Fantastic Location! Greens 205 is one of few units in Shipyard Plantation that is directly on the walk/bike path to the beach. A scenic seven minute walk to the ocean, close to The Greens resort-style swimming pool, tennis and world-class golf courses. Across the street is the world famous Van Der Meer Tennis Resort and the upscale Sonesta Resort with restaurants, bars and shops.

The Greens 205 has been tastefully and completely remodeled since we purchased it as our vacation villa in November, 2012.

The kitchen is well equipped with beautiful granite countertops, new cabinets and modern appliances.

The living room is the perfect place to chill out after a day at the beach, tennis court or the golf course relaxing on one of our comfy new sofas or recliner. The writing desk is the perfect place to use your laptop or pad to catch up friends and family.

The entire first floor has been refreshed with new paint and porcelain tile.

The bedrooms have been significantly and tastefully updated this off-season. The master bedroom has undergone a gorgeous transition by smoothing out the popcorn ceilings, removing the carpet, adding oak hardwood flooring, replacing the bathroom vanity and repainting the entire space. The spare bedroom was refreshed by removing and smoothing the popcorn ceiling as well as repainting the entire room.

For your convenience, High Speed WiFi is provided.

For your relaxation, flat-screen TVs are installed in the living room and master bedrooom.

For your comfort, a modern HVAC system was recently installed and undergoes a tune up twice annually for maximum efficiency.

For your safety, the condo is equipped with a keyless entry system to enhance security and remove the worry of losing keys.

The living room, dining room, breakfast nook and kitchen are open which affords unobstructed views making this unit even more airy, light and friendly. Upstairs, the master bedroom offers a king size bed with new mattress and boxspring, two closets and a new 32 inch flat screen TV. The master bath is located upstairs and a half bath is located downstairs.

Our condo is very well equipped, maintained and is continually being improved.

Shipyard Plantation is a gated community that offers miles of leisure and bike trails, 27 holes of championship golf (green fees not included), 24 hour security, fishing lagoons and much more. The Greens is one of the Shipyard Plantation's most desired properties for beach loving family vacations as well as golf and tennis.

Coligny Plaza, HarbourTown and South Beach Marina are just minutes away. Many quality restaurants are also just minutes away. The upscale Sonesta Resort is located across the street with many amenities such as restaurants, bars, coffee shop and a health club that offers daily and weekly memberships.

We loved this location and hated to leave

Well, I don't know how this property could be in a better spot. It's in a gated community and you don't have to drive very far back to the villa. This villa is right up front so you are right off the bike path which means it's just a 5 minute walk to the beach and less than that back to the pool. This is the most beautiful pool area I have ever seen. The trees just wow you everywhere you go on the island. The walk to the beach is shaded and very scenic - it's not one of those brutal slogs through the sand with the sun blazing down. It is a very convenient location. Hilton Head Island is simply one of the most beautiful places we have been.

They have two adult bikes and I must say that being able to bike all over the island was very cool and added another layer to the beach experience. There are great bike paths all over the island. The beaches are wide because they build far off the water so you have plenty of room to ride even when it is crowded. There are long stretches of beach where there is almost no one. This island has been developed the way they all should be - nothing tacky and everything seems to fit in to the trees and the scenery.

Jim was extremely helpful and responded quickly to any requests we had. The layout of the villa is fine. We had two 17 year old girls and two adults. There is one shower/bathtub upstairs with a toilet and vanity and downstairs there is a toilet and a vanity. It worked well for us. The room the girls slept in does not have windows but our girls liked it. It was dark and cozy in there and they slept great. With an island like this you don't want to spend too much time indoors anyway because there is so much to see and do. The beds were extremely comfortable. There is plenty of sitting room downstairs and a very nice deck out back where you can eat a meal or just sit and watch the people go by on the bike path.

There are many good restaurants on the island and everything is close by and if I don't stop with this review soon I am going to become depressed because I want to be back there. :)

We loved staying here and hope to return next year. And there is wildlife all around. The Greens has several ponds and I spotted many gators as I biked around the island. Loved watching the egrets fish as well. A lot of golf courses for those so inclined and a saw many people with a fishing pole in their hand as well. A great memory that puts a smile on my face as I am typing this review.

Cozy Hideaway in Shipyard Plantation.

My wife and I had a wonderful week at this very welcoming condo. There are new appliances and a new king bed, bicycles, an extra bathroom and proximity to the beach. We walked and biked on the beach - saw over a dozen dolphins at South Beach. One day a red-shouldered hawk(I think) flew up in front of us and perched in a tree about 15 feet away - magical!

