This is a beautiful and perfectly positioned location for your holiday: immersed in unspoilt nature and yet close to the famous Tuscan art cities of Pisa, Lucca, Florence and other nearby, lesser known gems. The iconic Leaning Tower or Pisa is clearly visible from the houses, the balconies, the sun terrace and swimming pool.
La Lucertola is both near to the coast and near to the hills and mountains, yet remains convenient for access to the road, rail and air networks. Here, you can hear birdsong, enjoy the scent of the flowers and herbs and can muse and let your mind wander and relax over the fabulous views both near and far.
We offer the choice of two farmhouses in Tuscany both of which can accommodate up to 7 guests.
These properties can be rented separately or together sharing a salt water, chlorine-free swimming pool in its own secure and dedicated stunning area.
The farmhouses are set in an ancient olive grove on the southern slopes of Monti Pisani – an environmentally protected area of outstanding natural beauty.

Nestled in its own private olive grove, La Lucertola is a setting from heaven. Spectacular views over forest, field, The Leaning Tower of Pisa and The Mediterranean Sea on the horizon make this a truly enchanting location. Flowers, herbs, fireflies and jasmine blossom abound. The peace is punctuated only by birdsong.
The ample area around the house is a fun space in which to lounge, explore, cook and play. The salt water, chlorine-free swimming pool enjoys views to infinity and is situated in its own secure and dedicated area. The beaches are close by, less than 30 minutes away. Pisa and Lucca, both 20 minutes away and Florence just an hour - stay and play or go and explore - it's all on your door.
Fabulous accommodation: The accommodation offers two beautiful, spacious and well-equipped, environmentally sensitive farmhouses, each of which can accommodate up to seven people.
The houses enjoy the use of a shared, salt water, chlorine free swimming pool in its own secure and dedicated area. The farmhouses are set on the south facing slopes of the Monti Pisani, an environmentally protected area of outstanding natural beauty, in the midst of terraced olive grove, fruit trees, birds and wild flowers.
The houses are set on a hill and are reached by a private road up above the charming hamlet of Pugnano and enjoy spectacular views over forest, field, Pisa, The Leaning Tower and The Mediterranean Sea beyond. The ever changing countryside offers the holiday maker a year round choice for travel.
Feel good about this choice of holiday: The farmhouses are a genuinely environmentally sensitive choice. Solar panels contribute to the electricity supply. The water is supplied from a permanent spring from a cave above the houses - one washes in it, bathes in it and swims in it – wonderful! With many other green initiatives this is a destination to feel good about.
Great location: The farmhouses are in a superb position: about 20 minutes by road from both Pisa and Lucca, 30 minutes from the coast, an hour from Florence and lesser known gems making exploration fun and worth while. The combination of hills, sea and proximity to places of cultural interest make this a holiday location to suit and inspire all moods and fancies at all times of year.
Activities: There is plenty to do here for all ages and to fit all moods and tastes! Activities such as cookery courses, 'Restaurant at Home' catering, canoeing, rafting, cycling, walking, running, paragliding and horse-riding can be arranged either prior to arrival or while you are here. You can even play music in our very own recording studio - just ask and we can set up a session for you!

Colin, Max (age 15) and I live in a separate house and love living here! We try our absolute best to ensure that everything is as it should be for you when you arrive and indeed during your holiday. We are always respectful of your privacy and we want all our guests of all ages to feel free, happy and relaxed. Why Luisa Riddiford chose San Giuliano Terme
Luisa taught English in a school near Pisa in 1986 and fell in love with the area. We returned, many times. We made lifelong friends and began to feel that this could be a new home and a new life. After 12 years of living and working in London, we decided to take the plunge, change direction and embrace the challenge of creating a new life. We wanted to be closer to nature, direct our own affairs and to live in a beautiful place with a decent climate. We found 'La Lucertola' as a semi ruin, completely overgrown and crying out for some love and attention. We first fell in love with the incredible view and the prospect of living in the country but close to Pisa and the sea. The view is unique, breathtaking and truly inspiring. We can see The Leaning Tower, the coast and the islands of Capraia and Corsica. We overlook olive grove, forest, field and village. Overhead are birds of prey and the night sounds of owls. This place gives us inspiration and the energy to live a good and authentic life. We are happy to share this beauty and joy with our guests who over 14 years of operation wholeheartedly testify to the magic of this very special location. The houses are spacious, comfortable and well proportioned. One would happily live in them all year round - they are much more than a simple rental property - they are proper houses with a true sense of home.
