bard College, Olana, Woodstock, Montgomery Place, Poet's Walk, Rhinebeck, Tivoli, Hudson, Otto's Market, antiquing, skiing, hiking, biking and boating.

About Dana Perry
Our family acquired this 86-acre estate directly from descendants of the Livingston family in 1969. Situated on the the bluffs directly above the Hudson river, the property has unparalleled views of the Hudson River and Catskill Mountains. The newly renovated Gate House, originally built around 1860, offers a comfortable place for family and friends to enjoy the peace and quiet of their own private retreat in the woods.

What makes this Cottage unique
Walk the property and take in breathtaking panoramic views of the Hudson River and Catskill mountains, especially vibrant at sunset. Visit the horses, sheep and goats. There are abundant deer, wild turkeys, hawks, heron and a variety of other birds, as well as the occasional fox and eagle sighting. Bose radio has a sound dock for playing your iPod.

Our son had his wedding on this property and the immediate family of both bride and groom stayed directly on the property in what we called the big house - the mansion and we shared the gate house with our married son and Daughter-in-law and grandchildren. We were provided a golf cart to get back-and-forth to the mansion from the gate house that we stayed in. My granddaughters loved driving around the property in the golf cart. Gatehouse was charming and brought you back in time. We had an awesome weekend!
Accomodations were ok but beds not very comfortable.
Accomodations were ok but beds not very comfortable. There was no coffee which would have been a nice touch. We engaged a babysitter and she was useless and expensive. I would suggest never using her again.
Great place - clean, quiet, peaceful, a lovely place to relax.
The guard house has everything you need. The grounds of the estate are beautiful and the owners are very nice and accommodating.

We stayed with extended family who rented the big house for wedding weekend. We all loved the gorgeous setting, the pool and the hosts!!!
Charming house / amazing property
The gate house is very charming and cool in the heat of summer. The Southwood estate that it's part of is beautiful and has spectacular river views.
We had the most lovely stay at the Gatehouse at Southwood. The house was the perfect size for us ( a couple and a college-aged son and our dog) with room to spare. Everything was clean and the beds were comfortable. We barbequed each night and found everything we needed in the well-stocked kitchen. When we ran out of coffee filters the Perrys brought new ones right away. The grounds around the Gatehouse are amazing. We loved the meadows and visited the horses, goats and even the bees. The mansion at the other end of the property is often used for weddings, which must be spectacular because the grounds are immaculate. We often travel to the Hudson Valley and this particular spot is now among our favorites. It's an easy drive from NYC and the views of the Catskills are amazing. We enjoyed visiting Clermont State Park with it's lovely trails and some of the quaint local towns. The big bonus for us was the Perrys. Not only are they wonderful hosts, we thoroughly enjoyed speaking to them about the property an their respective film careers. We're hoping to return in the fall.

Ask owner about weekly and monthly rates. Winter holiday rates apply to Thanksgiving as well. Gate House does not have access to swimming pool unless no other houses are booked. Pool use may incur a modest surcharge if available.