Wonderful accommodation!

Very nice place to stay. Very convenient to the beach and the pool within the complex. Bike and walking trails are easy access. Many updates make the unit fresh and modern! Just two of us traveled this trip but the condo could easily be comfortable with another couple or a family with children. Would definitely try to stay here again if available.

Relaxing Family Vacation

My family and I visited HHI for the first time at the end of August. We found this villa to be clean, comfy and with a kitchen that was well stocked with equipment. The pool was especially nice with it's warm water and a short walk away. The beach took about 10 minutes to walk to, but my kids enjoyed looking for alligators along the way and the host left us a beach cart to use for our beach equipment which was very convenient. The beach was clean and not too crowed. We enjoyed looking at sand dollars and dolphins while playing in the water. The outside showers at the beach were nice to use to rinse off. I really enjoyed HHI dog policy instead of no dogs at the beach , we could bring our furry friend before 10 am or after 5 pm which is unheard of in Jersey during peak season. I would recommend this villa to a friend and I found the host helpful and polite.

Enjoyable Stay

We had a very nice stay at Flip Flop. It was a perfect size unit for our family of 4. Nice to have a second bedroom with the larger beds, for adult children, instead of the more typical, twin beds.

Pool is a nice feature, though could be cleaner, due to the tree debris.

Internet worked very well, which is a "Must" for my family. as they use for their careers, which is never on vacation.

Condo is an easy walk to both pool and ocean. Complex is a short drive to all shopping needs.

It is decorated very cute with a "flip flop" theme. I would recommend renting from Jim and Diane. They are very helpful with area recommendations, and assuring their guests have a great stay!

Doggy vacation

The location is great. Close to the beach and easy bike ride to Coligny Plaza. The condo had everything we needed, but we did have a few hick ups. The second day in we were informed the dishwasher wasn't to be used because the cleaning staff had told the owner it was leaking. Can't say I enjoyed hearing of this because I don't go on vacation to wash dishes. Upon speaking to Jim, I told him we would run the dishwasher and see if it leaked. It didn't! Yeah, no problems there. Figured the cleaning staff had placed items in incorrectly which caused it to leak.

All went well from there until the last night. The air conditioner broke! The condo became very stuffy and it was a difficult night's sleep especially given we had a long drive home the next day. The owner called and let me know there was a problem with the air conditioner and that he had called a service guy to deal with it. Jim is prompt when fixing problems.

Having said that, we had our 2 dogs with us on this trip. We haven't ever had any problems with them, so it was surprising to me that we were informed that the carpets and the couches in the condo which did not stink and were not stained when we left had to be cleaned because the new tenants said the condo smelt of urine.

When we arrived we did find the condo had an animal smell to it. Given that Jim rents to pet owners we didn't think anything of it. We aired it out for a bit and all was good. I don't believe the new tenants were pet owners, but I do know my damage deposit was not returned. Jim t had to clean the carpets and the couches for this new tenants stay. Like I said he is prompt when there is a problem.

Lesson learned, when traveling with pets take a picture of the place when you get there and when you leave, so you have proof of how the place looked before and after your stay. It's your only protection otherwise you may be out some money.

Owner's Response: Catherine, you are correct our condo is “Close to the beach and easy bike ride to Coligny Plaza.” Sorry about the dishwasher issue. After checking out, the previous renter told me that the dishwasher sometimes leaked for them. Thank you for your patience in checking out the dishwasher for me, the renter before you may have loaded it incorrectly. Yes, I am prompt in fixing problems when they arise especially when it comes to the HVAC system, it is vital for the comfort of my guests. The Air Conditioner failure was a major problem on a Saturday but the HVAC service company that maintains my equipment did a great job and had the system up and cooling in about 5 hours. After the HVAC technician left, I got a call from the cleaning inspector telling me of the stains and odor and a few minutes later a call from the new renters. I worked very hard to find our new renters another condo at my expense, but being the peak rental season, none were available. The renters the week before you that did not have any pets and said it was clean and odorless. A family member that used the condo a few weeks before you said it was spotless. That family member is a neat freak and is not a lover or owner of animals. We have been renting out our wonderful Greens 205 condo for 5 seasons. Yes, an occasional problem comes up but until now we never had to withhold even a dollar of a damage deposit. Thank you for the valuable feedback
