Stunning city centre apartment with amazing views of Edinburgh Castle in the heart of Edinburgh. New on the market, this is an amazing opportunity to be at the heart of the action for both the largest arts festival in the world, The Edinburgh International Festival and Edinburgh's Christmas & Hogmannay celebrations. Just minutes walk from the main venues and cultural/historical attractions, German markets, ice rink and big wheel etc for the festive hols, and surrounded by the best shopping, bars and restaurants, this is all about location, location, location! Pleasant walks can be enjoyed nearby along the Water of Leith walkway, Inverleith Park and the Royal Botanic Gardens while there is convenient road access to the west leading to the city bypass, Edinburgh International Airport and central Scotland’s motorway network. Waverley Train Station is also within a short walk.

The apartment opens into a square reception hall providing access to all rooms. To the front of the flat and with a southerly aspect from its twin sash and case windows is a magnificent drawing room featuring a gas fire with iron grate and pretty timber mantle, dado panelling and delicate plaster work. A glazed door provides secondary access from the drawing room into a striking breakfasting kitchen fitted with an attractive range of painted timber units topped with thick granite surfaces and incorporating a full range of integrated Baumatic appliances including a recessed range cooker set within a bespoke pediment, oven/grill, and microwave as well as a AEG washing machine and full height fridge/freezer. The kitchen is well equipped to a high standard with everything you might need to make your visit more like home.

The bedrooms comprise a generously proportioned master bedroom with dual aspect views towards the castle and features secondary double glazing while also benefitting from a luxurious en suite shower room. The second double bedroom has full working shutters and is served by an equally well fitted bathroom off the hall. There is currenly also a double bed in the second bedroom, but for a rental of one week or more than this can be switched to two singles. There is also the option of a pull-out bed for a fifth guest or over night visitor (rates vary depending on total groups size and time of year). The apartment is located on the second floor of the building - one of the first tenements to go up in The Georgian 'New Town' designed by the architect of The New Town, James Craig in approx 1790.

We have two luxury apartments in this unprecedented central location. For those who've larger parties or would like a choice of decor. About Morris Paton

I've owned another property in this building for more than ten years, both as my home and as a rental (as detailed above). When the opportunity came up to purchase the apartment directly below mine, in November 2012, the family were mobilised. It provides future clients with the option of renting both together for larger groups, and is also a different lay-out to my original apartment on a lower level, which in the absence of an elevator will provide another option to our visitors.

I worked as an actor for many years and as a radio broadcaster on the BBC, presenting arts programmes. I'm also very interested in cultural tourism projects and in 1996 created The infamous 'Edinburgh Literary Pub Tour' - an award winning tour performed by professional actors. It runs throughout the year and Rick Steves, presenter of travel programmes USA wide, is quoted as saying in a recent review, 'for an entertaining insight into the greats of Scottish literature, served up with new friends, good beer, and lots of laughs, The Edinburgh Literary Pub Tour is my vote for the best way to spend an Edinburgh Evening!' so can't be bad!! Spacious, well-equipped and located apartment

We were a party of three adults who stayed for 10 days in this 2 bedroom, 2 bath apartment in the heart of Edinburgh's New Town. It is surrounded by excellent shopping and fine restaurants. We were there for the book festival which takes place in Charlotte Square, only 1 block from this apartment. All the rooms are spacious, especially the living room. 12 foot ceilings throughout. Our host, Morris Paton was extremely gracious and helpful for the minor problems we encountered. The only limitation I can find for this rental is that the curved stairway leading to the apartment may be challenging for the infirm. Otherwise I heartily recommend this property.

Large and Impressive

We stayed in this apartment with two teenagers. It was very well presented and in a perfect location for all Edinburgh has to offer.

Frat House Flat - Looks Like John Belushi Stayed Here

1. The flat was NOT clean upon our arrival. In fact, the housecleaning person was not aware of our arrival. We actually had to vacate so she could get things tidied up. We attemped to call the owner but the owner NEVER called us back.

2. The flat is NOT clean! I'm not talking about the quick tidied that took place - I'm talking about mold on bathroom tiles, heavy mold under soap/shampoo bottles, and years of dust build up along carpet edges (where the carpet edge meets the baseboards). Carpet stains throughout the entire apartment. MANY stains on fabric furniture. The lisitng photos showing the orange sofa and brown leather chairs are not what I experienced upon arrival. The one brown leather chair has 80% of the leather missing on the seat portion. Should have been replaced years ago. The orange sofa seat cushions are sunken in and deformed. Very uncomfotable to sit on. The velour coffee table has many stains on it as does the orange sofa.

4. Multiple lightbulbs were burnt out and needed to be replaced.

5. Heated towel bar in bathroom is not hooked up and does not work.

6. I am considered at tech savy person by family and friends but getting the cable hooked up was very frustrating and unsuccessful.

7. Kitchen is NOT stocked with enough untensils & cookware to make a meal for 2 people. It was horrible.

Lastly, be aware that this flat sit above a very busy nightclub. You WILL hear a LOT of noise! Even with the windows closed you WILL also smell cigarette smoke as people hang out on the sidewalk - smoking & shouting. The double glazing on the windows does nothing to diminish the noise. The noise diminishes around 2:30 am. Until traffic picks up again in the morning.

The owner is EXTREMELY unresponsive. Does not return phone calls. In fact, when we booked, he said he would be there to greet us. Never Showed! The cleaning lady said the landlord/owner was vactioning in Spain.

Do NOT rent this place if you want to sleep & feel comfortable.

Terrific location, apartment, view,!

My wife, two friends, and I had a wonderful stay at this apartment. It was better than advertized. The location was in the heart of the city without being loud and disruptive. The apartment provided everything we needed and more. The kitchen was well equipped and easy. The living room was spacious and well furnished. The bedrooms and baths more than met our needs. We had a terrific view of the castle. The photos were correct. When the sun finally decided to set, we had the setting sun over the castle as well. Shopping and restaurants were right outside the door as well. I would highly recommend this aprartment.
