About Andrea & Tim
We are a family of 5 that loves London and fell in love with the Royal Arsenal Riverside and its rich history. We have lived and worked in London but have also spent time living and working abroad as both children and adults. We enjoy sharing our home with guests from all over the world--many from countries in which we have lived. Along with helping fellow Brits enjoy their Capital City or attend special events and family gatherings.

The Royal Arsenal provides the unique experience of living a modern life in surroundings where the entire history of the United Kingdom has evolved...and much of the world! The view and ambiance created by the flat's positioning, outlook and period features makes staying here a one-of-a-kind experience. You can stay in a 'new build' anywhere but no other location in London affords the opportunity to stay in a building/development that influenced the history of the world in such a profound way. For example, as mentioned in the American national anthem, 'the rockets red glare, the bombs bursting in air' came from the Royal Arsenal. This property is spacious and perfect for families (groups) ---particularly those with 3 or more kids, like ourselves. We believe families and friends should be able to holiday together. In addition, its location in the Royal Arsenal itself is unique. It's the type of place that makes you want to just stay 'home', play games and watch movies together. My husband and I love to sit at the kitchen table in the morning with the sun streaming in and read the paper while looking out over the courtyard and the amazing history that surrounds us. There is enough room for the kids to play Twister, watch movies or retreat to their own spaces with their electronic devices. Three Grocery Stores, Dial Arch Pub, Boulangerie Jade, Con Gusto, The Guard House, The Taproom, Pharmacy, Thames River Walk, Woolwich Town Centre, Farmer's Market and Community Swimming Pool are just out the gate and a stone's throw away. The travel links are superb to ANYWHERE in London (DLR/Tube, Train, Thames Clipper, London City Airport, Bus & Very soon with CrossRail-Elizabeth Line/Underground we will be minutes from Heathrow & Oxford St. -- more options and convenience than any other location in London.) And nothing in London beats a friendly and authentic East End welcome!
What makes this Apartment unique
One-of-a-kind experience and location with so many transport options to hand. Our view of the Thames and historic Royal Arsenal buildings, our location within the heritage quarter and gated 'golden square,' and the ambiance, spaciousness and period features of the flat are unique within both the Royal Arsenal and London. It is also so easy and comfortable to get anywhere in London whether Central, East, West, North or South utilizing: the Thames Clipper, Train, DLR/Tube & CrossRail-Elizabeth Line/Underground. Everything you need to make your stay comfortable is either in the flat or can be easily obtained within the Royal Arsenal, or in the shopping precinct just across the road from the Royal Arsenal Development. There are six pubs/restaurants/cafes in the Royal Arsenal and three supermarkets: Marks & Spencer Food Hall, Sainsbury's Local & Tesco's Express with many more options across the street in Woolwich Centre.

Great time in Woolwich Arsenal
Actually exceeded expectations. Apartment and the Arsenal estate were fantastic. The local amenities Pubs and shops were great. Transport connections excellent especially for Excel exhibition centre. Nice morning runs along the Thames Path. River ferry 5 mins walk and fantastic way to get into the City. Recommended.
Just as described and easy 10 minute walk to station and grocery stores. Thames Clipper also very close but unfortunately does not run to Woolwich Arsenal during the day on weekdays. Beds were so-so. We had the misfortune to stay on the hottest July days on record and could have used more fans. The largest one did not work. Lots of windows though.
Amazing London Experience
Our stay in this home in Royal Arsenal was perfect. From our earliest communication with Andrea and Tim, they were always extremely helpful and quick to respond. Their property manager Holly was wonderful. We arrived very late, she met us with a smile on her face, and ready to led a hand with our bags. She also picked up a few necessities for us to get us through that first night and morning as we arrived so late.
The community that the property sits in is beautiful. The history and architecture were incredible. The home itself is on the corner of the top floor which allowed us to get incredible breezes when the windows and sky lights were open.
Our family of 5 were all very comfortable and happy in the space. We utilized the two upstairs bedrooms which were comfortable and well-appointed. We also used the bed in the living area. My step sister said waking up in that space every day was like waking up in her own private studio apartment.
There are plenty of restaurants, bars, and markets in the area, You do not have to go more than a few blocks to find the closest restaurant. The bakery in the Arsenal area was fantastic. We also loved walking along the river in the evenings and watching the sunset.
The location was extremely convenient for us. We could take the Thames River, or DLS line to get just about anywhere we need to go. We quickly learned how to navigate the London transportation system by using the CItyMapper App. This App would use our location and the location of where we were going to tell us the best way to get between locations, including the cost,and time to get there.
All in all we can not say enough good things about our stay at Royal Arsenal, and trip to London.
Pro’s & Con’s
We are a family of 5 (2 adults, 15,13, 11 yrs olds) traveling with grandparents(total of 7). The flat had great space but the second full bed is not in a bedroom but in a corner in the family room and is hard as a rock. There is also no privacy since the bed is in the corner. The windows are beautiful and let in a wonderful breeze but there are not any window coverings, so people can see you sleeping from the building across the way. A little awkward. The three single beds for the kids was plenty of room but one bed you could feel the springs when you sat on it. One thing to also mention is that you hear planes flying over all day and into the evening. Although we were not there much, the times we were, we could really hear it. These are all small things but worth mentioning.
The area has it’s pro’s & con’s- once you get into the arsenal It is gated and very well kept and safe. The underground is very easy to get to but the surrounding neighborhood is a little sketchy. The neighborhood looks like it’s in transition. There is a great bakery in the Arsenal area with a couple of good restaurants that are reasonably priced. Otherwise, the owners were very helpful and a Holly who met us what kind and showed us everything we needed to know. We really enjoyed England and this experience!
Jennifer - you may have been happier in a three bedroom mansion apartment in Kensington Gardens (although they have airplanes too – and much more traffic noise). Our two bedroom home is exactly as described & as pictured, although many of our guests comment that it is actually so much better –- often citing it as the best holiday rental they have ever stayed in. We are in a preserved & listed building, in the quiet, gated Heritage area of the Royal Arsenal---one of the most historic areas of London with many ties to America & the entire World. I am just sorry you did not appreciate how unique & special it is to be able to stay in one of the heritage buildings as opposed to a new build or a place that only tourists stay. In addition, being a part of a real working and middle class London neighborhood does not make the area “sketchy,” it means our guests have a real London experience. London has five airports. London City is conveniently reached by the DLR but we are actually not in the flight path. Plus, there are strict noise rules that mean the airport has very restricted operating hours. As soon as the new Elizabeth Line opens, we will also be directly connected to Heathrow Airport & just minutes from Oxford Street. Even Kensington doesn’t have that convenience, nor does it have the Thames Clipper, Train, Elizabeth Underground Line & DLR to serve it—just buses & a hike to an underground station.