What makes this Farmhouse unique
The view - irreplaceable and unique. And the place itself - beautiful and inspiring, relaxing and uplifting. From the first moment we looked out over the olive grove, into the fields and then onto the unmistakeable view of The Leaning Tower of Pisa we knew this was the place for us. Three houses, all with their own front doors. One for us and two for the guests - perfect! With the convenience of a country location and the amenities of Pisa and Lucca close to hand and Florence only an hour away. Also appealing to us is the easy proximity to beaches, mountains and rivers. We did not wish to be in an isolated position so the quick access to the airport, the motorway system and the national rail network without being able to see them or hear them was also important.

An Amazing Holiday
Once we got to the top of the twisty road – which was the only challenge of holiday - and we got out of the car we were presented with the most spectacular view of Pisa and beyond. The iconic Learning Tower and Cathedral could clearly be seen on the horizon, acting as a rubber stamp that we had arrived at somewhere special. Our villa – 1 of 2 - was set in several acres of olive groves with a swimming pool, which was essential. The villa was well equipped with all the facilities we needed, washing machine, BBQ, outside table and chairs and a balcony to once again admire the view. Colin and Louisa – the owners – are an incredible couple and were always available to advise on what to do and where to go. The 2 home chef nights went down a storm, the 2nd ending in a sing-a-long in Colin’s recording studio. We spent 2 weeks here and traveled around Tuscany, Pisa, Lucca, Florence and it flew by. We really enjoyed every minute, the Villa and Colin and Louisa played a big part in achieving this and of course the Wine helped.
A little peace of paradise in this busy world!
This was only our second villa stay, the first being the week previous in Provence, and despite our noviceness we were glad we chose this property as it lived up to all our expectations. We arrived late afternoon, and having read past reviews we were expecting the challenging driveway; it is a challenge but proved no problem for us whatsoever, you just need to go steady. On arrival we were greeted by Becky, Louisa's cousin as they were on holiday, and she gave us a guided tour. This villa is in a stunning location, near to the sea, Pisa, Lucca and Florence (a bit further away) so if you want to do stuff there is loads to see and do. If you want a quiet relaxing holiday go to the supermarket and get the weeks provisions in and you could stay there all week and do nothing. The views are spectacular to say the least, and having cooked a meal on the wood fired barbeque you can sit back and watch the sun wane whilst looking down over the leaning tower of Pisa, interspersed with the occasional ring of the local bells in the village. Perfect.
There is not much in Pugnano, some restaurants should you need them, we didn't and only ate out when making a trip somewhere. The pool and deck area are superb, although at times we felt the lower area could have done with a bit more useful shade especially under the hot sun. The barbecues were good, as was the wood fired oven, unlike our pizzas which were not so good. We had the 'Meal at Home' option one evening and this was superb, highly recommended.
The villa itself was fine, it had all you needed, but we did feel it lacked a little 'homeliness' in places and a bit more furniture in the bedrooms might have been handy. One comment we would make is that the non ensuite bathroom could do with some better showering facilities. These minor things made no difference to us, we arrived, relaxed, ate, drank and relaxed some more - this is a great place to do this! Even the fresh lemons on the tree finished off our G&T's to perfection!

The view was amazing
Pros: Colin was Amazing, we got to cook our own pizzas in the oven and the view was Astonishing!!
Cons: the Driveway was terrifying, literally hair pin turns, my husband had to sleep on top of the comforter covering with a towel because of bed springs, we had to use the same towels for 5 days
I'm leaving a 5 star rating bc this is their business and if anyone else has different opinions on what I think would be bad I don't want my star rating to deter them. I would honestly give a 3.5 ⭐️. I have a small business and think someone else should give it a try like we did, to judge for them selves. If you do stay, please go to Lucca. It's the most incredible little quaint vibrant and lively place!!!! Whatever you do, don't check in at dark because of the driveway, they are 2-point possibly 3-point turns and you won't want to do it in the dark the first time.
