About the property

Three (3) Bdr English Style Apt. Home- Full Bath 3 Real Beds

This home is 1 mile (or a 6 min. bus ride and a 5 minute taxi) from The Columbia Heights METRO Station

This is a beautiful brand new three bedroom apartment home in a very quiet neighborhood approximately 3.5 miles north of the White House directly off of 16th Street, North West. This is an affluent neighborhood bordered by Rock Creek Park to the north, west, and south, and by 16th Street to the east. The homes in this area are large single-family homes with manicured lawns and deer roaming around because it is steps from the home of the deer, Rock Creek Park. The nearest Metro stations to this home are: Georgia Avenue—Petworth and Van Ness—UDC. Just steps from the home, you may walk to the corner of 16th and Buchanan Sts and catch any one of multiple buses to go South to the White House and the multiple other tourist attractions like the U.S. Capitol, The Washington Monument, The Smithsonian Institute, the Pentagon 9/11 National Memorial Site, The FBI and other attractions. Most of the homes, including this one was built in the early 1900s. There is a Family that rent the sprawling home and the lower level three bedroom English home is where the vacation rental home is located.

A one time $20 service fee is required for the runner to obtain a Visitor Parking Pass (VPP) for the guest's vehicle since a VPP is required to park in this neighborhood.

Guests are expected to purchase their own laundry detergent, dryer sheets, spray starch, etc. for washing and drying clothes. From time to time the owner will provide a bar of soap and a miniature size lotion and shampoo. Guests are expected to purchase any other items needed for bathing and for cleaning or drying clothes.

About The Management Company

I grew up in the City of Brotherly Love and so enjoyed field trips to the Nation's Capitol when I was a small girl.

I decided that one day I would live in Washington DC and offer a place for people to come and enjoy the wonderful sites without straining their budget. Because I have three children, I know the importance of vacationing in a home where I can cook and where my children have ample room to roam and play. My goal is that EVERY SINGLE Guest of mine experiences a memorable time while visiting my home.

The Management Company purchased this apartment in 2009

Cozy and convenient

  • 3 of 5

The bathroom is in one of the bedrooms, I think it would be better if it was in a common area. You would have to be family or super close friends in order to feel comfortable with having to enter someone else's room in the middle of the night. That same bedroom has a very low ceiling. Watch your head if you're 5'9".

Convenient to lounges, restaurants and shopping.

Comfortable and Convenient

  • 5 of 5

Perfect base for our family of five to enjoy DC sites and see great tennis at the Citi Open tournament. This is a garden apartment -- clean, nicely appointed, comfortable beds, and we did not at all feel confined to a basement flat. Load up a Metro SmarTrip card as access to DC's public transportation network is steps away with direct shot down 16th Street to the White House and Mall, or an easy bus ride and walk to the National Zoo. Friendly neighborhood cafe (gotta have the waffles and chicken), pizza, and Chinese take out are nearby on 14th Street. Management communication is excellent.

Not Ideal

  • 1 of 5

First, the good: The location is convenient, as advertised. The photos are accurate. It was obviously cleaned before we came.

Now, the not-so-good: This is a basement unit and the above-ground rental is the primary concern of the owner/manager. In multiple ways the owner communicates that the needs and concerns of VRBO-renters are secondary to the people upstairs. One such way is the constant reminders around the unit to be quiet and not disturb the people living upstairs. It is obvious they have not received the same warning. Movement upstairs is heard clearly and a birthday party was held upstairs during our stay in the downstairs unit. There was a DJ and dancing and other party activities. We were given a few hours' warning that they were going to have "a few people over." Thankfully, the party broke up at a reasonable hour and the majority of guests were gone by 11 p.m.

As others have mentioned, wifi is present but accessibility is not consistent. Signal is weak belowstairs and non-existant in the master bedroom. The ceiling is low. The tallest member of our party is 5'8" and there were many places that were hazardous for him to walk. Including the path to the bathroom.

We have stayed in just under a dozen owner-rented vacation homes and apartments in the last seven years. By far, this unit offered the fewest extras - soap, towels, blankets, toilet paper, cooking utensils, and pantry basics were missing or the bare minimum was provided.

Now, the bad: This unit boasted two hazardous steps, including on the path from the bathroom. The second area is: the last step in the long stair-entrance is a different color from the staircase, which is red. It is the exact tile of the floor below. Additionally, there is a portion of wall jutting into the stairwell at that point, causing one to shift their attention up, to avoid colliding with the corner at just the time one needs to navigate a treacherous, hidden step.

Many days into my stay, I fell down the last step of the stairwell. I injured my ankle and knee, an injury that prevented me from completing our vacation plans and even important responsibilities three weeks latter. Although I was injured, it was not an emergency situation; I contacted the phone number I had the next morning. None of my specific requests were honored, including a recommendation for a clinic and the stair to be marked before we left. To date, the incident is unresolved and confusion about insurance remains.

Nice location. You get what you pay for

  • 3 of 5

Stayed with husband and 4 children (ages 13, 10, 9, 6 years) The location was quiet and great as it is a straight shot into DC. Takes about 20-30 by car to get to the sights. Easy to park in front of the house (need permit) Place was clean-we arrive with white socks and they stayed white. Sheets were clean but had holes in them. One even had a knot in it to close the hole. It is a renovated basement so very low ceilings especially in main bedroom so my 5’11” husband had to duck to get in bed and be careful not to hit his head when he got up. I’m 5’6” and just barely cleared the beams. Keep in mind if you have any mobility issues, you have to use stepping stones to get to the entrance and walk down a realatively narrow and steep flight of stairs into the place. Only bathroom is in main bedroom so no privacy. There are dressers but no closets except in 1 room. WiFi is pretty much non-existent as it has no signal in main bedroom and spotty on and off everywhere else. We have Verizon cell and signal was very weak down there as well. Had to ask for more toilet paper as there was a single partial roll (for 6 of us) when we got there. No control of the temp in unit as thermostat must be up in main house but they did ask them to turn it down when we told them it was way to hot for us. They are very responsive to questions and requests. Washer, dryer and dishwasher are convenient to have. When they say checkout is at 11, they mean it. House cleaner was waiting at the door at 10:15 to come in and clean. It was reiterated to me several times to be quiet so as not to disturb the upstairs tenants. However they are quite loud banging and walking around to the point of waking us up early in the morning. I wouldn’t recommend staying here with small kids as you will be constantly shushing them as I was with my kids. I did get my deposit back so we weren’t that loud. Overall it was a good stay but probably won’t use this rental again.

Great location!

  • 4 of 5

The basics of the place were very comfortable. Great place for a family to stay, felt very safe. Wifi was spotty, and we were unable to use wifi at all in one of the bedrooms. We never saw the people who live upstairs, but we heard them. Hard not to in these beautiful old homes.

Overall loved it!
