3 Br + Loft/ 1 3/4ba Home That Sleeps 8-10
I bought this property in 1990 and it had a 2 bedroom cabin with no interior walls, had electricity and plumbing but no heat source for the cold winters. It also had an outhouse by the garage that subsequently had to be removed during this renovation. The cabin was basic but my family and I enjoyed many summers enjoying the lake and the community. The dream was always to build a new home on the large lot for our enjoyment and that dream has now become a reality. We welcome sharing our dream with you, your family, and/or friends!

Why Owner/Manager chose Delavan Lake
We would love to share our property with others who enjoy the Delavan Lake area and all it has to offer, the hours on the lake boating, swimming or fishing in the summer or skiing or ice-fishing in the winter.
What makes this House unique
The home is located on a very large lot that has a large fenced in area to allow your four footed friend to come and enjoy the vacation with you. It also provides ample space to park 2-3 boats on the property as well as enjoy a night fire roasting marshmallows over the fire pit. There is a city launch at the end of the street available to launch your boat or other water sports equipment. There is a another private launch approximately 4 blocks away or the city launch about 15 minutes away.

Property has so much potential
Great layout and spacious backyard space. A little cleaning would go a long way in improving this house! Our biggest complaint is that the house was dirty and clearly had not gotten a deep clean in quite a while. Even a quick cleaning could have taken care of the noticeable problems. I'm not a clean freak but the plethora of human and pet fur on the floors, window sills, sheets, and under the couch was unacceptable. The upstairs toilet clearly had not been cleaned as there was still an entire #2 decaying in the bowl. The carpet had not been vacuumed as we found toenail clippings. The bathroom vents, fixtures, window sills, blinds, headboards were caked with dust. The whole house smelled like dog- including the beds. As a pet owner myself, I know how easily one can become nose blind to smells. We would have loved to use the backyard, but the lawn had not been mowed and was very tall given all the rain we have had in the last few weeks. We could tell some attempt had been made to help the house as the coffee maker and two comforters were new, which we appreciated as the living room furniture was in need of repair or replacement. If these issues were rectified, I would consider returning.
We have stayed at this house on 3 separate occasions and have loved our stay for each of them. It is such a cozy home and very comfortable. Wonderful communication, would recommend staying here and would stay there for a 4th time.
needs some service.
The lights in the lower level half of them didn't work the only lights that did work was the kitchen bedrooms baths and up stairs. Other than that I would rent it again for location and space. Fire place would not light.
I appreciate all reviews both positive and those that provide recommendations for improvement.
I have waited to respond to this review until I could personally check the status of the home. I was up at Champaign Toast over Thanksgiving weekend all lights on the main floor worked great except for one table lamp that evidently has broken and lights in a very high ceiling fan that have burned out and are not reachable unless I hire someone with scaffolding!

comfy home in a great location
Our family wanted a quiet, comfy place to relax and spend time together before the school year and this fit the bill. Enough space for 7 of us, quiet area, close the lake and everything else we wanted to do. Would love to make it an annual event!
This property was spacious and the living areas were lovely. Great deck outside and a nice updated kitchen with all necessities. Living room was comfortable and had a nice large TV!
Now to the bedrooms...One we considered a master was too difficult for my husband and I to get in and out of without a step stool, so we chose the other downstairs bedroom. The bed was terrible. We both were stuck in the middle. Mattress so bad, my husband slept on the couch every night. Upstairs beds seemed fine. My sons did not have any complaints. House does need TLC, as I understand it will be taken care of in the Fall (long after we are gone).
We had communication issues with Kathy before arriving and ended up having to clean the place ourselves and do the linens and change the four beds...Not happy. However, Kathy did reimburse our cleaning fee.
There definitely were communication problems. I sent two emails to the potential guests requesting completion of the required rental application/agreement and information regarding the required security deposit and received no response from them until the day of their scheduled arrival when they called me for information regarding gaining access to the property. They were currently at the property. Since I had not heard from them after sending two emails I assumed their plans had changed and that they were not going to visit the home so I cancelled the cleaners. As noted since the home was not prepared for their arrival I credited the cleaning fee. The master bedroom actually is on the second floor with an attached bathroom. The bed in one of the bedrooms has been replaced and the second bedroom does have a high bed however there is a small step stool available to the renters.
I appreciate renters positive comments and how I can improve their stay at Champaign Toast.

Our stay at Champaign Toast
This is a very lovely home equipped with everything we needed to make our stay enjoyable. The weather was beautiful and we enjoyed some of the nearby attractions in the area, such as the Safari Lake Geneva, Magic Morgan's Little Magic Theater, a nearby beach (Lake Delevan's was too weedy for people to swim in but it is good that there are several others close by to go to) and a festival, among other things. We did have a little mishap when trying to unload some drinks in a tray in the refrigerator, but other than that, it was a good time for all.
Thank you Kathleen for opening up your house for others to enjoy.
Ice Fishing is very popular in the area.

I also know a private individual who rents pontoons on Delavan Lake. His name is Vince Fasano and he lives just about 5 blocks down from Champaign Toast.
