A splendid apartment of 107 m2 available for a minimum rental period of two weeks, it occupies the whole second floor of a Belle Epoque villa with its typical marble and parquet floors, tall ceilings and wrought iron balconies. Ideally located for you to visit both the south of France and Italy, 200 yards from the heart of Beaulieu-sur-Mer and an easy ten minutes' walk to the port and beaches, this wonderful apartment comprises a grand reception with French windows and balconies offering superb views over the coast and leisure port; a master bedroom, also south-facing, with a kingsize bed; a study-cum-second bedroom with a queen; two bathrooms with separate showers; a sit-in kitchen; and a separate utility room.

Tastefully furnished, it has double glazing and is equipped with all appliances and amenities including wireless broadband and a smart TV offering Netflix movies.

My husband and I are a fit older couple. He is British and I am American born, of Italian parents. We have owned a property in this part of the world for nearly 30 years. Once retired, we moved here permanently from London, England and have never regretted it!

The villa is beautiful and was lovingly renovated some 15 years ago. We are only moments from the centre of Beaulieu yet standing on our balconies, facing the sea, we have an open, high and fabulous view of the coast from Eze to Cap Ferrat. On starry summer nights, with firework displays in St Jean or from one of the yachts in the bay and music wafting from the 'Jardin des Oliviers', just beneath us, it's pure magic.

What makes this apartment unique

Quiet, yet virtually in the heart of town, our apartment will enchant you and feel like a home you will want to return to again and again: many of our tenants do! Fine shops, bars and restaurants are moments away. The weather is very special, cooler in the winter but sunny by default so even in January or February at midday it can feel like June. Always spectacular, come in full summer if you enjoy the buzz, or out of season for a quieter holiday.

More than we ever imagined!

When we were first greeted by Paola, we knew we were going to have a wonderful stay in her apartment! The warm welcome we received was just the start of the exemplary support she showed us during our stay.

Her apartment is just immaculate, extremely well equipped, everything you need is available from a fully equipped kitchen to snorkels and kickboards for the kids. It is extremely comfortable with large living area, master bedroom and second bedroom. Then of course there is the view, wow what a view! You will absolutely enjoy coming home from a day exploring Beaulieau or the local villages to enjoying the view over the marina and mediterranean.

Paola went above and beyond during our stay, from her personalised tour of the village upon arrival to arranging a doctors appointment for me (due to a knee injury and my lack of french!).

I cannot recommend this apartment enough for its location, its amenities, its view and the all round positive experience provided by the owners.

Perfect in every way!

We have had many vacation rentals with VRBO and this property is in the top 2. What a beautiful home and what gracious hosts! We spent two weeks there and could not have been more pleased with ourselves for choosing this rental.

As they say these days, "The view is to die for." We spent many hours drinking in the view of the Beaulieu harbor and beyond from the comfortable living room and at the dining table. As evening approaches, the lights of the harbor become even more captivating. One day after a short rain, a rainbow spread across the horizon.

The home is so beautiful, comfortable and spacious. It was warm while we were there and we enjoyed the constant breezes that wafted through the house. As a cook I especially enjoyed the well-equipped kitchen and the large fridge, and we made good use of the washer/dryer, too. The master bedroom and bath were very large with much more storage space than we needed. We also appreciated the private indoor car parking nearby. The home is a short walk to the main square of Beaulieu with its market square, shops, restaurants, cafes and even a large supermarket.

Beaulieu is a convenient hub for exploring the Cote d'Azur. It's a short drive, bus or train ride to many picturesque and historic villages and sites as well as the main attractions of Monaco, Nice and even Italy.

Finally, Paola and Peter, our hosts, were incredibly helpful throughout the booking process and orienting us upon arrival to the home and Beaulieu itself. We hope to be able to avail ourselves of their hospitality again in the future.

elegant apartment with splendid view

We spent 3 weeks in this fabulous apartment. The views are open over the sea, the living room is nicely decorated with elegant wooden and leather furnitures and has a high ceiling. The huge bookshelf filled with English books invites to read a lot. The 2 bathrooms are equipped with stylish English taps and marmor floors, as well as the kitchen. The laundry is very well organized and the machines are clean and ready to use. The bedrooms are spacious and offer a lot of space for clothing. Although there is no air condition, we never missed it. By opening the windows on all sides, the wind can flow through the apartment easily. The area is very secure at all times. Paola, our host, was very suportive in every way. She prepared the apartment perfectly, and offerd us a detailed introduction into all rooms and machines. Whenever a question occured to us, she took care of it immediately - and solved every problem in no time. We liked to live so close to the trainstation, to explore villages like Eze, Monaco, Cap Ferrat, Nice, .... and all the different beaches by public transportation.

