This is one of the Deluxe One Bedroom Condos, this 923 Square Foot Deluxe 1 BR with a separate private Bunk Room, Queen sleeper sofa, sleeps 5, 2 full Baths, washer/dryer, full kitchen, cable TV, WiFi, Private (30 foot) Balcony overlooking Gulf can be accessed from the Master Bedroom or Living room. Our condo – Tidewater 1412– is intentionally outfitted in Beach motif as a second home to discerning couples and small families. Tidewater management has strict policies that uphold the upscale and relaxing nature of the resort, the HOA requires a $25 registration Fee plus tax, upon arrival. No rentals to anyone under the age of 25.

In addition to a spectacular unobstructed Gulf-front view from the living room and master bedroom, as well as a 30 foot covered balcony, this 1 bedroom, 2 bath unit sleeps five and has been decorated and furnished in a Beach style. That includes plush bedding, flat screen television and fully furnished kitchen. It is located in the western end of Panama City Beach and is very conveniently located, including being within walking distance of the Pier Park mega shopping/entertainment complex.


We prefer weekly or monthly guest bookings. Our condo is furnished as second home, including premium furnishings and full kitchen appliances and cookware. We are right for couples and small families desiring a comfortable extended getaway. Our condo and the on-site amenities are simply more than a hotel room.

We require higher housekeeping standards (we employ our own housekeeper) and have purposely put the value in weekly (and monthly) stays for better booking and scheduling continuity. For those reasons, the shorter-term stays are not conducive except during certain periods of the year. Even then, a 3-night minimum is required.

We have learned this delivers a much better overall experience for our guests.

Rates are quoted plus State of Florida taxes (12.62%), cleaning fee and resort registration fee.

Payment may be made by credit card. Credit Card processing fees will be added to total guest rental fee. Rates are based on availability and subject to change without notice.

(SPRING BREAK REQUIRES verification of minimum age of 25 for primary renter and one 25+ tenant for every 2 guests under 25.) Rates subject to change without notice.

For your information, the rental policy for the entire Tidewater Resort is as follows:

Renters must be 25 years of age minimal in order to rent Condos at this Resort. Further, one 25 years old renter must be actually living in the unit for every three guests occupying the condo. In addition a 50% visitor rule has been adopted. Guests renting a one bedroom unit are only authorized a maximum of 3 visitors at any one time.

Any renters violating these rules will be automatically evicted. These rules will be enforced very strongly, especially during Spring Break

Great End of Summer Vacation!

This was my second year staying in Tidewater 1412. James is great to work with. He calls or texts to make sure that everything is going well and that we received all of our instructions. The condo on the 14th floor was perfect for me...high enough to be above the noise, but low enough to enable a fantastic view of the beach. The condo was very clean, well stocked, and very comfortable. I absolutely loved the double reclining leather love-seat. The condo is very close to Pier Park, Walmart, Target, Winn Dixie, and lots of places to eat. Our favorite place was Thomas' Donuts toward the west end of the beach. Great for ice-cream, hamburgers, fries, chicken avocado club sandwiches, and of course, fantastic donuts. The picnic tables across from the beach make it a perfect place to go for families. Also, for folks who like to play tennis or jog, there's a recreational complex 2 blocks away, Frank Brown Park, that is free for public use. The pools require a fee to use. The Tidewater complex has great pools, hot tubs, and exercise room. For me, it's the perfect place in the perfect location. Highly recommend!

Condo was very nice!

The condo was very nice, the view was phenomenal and the beds were very comfy!! Only a couple things that didn't work out right-- the dryer was very slow in drying clothes- but I did send an email to the owner- and the rugs in the bathrooms and kitchen needed to be cleaned or thrown away. After taking a shower you had to wear socks or your feet would get dirty. The elevators were extremely slow again this year. We like Tidewater but the elevators are still a downfall. James, the condo owner, was wonderful to work with! Very easy going and very easy to talk to! Thank you for letting us stay in your condo!!

Nice, family friendly condo right on the beach

I spent time researching condos for our vacation, as it was our family's first beach trip in 5 years. We spent 7 nights in PCB at this condo. We have 8 and 6 year old girls and this condo was perfect! They liked the bunk beds, and my husband and I really liked having a comfortable King sized bed, as that's what we are used to at home. The kitchen had most everything you could think of, and we actually cooked a lot of meals in the condo, which was nice with young kids who have a hard time with the restaurant wait times. The views off the deck were AMAZING! I know a lot of people complain about the elevator wait times, but we were there at peak time, 3rd week of July, and the longest we had to wait was 12 minutes. Many other times, it was under 5 minutes. We had two chairs and an umbrella available to use, and we never had trouble getting a chair, even in the afternoon. I liked that this condo is managed by the owner and that I would be able to have direct contact with someone if there were problems. We had a small problem, and James answered his cell phone and had it fixed within an hour. Great service! Amazing vacation.

Very nice place on the 14th floor!

The place is everything we needed for a family of 5! We fit comfortably with no complaints about the accommodations. Would definitely stay here again in the future and recommend to anyone visiting the PCB area.

Beautifully Decorated Vacation Home With Stunning Views

I can't say enough great things about this property or about the owners. The condo's relaxed decor makes you feel right at home and there is enough storage space for all of your personal belongings. The open floor layout provided plenty of living space and had comfortable seating for our family of four. The beach views were stunning. While it did rain some during our stay, we never felt like we were missing out because of the gorgeous view of the ocean. Everything was exceptionally clean and we encountered no issues whatsoever. Working with James & Bobbie was a pleasure. James checked in with us after our check-in to ensure we had no problems. I always felt like he was just a phone call or text away. We look forward to returning to 1412 soon!

Why James & Bobbie Mahaney chose Panama City Beach

Vacationing at the beach has been a highlight of just about every year since we got married, so owning a vacation home on the beach. We choose Panama City Beach and this particular condo because of the beautiful white sand beach, the brilliant emerald-green waters, and the large balcony and floor-to-ceiling windows that allow us to view the ocean from the living area and the master bedroom. The fresh seafood is fabulous - both for eating out or taking advantage of the area seafood markets to cook in and enjoy a quiet dinner watching the sunset!

What makes this condo unique

We enjoy relaxing on the beach with a good book, an occasional dip in the ocean and a leisurely walk on the beach - especially at sunset! With the large balcony, spacious layout, and fully-equipped kitchen we can relax and enjoy the sounds & sights of the ocean - even if one of those late afternoon rain showers pop up. Pier Park, the new beach-side shopping & dining community is just a half a mile away is a great way to spend an evening window-shopping, dining, or enjoying desert and music. There really is a lot to do, but most of all, we enjoy the relaxation and slowed-down pace of beach life.
