New on the market, this is an amazing opportunity to be at the heart of the action for both the largest arts festival in the world, The Edinburgh International Festival and Edinburgh's Christmas & Hogmannay celebrations. Just minutes walk from the main venues and cultural/historical attractions, German markets, ice rink and big wheel etc for the festive hols, and surrounded by the best shopping, bars and restaurants, this is all about location, location, location! Pleasant walks can be enjoyed nearby along the Water of Leith walkway, Inverleith Park and the Royal Botanic Gardens while there is convenient road access to the west leading to the city bypass, Edinburgh International Airport and central Scotland’s motorway network. The apartment opens into a square reception hall providing access to all rooms. To the front of the flat and with a southerly aspect from its twin sash and case windows is a magnificent drawing room featuring a gas fire with iron grate and pretty timber mantle, dado panelling and delicate plaster work. A glazed door provides secondary access from the drawing room into a striking breakfasting kitchen fitted with an attractive range of painted timber units topped with thick granite surfaces and incorporating a full range of integrated Baumatic appliances including a recessed range cooker set within a bespoke pediment, oven/grill, and microwave as well as a AEG washing machine and full height fridge/freezer. The apartment is located on the second floor of the building - one of the first tenements to go up in The Georgian 'New Town' designed by the architect of The New Town, James Craig in approx 1790.

About Morris Paton
I've owned another property in this building for more than ten years, both as my home and as a rental (as detailed above). When the opportunity came up to purchase the apartment directly below mine, in November 2012, the family were mobilised. It provides future clients with the option of renting both together for larger groups, and is also a different lay-out to my original apartment on a lower level, which in the absence of an elevator will provide another option to our visitors. I worked as an actor for many years and as a radio broadcaster on the BBC, presenting arts programmes. I'm also very interested in cultural tourism projects and in 1996 created The infamous 'Edinburgh Literary Pub Tour' - an award winning tour performed by professional actors. It runs throughout the year and Rick Steves, presenter of travel programmes USA wide, is quoted as saying in a recent review, 'for an entertaining insight into the greats of Scottish literature, served up with new friends, good beer, and lots of laughs, The Edinburgh Literary Pub Tour is my vote for the best way to spend an Edinburgh Evening!' so can't be bad!! Warm and cosy central apartment
This is the 4th time we have stayed at this apartment. It feels like coming home. Well situated, lovely large rooms, clean and warm. Couldn’t ask for more.

thoroughly enjoyed our stay in the flat on Castle Street; located within walking distance of the train, buses, Royal Mile shops and a variety of restaurants. We would definitely stay there again!
Everything we wanted
We loved the flat. It is centrally located at walking distance from everything we wanted to do and see. The flat is very comfortable, great rooms and bathrooms. Nice kitchen with all that was needed. The flat is also surrounded by extremely great restaurants and drinking holes. All in all we couldn't have asked for a better accommodation.

We found this suite so well located in the best part of town, convenient to wonderful shopping and site seeing. The suite is immaculate with a well equipped modern kitchen, and wonderful warm lounge living room with comfortable furnishings to relax after a long day touring around. It is a well cared for suite and we would recommend this accommodation to anyone with high standards.

The best views of Edinburgh Castle from the apartment, including the end of festival spectacular fireworks display from castle ramparts - dates still available. Minutes walk from all festive major attractions including; castle, museums and galleries, Christmas market and Hogmannay festival events. It is a 5 star luxury apartment with all the amenities you would expect from a property of this calibre. City centre living but with 'sound-proofing' in Master bedroom and working shutters. Private garden for residents only just 2 mins walk, surrounded by great shopping, restaurants and bars.
Hopefully more people can now have the chance of experiencing this luxury apartment right in the heart of the city with the new winter rates! As Winter approaches, this apartment is not only warm as toast, but has the added benefits of underfloor heating in the bathroom and a wonderful steam/turkish power shower. The street atmosphere in December becomes very festive, with xmas street decorations and winter fiestas, markets and sometimes organized street parties.
