New 2 bdrm plus loft, 2 Ba Home With Views Over The Kapoho Tide Pools.

Our son is a Los Angeles Architect and he designed our beautiful oceanfront retirement home that looks like it is off the pages of Architectural Digest. The whole house has massive windows to take advantage of the 180 degree view of the Wai Opae Tide Pools. The house has bamboo, 23' vaulted, hand rubbed beam ceilings with floating globe pendants. There is a curved staircase with Mango steps that leads from the living room to the Pond room and on to the Master bedroom and Loft room. One of the most spectacular things about this house is that it faces east and every morning the sun rises with awe inspiring colors while tinting the tide pools all shades of gold, orange and pink.

Our home has 2 bedrooms and a loft, 2 baths and sleeps 6. The Master bedroom is on the 2nd floor and is a loft room allowing the view of the ocean from the queen size bed. Whether it is a fast storm, a brilliant sunrise or the changing colors of the tide pools the view never gets old. There isn't a better place to sit back with a good book then up on the Master Bedroom lanai (deck) with comfortable chairs and endless ocean views. The master bathroom is very unique in that it has a lanai with an indoor/outdoor shower and a free standing deep soaking tub. The cabinets are made from Mango wood and the counter top is flamed black granite.

The pond bedroom also with a queen size bed and was designed so that it is five feet higher than the living room. The front wall is movable which lets the ocean view be the centerpiece of this room. There are floor to ceiling jalousie windows framing the bed and looking down on the back yard tide ponds For additional guests there are two single futons in an loft bedroom above the master bedroom to make the home comfortable for 6 people. UPDATE: The front curtains in the Pond Room

have been replaced with a beautiful Mango and Chocolate Albesa wood wall with barn doors. The barn doors open wide enough that from the bed there is a view of the ocean.

The main bathroom has a tiled tub and shower combination with large windows. The resin sink has inlayed real sea shells and coral. There is a laundry area with full sized front loading washer and dryer and storage area behind bi-fold doors.

The kitchen is modern and has top of the line African Ribbon Mahogany cabinets with flamed and leathered granite counters. The appliances are new and include a side by side refrigerator with an ice maker that holds 10 lbs of ice. It also has a dishwasher and microwave oven and a large island with a gas stove and oven. The island looks out to the living room and the large lanai so the cook is never separated from the group. There is enough space in the Kitchen so that 4 people can work comfortably. The kitchen has a 'breakfast' Lanai with table and chairs - The perfect spot to have that morning cup of coffee while watching the sunrise. The kitchen is fully stocked with everything except your fresh food to prepare gourmet meals.

There are two sets of bi-fold doors in the living room; one faces the ocean and makes the ocean become a living wall of the house and the other doors open up on to the lanai providing a seamless transition from indoors to outdoors. After a busy day of snorkeling and sightseeing there are comfortable chairs and a place to put the feet up and relax while watching a 42' flat screen tv with roku and wireless internet.

Out the living room bi-fold doors opens to the lanai with a wood deck, outdoor couch, love seat and chair, bbq, and jacuzzi. The 600 sq ft lanai not only looks over the ocean it also overlooks the backyard which has a large pond that rises and falls with the ocean tide. The ponds are brackish (which means that they are a combination of fresh and salt water) and are home to a large school of Tilapia fish which love to be fed.

There are stranded bamboo hardwood floors throughout the house, mango custom cabinetry, unique floor plan and awe inspiring views which make this a perfect vacation home for anyone that wants to hear the waves, watch the whale’s jump, have world class snorkeling 40 ft from the front door and experience the most glorious sunrises imaginable.

About Katherine Sullivan

We purchased the lot in Kapoho in 2003 and after 10 years of struggle the house was finally finished in 2013. John and I were vendors and we traveled all over the United States selling Native American Jewelry at Indian Pow Wows and motorcycle rallies. Every time we traveled to Hawaii to do a show we would spend a week in Kapoho. When we drove down the palm lined entrance to Kapoho Vacationland it felt like we were coming home. In 2003 we drove by the front of the tide pools and a realtor was pounding a for sale sign on this lot and we put it in escrow that day. It then took us 8 years before we could start building our dream house.

  • The master bedroom is a loft that looks out over the wide expanse of the Wai Opae Tide Pools. We decided not to wall out our view by closing in the bedroom. There is a 10' sliding door that opens up on to a third floor lanai. The second bedroom was designed a half a floor above the living room so if desired the sleepers can have a view of the ocean. The queen sized bed is set between floor to ceiling jalousie windows that look out on the tide ponds in the back yard. There is a loft office that has 2 single futons. The loft is the highest part of the house and looks down on the living room and master bedroom. We also have thick sleeping pads stored in the loft that could be moved anywhere in the house if the people in the Master bedroom would be more comfortable not having people looking down on their room. The loft was designed as an office but our grand kids loved sleeping up there so we added the futons for additional sleeping.