I would like to thank this guest for leaving such an honest review. However, I feel that it raises a number of issues that deserve a fair response:
1) The Road:
a) The wording describing the road is very emotive and is a personal opinion. There are indeed 5 bends up to the houses, but provided that the driver takes the bends good and wide, there is plenty of room to come round with relative ease. The last two bends up to the house do require a manoeuvre, but again, provided that the driver takes the bends wide then the manoeuvre is not difficult to perform.
b) The road is quite steep but if the driver comes up in first gear and takes it easy, it should not present too much of a problem. We would always recommend a manual drive, rather than an automatic not only for the road up to the houses, but for many of the roads in Tuscany as a manual is easier to control.
c) We are on GoogleMaps as 'La Lucertola' where the road can be seen very clearly
2) The Mattress - This is the first time that this has ever been mentioned to us, either face to face or in a review. If the mattress requires changing then we have no problem replacing it.
3) The bath linen - This is an eco-friendly self-catering offering and not a hotel or a bed & breakfast. We provide both bed and bath linen to every guest and there is a washing machine in the house (with cleaning and washing products provided), which, of course our guests are more than welcome to use. For guests staying for more than a week there is a fresh change of linen (both bath and bed) for every week of their stay. We feel this to be the most sensible and environmentally responsible solution.
4) After dark check-in - We would always recommend to our guests or indeed to anyone, to try to arrive in a new, unknown place in the countryside during daylight hours. Sometimes, of course, this is not possible, but nevertheless, the road is totally acceptable with main head-beams switched on.
Idyllic getaway close to Pisa
We are a family with four children and had plenty of room to relax. One bedroom has 3 single beds and the downstairs sitting room had a sofa bed. The villa is up on the hillside with stunning views of the area. Our kids shared the pool with the other family in the adjoining property. The pool area is lovely and the pool was a godsend in the summer heat. The owners provided a fan for each room. You can eat inside or al fresco. We even cooked pizza in the woodfire pizza oven with fantastic results. Pisa is 20 mins drive (once you know the way) and Lucca is 20 mins in the other direction where you can hire cycles and cycle wound the walled town. Florence is best reached by train. We even managed to drive our 9 seater van up the hair pin bend driveway up to the property everyday. The owners are just next door of you have any needs or questions. Would definitely stay here again if we come back to the area.
Peaceful, tranquil, relaxing countryside retreat
Lovely seclusion in the side of a steep hill, this self catering rural retreat is a treat! Bring your family and their family and rent both Villa's side by side! Be the envy of your dad and the joy of your mum, the wood fired pizza oven makes gastronomic treats - by you, of course! Fire up the BBQ and munch on some side salad, this is lazy days sunning by the pool and soaking in the lower valley view of Pisa. The lovely shopping village of Lucca is actually closer than Pisa, but we got the most Joy and value out of the Alimantari just north of the nearby village Ripafratta. Don't be afraid to spend between 7-10 Euro for a decent Chianti, you will be rewarded - absolutely delicious and has knocked Pinot Noir out of my number 1 position in terms of flavour!! Have fun, chill out and take everything you need.
Just back after spending a wonderful time at La Lucertola. As I drive all year round, we decided not to hire a car for the whole trip as it was our two daughters ( 16 and 12 ) first trip to Tuscany and we weren't going to venture too far. A couple of days hire to stock up was worthwhile. Our day trips to Lucca and a day to Pisa by bus were more than enough for a first visit. Luisa and Colin had kindly done an initial shop and the Prosecco and Peroni were an added surprise ! Ciapino's in nearby Molina di Quosa was great for some lovely local dishes.....great wee deli.
The hospitality and friendliness of the hosts was superb...wee things like this can make a holiday. Always there if needed but never intrusive.
The location is incredible. The view from the balcony, looking down on the countryside with Pisa in the distance was a special memory for me. Every morning had the same effect. Stunning.
Days at the pool...making pizzas in the wood-fired oven....picking herbs and fruit from the surrounding trees for various recipes...lovely !
