I am located very close driving distance to the strip as well it's a great neighborhood that is safe. Also the house is located on the west side of town, which is slightly elevated higher than the strip so your visibility is like a panorama of the south strip while driving east looking at the Mandalay bay and Luxor hotel looking upward.
The property is also located far enough away from the strip to have some peace and quiet from the other tourists. The street next to the house is a little more busy which is real convenient to follow right down to the strip. This property does include a pool and a hot tub that is open during the spring, summer, and early fall months.
The property modern touch, along with the upgrades is a highlight for luxury living with several home connected devices. This includes brand names like LG, Samsung, and Bose, along with a karaoke machine for family gatherings.
The State of the art appliances also make cooking easy while working in kitchen. There are many other additional upgraded modern perks while staying at this property. If you like modern then this is the property for you.
Coffee is also provided using K-cups as well as capsules with the Nespresso espresso machine are complementary to you as well as the drinks inside the fridge. Teas are also located in the cabinet along with six different flavors to choose from. Pots and pans and kitchen essentials are also provided for your convenience during your stay.
Cleaning fee is set at a fix price for each stay, but additional fees may apply that are refundable after you're stay (if there isn't any damages to the property or items that were used)
Check in time is 4PM - 9PM
House is open along with the spa and pool (backyard). Shed and garage are locked and off limits to the guests.
Mostly everything around is open late or 24 hours. Also this is very close to the strip which includes short traveling distance.
There is a local Walgreens less than a mile away as well as a hospital less than a half a mile away. Within 2 miles there are over a hundred of eating establishments as well.
Besides the strip, this property is also close to Palms casino and New Orleans. If you travel further west; wet and wild waterpark is open during the summer months and that is just about 6 miles away. This property is almost within 30 minutes driving distance from anywhere in the valley.
The RTC busses do travel within the area closest bus stop is less than 5000 feet away. I would recommend Uber or a taxi as it's about 12 minutes from the Strip traveling by car.
Please keep the noise down after 10 PM and be respectful to the neighbors. The neighbors are very nice but also quiet people and like their peace. A few of the immediate neighbors do have my phone number so please limit the noise so they will not have to call me. It would be embarrassing on my behalf.
Please no smoking on property at ALL.
Also, please do not take any extra condiments if you do not plan on using them during your stay. I would like to keep the cost down for future guest so ONLY taking what you need will help me accomplish that. This also includes items from the office as well please do not take all the pens and paper. You may use the office computer and printer but please keep the printing light. If you plan on printing a whole presentation that is more than 20 pages long I would recommend a local Kinko's.
I invite my guess to be comfortable in this house but please be observant to the thermostat and set accordingly. During the cooler months please lower the thermostat to the mid 60s while you're away for several hours and during the hotter months please raise the thermostat to the high upper 70s while away. While present on property; please do not put the AC on anything colder than 68 degrees, and do not place the heat on anything hotter than 76 degrees.
If you choose to use the barbecue grill, please make sure you shut off the propane gas tank by cranking the knob off once you’re done. Please be aware there's a $45 charge if you forget to turn off the knob because most likely I will have to replace the propane gas tank.
Please park your vehicles in the driveway or outside on the street. Please do not use the garage as it's currently being used to store some supplies.
Spa / Pool Rules: See Posted Pool Rules Upon Arrival by Pool Area.
The spa / Jacuzzi may be heated for up to 4 hours a day. It takes up to an hour and a half to heat (prep-time). If you would like to use more hours daily, please ask me prior to using more than 4 hours. Their may be an additional charge. If used more than 4 hours and left on for several hours (4+ hours), additional charges may range from $20 to $100 daily depending on the usage. ::: Additional charges apply if you heat the pool (see below)
The pool may be used as well but keep in mind their is an additional charge of $350 per day if you heat the pool. Please contact me prior for approval. Keep in mind, it takes about 12 hours to heat the pool so contact me a day ahead of time if you want it heated upon arrival. If accidentally heat the pool, I do expect you to pay the daily price to heat the pool. An invoice would be sent to you during your stay or after.
You agree to pay additional fees after booking (if applicable) if discussed and agreed upon in prior messages with the host.
You break IT; You Buy IT; Policy: Any smaller broken, ripped, stained, misplaced and/ or non-repairable items /areas will be invoiced directly to you; any item bigger may jeopardize your security deposit. If smaller item(s) amounts are not paid in within the first 48 hours of the invoice time stamp; it may jeopardize your security deposit indefinitely.
IMPORTANT NOTICE ‐ Wipes & Personal Hygiene Products Clog Sewer Lines! Many household products are labeled and marketed as DISPOSABLE and/or FLUSHABLE; many baby and adult personal hygiene products, along with household wipes and cleaning towelletes are labeled both disposable and flushable.
While these products may be marketed as a convenience item in this way, the truth is that these types of items have the ability to clog and stop up the sewer line on the property. Unlike toilet paper, these products DO NOT break down once they are flushed. A repair of the on-site sewer line can leave the home owner or business owner with a very costly sewer repair. Which is why we enforce a very strict policy and if discovered in violation of flushing any item besides normal bodily fluids and toilet paper; may result in a fine up to $1,500 which is the average cost associated to hiring a contracted plumber to correct the issue.
The following items should NEVER be flushed into the sewer system: Disinfecting/surface wipes, Mop or “Swiffer” type refills, Baby wipes, Paper towels, Jewelry wipes, Pet care wipes, Cosmetic wipes, First Aid wipes, Disposable diapers or diaper liners, Bio-pads (nursing home, home health care, etc.), Cotton swabs, Feminine hygiene products, Toilet cleaning pads, ANY Moist type towelettes.
Prior to check in, please email a copy of your government ID and your guest(s) government ID (clear image of your ID by cell phone picture should work) so I can confirm who will be staying on the property. This helps me protect my property from guests who decide to take items like bathrobes, towels, charging cables, etc off property after their stay. Guest who provide ID's are more likely to respect the property and items inside, which is why I ask for an ID of each guest. If you have questions about this, please message me so I can answer accordingly.
Also; any guest hosting or entertaining guests or throwing parties outside of the notified guest amount in your reservation, may jeopardize losing your security deposit at my sole discretion. Please ensure you book the correct guest total within your reservation. You may notify me up to 24 hours prior if you would like to add more guest(s) to your stay at the current rate set within the profile details. Additional guests not mentioned entering the property will be charged $75 per night per guest if discovered at the day of check in. Please be transparent with me, if you do have guests visiting for the day (not overnight) I may make exceptions if you contact me prior. If any of the house rules are broken; I may ask you to leave the property.
