THE GRANDE ISLE TOWERS are located on Prosperity Point, a gated island within Burnt Store Marina. Entering Grande Isle III, Unit 205, your first sight is the wide view facing west through the living room’s wall of floor to ceiling windows. A sliding door leads to a large lanai with two sitting areas. There you overlook the canal linking the marina’s north and south basins, a mangrove barrier island, and Charlotte Harbor.

THE SPACIOUS LIVING AREA features a large open-concept living room/dining area/kitchen. An oversized Natuzzi leather sectional couch, two fully-reclining lounge chairs and an occasional chair provide comfortable seating for you and many guests. A console table/book case holds an HD television with premium cable and wireless internet service, a DVD player, videos and books. The dining area features a rectangular glass table with six chairs. Facing the kitchen is a high granite-topped bar with four leather bar stools. The fully-equipped kitchen features granite counters, stainless steel appliances, cherry-wood cabinets and plenty of pantry space. A second bar/liquor cabinet area has a bar fridge and sink.

THE MASTER SUITE (Bedroom #1) faces west and northwest with views over a mangrove island and Charlotte Harbor through sliders to the lanai. The suite includes a bathroom with deep tub and separate shower, a fully-mirrored granite counter with two sinks, walk-in closet and linen closet. BEDROOM #2 has a queen bedroom suite and walk-in closet. Its windows face east and are fitted with plantation shutters . BEDROOM#3 is furnished as a den/TV room with a queen-sized pull-out sofa and occasional chairs. The windowed wall and door off the hall are fitted with plantation shutters that can be closed for privacy. A full bath and laundry room are in the hallway adjacent to Bedroom #2. Hotel-style white towels, bed linens and beach towels are provided.

ACCESS TO ALL FLOORS is via north and south elevators. In addition stairs link all floors to outside exit doors for fire safety. Outside halls and the ground-floor indoor garage are clean and well-lit.

THE AMENITIES BUILDING is one floor up from ground level. The elegant social room has sofas, a bar area with stools, tables and chairs, television, a pool table, a grand piano and a catering kitchen; 16-seat theater with Direct TV, including the NFL package. Social events are scheduled weekly. Marble floors are throughout the amenities foyers, which also include granite countered men's and women's bathrooms. The lower lobby entrance way is reached via an elevator or the curved open grill-work staircase under a magnificent chandelier. Adjacent is a fully-equipped fitness center with sauna and steam rooms and separate ladies and men’s locker rooms. Along the hallway is a library with seating and desk.

THE SPACIOUS POOL DECK in front of the amenities building features a swimming pool with markings for lap swimming, a hot tub, comfortable lounges and umbrella-tables, a barbecue area with gas-fired Viking grills, fountains, and an outdoor tranquility garden with benches. Men's and women's bathrooms are in the hallway leading from the pool. A stairway off the pool deck leads down to a walking path along the canal between the north and south marina basins circling Prosperity Point island. There are benches, great fishing locations, and plantings identified botanically.

AN INDOOR PARKING GARAGE is located behind the ground-level entrances. One parking spot is for your use. Additional parking is available outside. In the garage are disposal bins for recycling, bike racks, carts for luggage and bringing groceries to your unit, and a dry-cleaning closet (The Greener Cleaner picks up and delivers twice weekly). An exit from the garage leads directly onto the walking path alongside the canal. Mail boxes are in the center of the building at the main entrance and newspapers including the monthly BSM Beacon are delivered there. A call box is located outside the main gate of Grande Isle III for guest announcement. In the outside parking lot is a car wash station and a closet with a car vacuum.

WITHIN BURNT STORE MARINA are walking and biking routes, boat and kayak access docks, full marina facilities, a tennis and fitness center, restaurant, and ship’s store. The Burnt Store Golf Club has 3 nine-hole executive courses and a restaurant and golf shop .

About Brian McGraw

We're New Yorkers, one of us a Canadian, and we discovered Burnt Store Marina in 2004. We bought our Grande Isle, Burnt Store Marina condo a year later and spent as much time as we could here before making it our permanent home in 2009. A few years later we purchased another unit in the same building and have been renting Unit 205 ever since.

Burnt Store Marina provides a total lifestyle for the golfer, tennis player, boater and fisherman located on protected Charlotte Harbor, a harbor second in size only to Tampa Bay. Charlotte Harbor provides unparalleled ease of access to the Gulf of Mexico and inland along the Peace River. Burnt Store Marina is close to several airports: Fort Myers International Airport, Punta Gorda Airport, and to the north Sarasota and Tampa Airports. It is the midway point for sightseeing and touring between Sarasota to the north and Naples to south, each just over 60 miles away. The small, historic, Peace River town of Punta Gorda is 20 minutes north and provides dining, arts and main-street shopping. 20 minutes south is the Key West-style fishing village and arts community of Matlacha known for its art galleries, pastel-painted businesses, and 'the fishing-est bridge' where at any time in 24 hours some will be fishing. For malls and city entertainment Fort Myers is 35 minutes away.

Burnt Store Marina is equidistant from Sarasota to the north and Naples to the south where top-flight theatrical entertainment is available. Fort Myers and Port Charlotte arenas provide spring-training venues for the Boston Red Sox, Minnesota Twins, and Tampa Bay Rays. Punta Gorda, 10 miles north, is a quintessential small town with an historic area, beautiful harbor, and excellent dining opportunities. Matlacha on Pine Island, 10 miles south, is a low-key fishing village and artists' community with pretty pastel-painted homes and businesses - what Key West was many years ago. The barrier islands of Cayo Costa and Gasparilla Island (with historic Boca Grande town) are 10 miles by boat to the west of Burnt Store Marina.

Grande Isle get-a-way

Anyone staying in this condo will absolutely love it. Not only is the condo spacious and beautifully decorated but the view is like a beautiful painting and every day and every night it is different. The sunsets you will see from your balcony are superb and the stars at night will take your breath away.

You will see manatee and their young right outside your balcony heading up the river to the yacht area. You can see them up close and personal by the docks. From the time you pass through the gates you will notice the manicured grounds.

Joanne is a wealth of knowledge of many interesting venues that you can take advantage of while you are there if you so choose.

Just pack your toothbrush because Joanne and Brian have thought of everything you could need and everything is top of the line.

Enjoy – we certainly did.

Great condo, outstanding views and all the amenities.

In the month we spent at Burnt Store Marina we had delightful times visiting the quaint stores in Matlacha and found some very nice restaurants. We also visited Sarasota and visited the swamp in Everglades city. It is a bit of a drive there but well worth the time.

We had a wonderful relaxing time and we thank the owners for the use of their condo.

Magnificient Views and More

Not only is this is condo lovely – the amenities first rate, the views terrific and the owners very accommodating, the entire atmosphere of the building and the other residents made for a perfect holiday. There are lots of social events happening in the building to which short term renters are more than welcome to attend. In the four weeks we spent at Burnt Store Marina we attended a community Christmas dinner, went on an excursion to a German restaurant with several other couples, watched football on the big screen TV in the community room and were surprised and delighted when several residents organized a surprise birthday party for my husband’s 75th. We made several friends in the building and are looking forward to seeing them again.

We loved the quaint artistic stores in nearby Matlacha and found the many enjoyable restaurants and cultural events in Punta Gorda “right up our alley”. All in all, this was the prefect holiday for us and we want to thank the owners for the use of their lovely home and for helping us settle in.
