This immaculate luxury condo, perched on an emerald bluff overlooking the Pacific Ocean, offers spectacular views of the surf and famous Bali Hai mountains.

On Kauai's North Shore, near Hanalei Bay, this 1900-square-foot, ground-floor unit is found in the Puu Poa Condominiums property that sits adjacent to the five-star St. Regis Princeville Resort Hotel.

Watch sunsets, whales, dolphins, tropical birds, sailboats and surfers from the private, covered lanai that opens directly onto the lawn overlooking the ocean. Relax, grill and eat on the lanai in any weather. Take the extra light lounge chairs out on the lawn and stretch out for sunbathing or relaxing after dark as you watch the stars and listen to the surf. Just a short walk away, across the lush grass, you'll find the heated pool and tennis courts.

Directly below the Puu Poa Condominiums sits the secluded Hideaways Beach. A favorite of many visitors to the island, Hideaways is one of the top-rated snorkeling spots on Kauai.

About Peter Braunlich

We have enjoyed several months per year in our Puu Poa home since having completely remodeled it in 1996-1997.

We are retired from working in our own R&D company, from employment in a large US company and from being on the faculty of a major university. Coming originally from Germany, the European influence on the design of the interior of the property is apparent. Other design goals were achieving a light and airy internal environment. Direct and hot sunlight is avoided which, combined with louvered windows for 24-hour cross ventilation, keeps the interior comfortably cool.

The covered lanai with contemporary patio furniture and cooking/grilling facilities offers outdoor living at its finest.

Why Peter Braunlich chose North Shore

We chose Puu Poa for several reasons besides the obvious ones, namely climate and lifestyle.

The condominium's structure is solid concrete (not primarily wood) and, thus, hurricane resistant. Our unit is on the ground floor 140 ft. above sea level (therefore tsunami proof) with extraordinary views of ocean, mountains, sunrises and sunsets,waterfalls and rainbows; provides direct access across the lawn to the swimming pool and has several beaches nearby. The 'backyard' invites sunbathing in front of our lanai. The lanai itself is one of the essential living spaces of our home.

What makes this condo unique

Watching sunsets, whales, dolphins, tropical birds, sailboats and surfers directly from the lanai in the year-round mild climate; the easy access to site seeing, beaches, the swimming pool and to shopping for local food in farmers markets have made us fall in love with our niche in paradise. The serenity of our place is a treat we could not do without.

Excellent location with everything we needed

My wife and I thoroughly enjoyed our stay at Puu Puo #111, and we especially enjoyed waking up to the expansive view of the ocean through our window. We can see Bali Hai from the grassy yard off the lanai and enjoy the spectacular sunset show in the evenings. The condo is well-stocked with supplies and comforts. The washing machine and dryer was really handy. We could have packed more lightly since we could wash clothes and towels every couple of days.

There is no A/C in the unit, but the abundant ceiling fans and the ability to create a cross breeze made A/C totally unnecessary. We were very cool and comfortable at night and slept well. All of the interior doors are slatted which obviously helps air circulation. The only downside of the doors is that they don't serve as sound barriers so if someone is sleeping while you are awake then you'll need to be really, really quiet.

Hideaway Beach is right below the unit so if you don't feel like driving to the beach that day you can just walk down the trail (albeit a steep trail) that borders the condo complex. The snorkeling down there is excellent. We're also just a short walk from the St. Regis hotel, and the beach in front of the hotel is publicly available as well.

All in all, I highly recommend this unit. The owners are responsive, courteous, and kind. You won't be disappointed.

Perfect Location

We stayed here for 11 days and loved it. Perfect location. Great beach. Gorgeous views. Very nice condo. We would stay here again and again. You have everything you need in a beautifully kept, very comfortable and spacious condo. The only downfall is there is no air conditioning which is the only reason I gave it 4 stars. They do have fans in every room as well as a standing, oscillating fan so we were able to keep the air flowing which helped a lot. We thoroughly enjoyed our stay here and would highly recommend it.

Owner's Response: Thank you for your comments. Actually, the Puu Poa condominiums have originally been designed in 1981 without AC but rather for trade winds cross ventilation in the units. We have remodeled Unit 111 with this in mind: louvered windows and ceiling fans provide ventilation as well as ground floor security. Much has changed since, not necessarily for the better. People have gotten used to living in a controlled environment. Also, many owners of upper floor Puu Poa units have attempted to increase living space by constructing glass enclosures over open atrias and even some lanais. This resulted in extreme green house effects with indoor temperatures frequently above 100 F. Naturally, these owners lobbied successfully for changing the bylaws. AC is now permitted – however at the for us unacceptable price of disturbing one of Puu Poa's most cherished attributes: serenity, listening only to surf and birds during outdoor living on the lanai. The ground floor units are not noticeably affected by AC in the upper floor units. But AC on the ground floor (none of our neighbors has installed it) would mean compressors humming in the atrium gardens, spoiling evenings on the lanai by a glass of wine or even dinner. Please note also that we have a covered lanai and atrium (not glass enclosures) which keeps ground floor units the coolest of the entire condominium complex. We are sorry you nevertheless missed AC during your stay in Puu Poa 111. Please accept our sincere apologies, but we are presently unable to relent and install AC. We believe Kauai deserves to be kept as much as possible in its unique beauty and character as the "Garden Island". We are trying to maintain this invaluable asset at least in the " back yard" of Puu Poa 111. Peter & Elke
