Since the last time this apartment was available, we have been running guest stays in two other apartments and a lake house, and we've learned do it right. Clean floors, clean kitchens, clean bathrooms, clean sheets and towels, new dishes, free coffee, fresh cream in the fridge, etc. Let us know right away if anything is missing!

811 N. Tioga Street was built in 1903 to be one of the largest apartment houses in the area. There are 4 apartments in the main house, and 2 in the carriage house in the back. There is a rustic courtyard between the main house and the carriage house, and there is a picnic table.
We ask that you be very quiet and respectful while in our apartment homes. Our residents are mostly dedicated Cornell graduate students from around the world, and we don't allow parties or noisy gatherings. In the good weather there are more flowers every year, as our on-site manager Thomas has a very green thumb. Our next door neighbor is a Cornell horticulturalist, and his gardens seem to be spilling wonderfully into our property.
The interiors of these apartments are fully renovated, with modern kitchens and bathrooms. All have dishwashers, garbage disposals, large refrigerators, and microwaves. The kitchens are well-appointed with dishes, silverware, recently purchased ceramic pots and pans (no teflon), and of course our standard coffee maker with provided coffee beans and a grinder.
Apartment B (this apartment) has 5 possible rooms to sleep in and 5 beds, not including the couch in the living room. However, 2 of the bedrooms are accessed only by passing through another bedroom. The fifth room is a long skinny room on the first floor.
We have ceiling fans in nearly every room, and multiple window air conditioner units are installed for hot days.
There is a full bath and a half bath, and a family room that separates the two suites.
The main attraction in apartment B is the kitchen-living-dining room. This room is 40 feet long, and contains dual fridges and a giant commercial restaurant sink with sideboards and a pot scrubber. Of course there is a dishwasher to wash the new dishes provided in the home.
This apartment had a massive renovation around 2009, during which time we enclosed the first floor, which had been used for many carriage house-style purpose in the preceding 100 years.
I have a taste for old wood, huge beams, and natural porcelain tile and other good materials. Working every day for years with a group of neighborhood friends, we finished out this Carriage House with a mix of modern luxury and classic elegance.
I am particularly proud of my choice to use a massive restaurant stainless steel sink unit as the centerpiece of the kitchen. in addition to two massive sinks, there are two built-in drainboards, and a pot sprayer, plus a high-end dishwasher installed under one drain board. This home is a great place to prepare your own food while travelling.
A note about the small extra guests fee you may see in your quote: Most properties charge an extra fee for guests above a certain number, even if that number is below the "maximum guests" listed for the property. In our case that covers the extra cleaning costs of having additional guests.
Parking is on-street, and there is usually plenty of parking available. Please be careful not to block anyone's driveway. If you see neighbors, be sure to say hi. It is OK if they know you are visiting. The important thing is to be respectful with our neighbors, most of whom have been here for decades. Al, for example. is a retired electrician who lives next door and spent two years help us renovate the place and update all the electrical work.
