3 bedrooms upstairs, full bath downstairs. This home was built in 1885. Fully equipped home is a great place to use as a home base to tour the black Hills. The main bedroom has a queen bed, back bedroom has a full bed, the middle bedroom has a full and twin bed. You walk through the middle bedroom to access the back bedroom. The base rate of $165/night is for the first 2 adults and any children under the age of 15, additional guests 15 and over are $15/night.

The yard is private with furniture and gas grill.

About Rita Chapman

We bought this vacation home in 2012 so our daughter would be closer to school. We have loved being in the community of Hill city. Everything is within walking distance. We are avid cyclists and the mountain biking and road riding are wonderful. We own Happy Trails Cabins in Silver City and have run a cabin rental business since 1995. We live in Silver City in the summer taking care of our 5 cabins. Both of us are from Rapid City and love the activities the Black Hills have to offer.

Why Rita Chapman chose Black Hills

We bought this property because, though we love Silver City (where we have lived since 1995), we wanted to be closer to the amenities of a city. The groceries, post office, library, school are within 3/4 of a mile from the Hill City Home. We love the private yard with views across the valley of the surrounding ridges. We even have a great view of Harney Peak in the distance.

What makes this house unique

We have always loved homes with personality. This wonderfully kept up home has the unique personality of the late 1800's. The stairs are narrower than modern ones and a bit steeper. We do not recommend this home to those with difficulty negotiating stairs.

Great location.

All the bedrooms were upstairs & the stairs were narrow & steep. My mom (85) stayed with us & decided she would prefer sleeping on the couch which was large & comfortable.

We loved the well stocked kitchen. All the appliances (refrigerator, dishwasher, gas range) were newer & they had everything we needed (coffee maker, water kettle, plenty of dishes, pans, etc). The grill was excellent.

The hardwood floors were beautiful & furniture was very nice. The bed we had was comfortable.

We enjoyed being in Hill City. We did day trips to Sheridan Lake, Nemo, Mt. Rushmore, Spearfish Canyon & it was a perfect central location.

Great Owner and Great House

It was quick and easy to coordinate with Rita. When we arrived (early) we were allowed access and found the house clean and tidy. The house is beautiful and has tons of character. Parking was right in front and always available. I would definitely rent again if I am in the area.

A very pleasant home away from home

We had four great days at this property in Hill City. It was so much better than staying in a hotel. Each of our kids had their own space and having one bedroom be a walk-through to the other wasn't an issue at all. The master bedroom was separate and comfortable. AC doesn't reach the upper level, but there are fans in each room that were adequate (though it should be noted that we had unseasonably cool temperatures that week). The stairs to the upper level are narrow, but it wasn't a problem for us. My youngest (7) was a bit skeptical on seeing that it was an older house, but he wound up loving it. The downstairs was very comfortable for the four of us and the kitchen had everything we needed. The location was perfect for us. Hill City was a short walk away and we walked into town several times. It was a great home base for day trips to Custer, Hot Springs, Spearfish, Devil's Tower and more. The house has a great perch overlooking the city and a nice outside table that we enjoyed a couple times. Highly recommended!

The 1885 Hill City Home is 1 block off Main St. in Hill City. It sits on a hillside with a wonderful view of the Hill City valley. Close to the unique shops and restaurants that put Hill City on the map. Within a close walk to the historic 1880 Train, Black Hills Institute of Geological Research and the Mickelson Trail.

Pet Fee $15

We are a licensed vaction home in the state of SD and the city of Hill City. The base rate is for 2 adults, we charge an additional $15/person for guests 15 years of age and over. We do not charge a cleaning fee and expect the home to be left reasonably clean and tidy. We will charge for any damages. If the home is left unreaonably dirty we reserve the right to charge a $50 cleaning fee.

We take personal checks and credit cards. 50% of the stay is required for the reservation, payment upon arrival. You may call me with a credit card number or let me know you are mailing a check. Deposits are refunded for cancelled dates that get re-rented, credit card refunds have a $15% service charge. The base rate of $165/night is for the first 2 adults and any children under the age of 16.

Owner's Cancellation Policy

  • 50% refund if canceled at least 7 days before arrival date.
  • 100% refund if canceled at least 14 days before arrival date.