Thank you for having us in your beautiful Villa. We will be coming back!

We spent 2 fabulous spring/2016 months in this sweeping and luminous flat.

THE VILLA: This gem may be more expansive and, say, richer...more lush, than shown. Eg. 1--The floor-to- ceiling, mammoth, multi-dimensional, quasi-historical can't stop. 2--The highly contemporary night-time lighting throughout. 3--The quality of appointments (art, antiques, and heirloom-rugs cuddling the well kept parquet) seems more impressive in person. 4--All kitchen/laundry/master bath/plasma TV and Wi-Fi equipment and functions are accessible and everything works. (This kitchen lacks nothing for the french chef in you. Want three ways to brew your coffee?)

The "Beau Sejour" maison nests in an especially verdant/arboreal section of BSM (blessing you w/: 1-- a seductive green scent all day, 2--a topiary enhanced sea view, 3--a birdsong chorale in stereo, and 4--the prettiest stroll to the Marche/square in the entire village.). The villa rests among a neighborhood of pristine French/Italian architecture. And home lies an easy 9 minutes from 8 or 10 splendid (open 7 days) port-side brasseries and "glaciers" (After lunch check out the adjacent Petanque/Bocci ball pitches, or the Plage-Prive' or tootle about the yacht club.) as well as 7 pretty, well-treed minutes from Centre Ville.

BSM: An attractive, authentic, manageable, family, working, shopping, little market town w/ a satisfying assortment of the usual french bistros, boulangeries etc. Nonetheless charming--no tourist industry construct is this. (Enjoy the chorus of little children at recess daily a block away.) The TER (ubiquitous, cheap, quiet and comfortable) escorts you along the entire Cote. But, locally, do revisit stunning Cap-Ferrat (your front yard) and to Villefranche port-side for lunch or dinner, wine or "glace." Bus to Eze-haut for a luncheon view.

THE OWNERS: Our views---subjective & likely inadequate? Sure, but honestly...

We found P&P authentically kind, in every way helpful, naturally gracious, easily generous and willingly indulgent. This, to a fault and beyond belief. Upfront and immediately likeable--what you see is what you get--

they are two singularly warm-hearted individuals; each distinctly endearing, hyper-appealing persons; a quality couple for sure.

We (in our 70's) are somewhat well traveled but this village, this villa and these owners "wowed" us.

We'll never forget them.

Formal Elegance from the Belle Epoque period!!

We just returned from a month's stay in this beautiful apartment! As said by so many, it is incredibly beautiful, warm and so inviting! The views never failed to take your breath away. Our "landlords" Peter and Paola could not have been any more helpful or kind...only a call or e-mail away from any help you might need. They are absolutely on top of everything! The apartment in the beautiful Belle Epoque maison is as beautiful as the view! Warm wood floors, beautiful old area rugs, books, great new TV (w/ Netflix access!) and a wonderful kitchen that accommodates any cooking need you might have. I especially loved the Nespresso machine! How easy to have a perfect cup of coffee any time so easily! We love to explore the many villages in the region, and this was the perfect spot to have as our base. We visited St. Agnes, Menton, Roquebruen vieux village, Toulon, Cap Ferrat, Dolceaqua, Italy and many more wonderful places. We look forward to returning, we absolutely loved it!!

Laguna Beach

Beautifully Appointed Villa

We booked for the entire month of September...after many months of warm communication with Peter and Paola, I knew that there would be no disappointments...and there were not! The view is lovely, the location very convenient within walking distance of everything! The home itself is filled with antiques, art, books, yet boasts all of the modern conveniences. Any questions we had, Peter or Paola quickly answered. The only complaint ... We had to leave too soon! We hope to come back when time permits. Lovely experience in every imaginable way... Highly recommend!

If you are looking for a seasonal or holiday rental, you have come to the right place. Located between Nice and Monaco, on the French Riviera, Beaulieu-sur-Mer forms the 'golden triangle' with St Jean Cap Ferrat and Villefranche-sur-Mer, both within easy walking distance along a wonderful coastal walk.

Beaulieu-sur-Mer is a delightful small town with its daily fruit, vegetable and fish market and larger Saturday crafts market. There are two local beaches, mostly public but with some private concessions offering food, etc. Bars and restaurants are plentiful in the town centre as well as along the leisure port. On the practical side there is an excellent supermarket plus fabulous delicatessens, bakeries and pastry shops.

The municipality ensures an active programme of events with a significant emphasis on music.

Public transport is reliable, frequent and cheap. Nice to the west or Monaco to the east are 15 minutes away by train. And Italy (Ventimiglia, just across the border) is only a few stops further.