By far the best, of 6 places, we stayed at on our month long European trip.
I was concerned about the distance in to The City however the property is served by the Thames Clipper, a fast ferry into the centre of London and only 5 minutes walk to the pier.
The Docklands Light Railway is an easy 10 minute walk away. The DLR links up with underground system providing easy access to all Major destinations.
Communication with Andrea was fast and very informative.

Traveling with students
This was our second stay and it has been great. The owners and manager are super responsive, the location is great, the apartment is lovely and comfortable.
We always love hosting your students & teacher. Wonderful guests & it is always rewarding to be a part of guests being able to see and experience such a historic, interesting & representative area of London & British society.
An exciting waterfront development, The Royal Arsenal is 'among Britain's most historic sites', says English Heritage's, Survey of London. Dating from 1545, the Royal Arsenal Riverside comprises listed Georgian & Victorian buildings (several complete with their own resident ghosts!), Wellington Park, the Greenwich Heritage Centre--a museum about the Royal Arsenal & area, Dial Arch Gastro Pub (where Arsenal Football Club was founded), Boulangerie Jade, Taproom & Hopstuff Brewery, Guard House, ConGusto, Street Feast, Tesco's Express, Marks & Spencer Food Hall and Sainsbury's Local. The Thames Clipper River Boat direct to London attractions is at the Pier. CrossRail-Elizabeth Line Underground is 5 minutes walk from December 2018) The DLR-Tube, Train & Bus providing direct access to London attractions are just across the street in the Woolwich Arsenal town centre which has a lively street market, shopping precinct, additional supermarkets & restaurants/pubs (including Street Feast, the Woolwich Equitable and The Blue Nile -- often #1 on London's TripAdvisor!). Shop at Sainsbury's, Lidl, Tesco's Extra, WHSmith, Boots, Primark, TKMaxx, SuperDrug, Argos, Clark's Outlet, Starbucks, Costa Coffee, McDonald's, Domino's, Subway, Nandos, ethnic restaurants, fast food chains, pubs, banks and building societies. Take the Thames Clipper (& CrossRail from late in 2018) from within the Royal Arsenal to the O2, Greenwich, Canary Wharf, Tower Bridge, London Bridge, Embankment/Charing Cross/Trafalgar Square & London Eye. Frequent trains direct to Charing Cross (Trafalger Square & heart of London--theatre/West End, Covent Garden, Leicester Square, Whitehall/Parliament/Big Ben), London Bridge, Cannon Street and Waterloo (London Eye/Southbank). Swimming Pool and fitness facilities are on the waterfront & in the town centre. Walk/cycle along the Thames Path or Bus to Royal Greenwich (Maritime Museum, Observatory, Cutty Sark), Woolwich Free Ferry, Thames Barrier, O2 (restaurants, concerts, cinema, exhibitions, sports, theatre & cable car) & Canary Wharf. Former Olympic venues, London City Airport, ExCel Conference/Exhibition Centre (cable car), Canary Wharf & Westfield Shopping Centre are a few stops away by DLR. Eltham Palace and William Morris' Red House are near by.
