Located in a quiet residential area, Lulu's Cottage is perfect for a couple or small family for vacation or to rent while you look for a home to buy.
Built in the late 1960's, Lulu's Cottage has been upgraded. It has 1 bedroom with a queen size bed (premium bedding & mattress), a full bathroom, an eat-in kitchen, a large living room with fold-out queen size sofa and indoor gas fireplace. Includes small deck as well as a large patio with gas grill, fire pit and outdoor seating. This cozy cottage has everything you will need while you are on vacation including a fully equipped kitchen with full size appliances including a dishwasher, washer & dryer (iron & ironing board), all kitchen, bedroom and bathroom linens, TV, cable, DVD player and wireless internet.

OCCUPANCY REGULATIONS: PLEASE READ CAREFULLY!
All rental units are subject to occupancy limits, ('OCCUPANCY' INCLUDES TEMPORARY VISITORS, even those NOT staying overnight) that are established either by state fire code regulation, property owner or Association. Guest agrees to abide by that limitation as indicated on the Rental Agreement, and pay any fines issued. Vale Properties, LLC has no authority to circumvent the town and/or state law. Guest further agrees that Vale Properties, LLC has the right to terminate this Agreement before the end of the Rental Period if the limit is exceeded and any such termination will result in a forfeiture of all monies paid on the reservation.
Check in is any time after 2pm unless prior arrangements have been made. If you are planning on arriving after dark please let me know so I can leave the porch light on for you. If you know your approximate arrival time, I can meet you there if you’d like.
Please be sure to pull up into the driveway to the right of the front house and go to the top of the driveway. This will take you to the front door of the cottage.
When leaving or going outside, when you close the door it automatically locks). The kitchen door automatically locks as well, so just be aware of this.
When you arrive, if you have any problems or concerns please let me know as soon as possible so I can make it right for you.
There are several books in the cottage on local hikes & waterfalls. There is also a large binder on the coffee table with the Wifi passcode and lots of information about the area, including menus and things to do. I try to keep a supply of Asheville maps on hand, as well as brochures and magazines for local businesses.
CHECK-OUT Time is before 10:00am. Please be respectful of our checkout time and vacate rented premises no later than 10:00am, as we have cleaners scheduled for turnover for our next guests.
In order to keep our cleaning fees down, we instill a “Leave it as you found it” policy. Please treat our house as if it were your own. If you make a mess, please clean it up. Before checking out please be sure to strip all used beds and put used linens in the laundry area, take out trash & put away any clean dishes. If cleaners need to spend time doing additional chores additional fees will be charged.
Garbage pick-up is Wednesdays. Please put only bagged garbage in garbage can. Recycling is every other Wednesday. Please see attached schedule. Recycling must be put in green recycling bins. Everything (trash can & recycling bins) must be taken to the road before 8:30am on Wednesday mornings. Please do not put loose garbage in the trash can; be sure all trash is bagged. If cleaners need to spend time cleaning loose items out of the trash can you will be charged a cleaning fee.
Fireplace is not to be used as main heat source for cottage, as it is unvented. It is to be used for taking the chill off and for short periods of time/ambiance.
Please DO NOT leave ANY fires unattended outside in the fire pit. Extinguish all fires completely when you are finished enjoying them. Please call (828) 250-6777 x1 before starting ANY outside fires. The recording is updated at 9am every day. You can be fined up to $25,000 for burning on a burn ban day. For more info call Black Mountain Fire Station at (828) 669-6437.
Please help us conserve energy by turning off lights if they are not being used. Turn off outside lights during the day please. Please leave windows and doors closed if the heat/ air conditioning is running. If you would like the doors and/or windows open, please shut off the heat/air first.
MAINTENANCE: Vale Properties, LLC does not guarantee against mechanical failure of heating, air-conditioners, televisions, DVD's or other appliances. The undersigned agree to report any inoperative equipment to Vale Properties, LLC and we will make every effort to have maintenance done quickly and efficiently. No discounts or refunds will be given for equipment/appliance failure and for routine maintenance. Should a repair person make a call to the Rental Property and find that the equipment is in working order and the problem was due to tenant oversight, the charge for the service call will be billed to the guest, and guest agrees to pay the charge.
Please do not leave food outside, as it attracts bears. Please clean grill when you are finished enjoying it, as the food smell attracts bears and other wild animals.
NO PETS ALLOWED ON PROPERTY.
NO SMOKING ALLOWED INSIDE. THERE IS AN ASHTRAY IN THE KITCHEN CABINET FOR SMOKING ON THE BACK DECK OR FRONT PORCH.
SMOKING & PETS: will not be allowed unless previously agreed to in writing. Smoking or pets in units not designated for that use will result in the forfeit of entire Security Deposit.
NO WEAPONS OR FIREWORKS ALLOWED (Firearms, bows & arrows, guns, blades, etc) at property.
QUIET TIME: Noise travels easily. Please be respectful and observe a 10:00 pm to 8:00 AM quiet time. Noise violations may result in immediate eviction and forfeiture of all monies prepaid.