Fabulous!

This place might be the nicest house anywhere near the Tidepools! We arrived not just during high tide but during the King Tides in late July, right after 'Hurricane' Fernanda had passed by the islands, so some of the roads in the neighborhood leading up to the home were a bit flooded. I will admit I was a little freaked out by that at first (even though I was fully warned, it can be a bit disconcerting when you arrive right at high tide with a car full of suitcases and groceries, but of course my kids thought it was awesome!) However, we all quickly realized that it was still easy for us to get our SUV through to the house, (which was not flooded at all) and of course, once we saw the house, we knew it was worth it to be right on the water! We enjoyed the home for a week and it was clear the homeowners did a wonderful job building such a lovely home. It is truly gorgeous! My kids loved the lanai, the hot tub (which we used a lot!) and looking out over the tidepools. We all definitely enjoyed the stargazing at night and got some of the most amazing pictures. It was a wonderful getaway. Many thanks to the Sullivans!

Paradise!!

What a truly special place this is!! From the spectacular views, the sunrises, the lanai, the outdoor shower, the amazing snorkelling only a few steps away, the inviting hot tub awaiting you, the comfortable beds and quality finishing, and the serenity of this place...this is truly a piece of paradise. Best trip to Hawaii ever!

John and Katherine's house was great and the snorkeling just past the house was world-class. Be warned, however, the openness of the house (the master bedroom has no walls and the big glass windows have no curtains) could cause some folks distress. But we really loved it! We can't wait to get back someday. Mahalo to John and Katherine for opening up their home to us.

Owner's Response: Thank you Douglas, I am glad that you liked the house even with the openness. When my son designed the house it was designed for my husband and I as a retirement house, not a vacation rental. I told him do not wall out the view. If we would have made the master bedroom with walls the only view would have been straight out the front, as a loft with all the windows there is a 180 degree view of the tide pools and the sunrise. The master bedroom is on the 3rd floor so no one can see in from the street. We are in the process of building a wall for the guest room with big barn type doors. The guests staying in that room will still have a view of the ocean from their bed if they choose to leave the barn doors open. Great location for tide pools

Overall, we were happy with the house. It was located right next to the tide pools, which offered amazing views and snorkeling - best snorkeling on the island. This property is definitely off the beaten path and will take you about 15 minutes to get to Pahoa and almost an hour to get to Hilo. The property could benefit from a few upgrades/improvements, including proper screens on all windows to enable cross-ventilation at all times of day and night and not allow bugs in (got stuffy at night with need to close the main doors), as well as upgrades to the downstairs bathroom, particularly the tub/shower as it seems to be in need of extra TLC.

Owner's Response: I am sorry that our home did not meet your expectations. In all my literature and all the letters I send to the guests I point out that the house is not in a resort and that it is 15 minutes to a cup of coffee you don't brew yourself and 30 miles to the big city. As to the bugs and screens; since we are ocean front the trade winds keep most of the bugs away. The only time that the windows need screens is when the coco-beetles are flying. They are attracted to the lights so when you turn out the lights at night you can open the doors. All of the main windows have screens - Actually the big bi-fold doors have screens that are very temperamental and expensive and as we found out do not keep the coco beetles out. I noticed last visit that I need to paint the window frames in the downstairs bathroom and re grout some of the tile but I just didn't have time as we were dealing with rust issues. I will definitely get the paint out on my spring trip to the house.

Truly phenomenal rental property, we loved loved loved it, and wow, the marine life!

On this vacation, we wanted to snorkel. Earlier in my career, I worked on Finding Nemo for four years, and having been a certified diver for over 20 years, I've spent more than my fair share of time under the water checking out cool fish. The snorkeling immediately in front of this house is some of the, if not the, best preserved coral reef ecosystem I've seen in the entire Hawaiian islands. And walking from a 1.5 hour at-dawn snorkel to the hottub on the deck in less than 50 steps is a luxury I have never experienced. Then watching the sun rise over the Kapoho Tidepools from the hottub while enjoying a fresh breakfast with my kids, all on the superb outdoor 2nd story deck, was just.. well.. I think this might qualify as the single best vacation rental home we have ever had the pleasure of renting on a vacation in my family's life. We snorkeled at dawn, midday, and at dusk. At high tide, medium tide, and low tide. And every trip out was just flat out great.

The house itself was a joy. Very cool, efficient, vertical design with wide wide wide open windows which completely fold back and allow as much fresh air in as you like. Quality kitchen all around. Beds were very comfortable. Oh, and the 2nd story, perfectly concealed outdoor shower was a revelation off of the 2nd story bathroom. So cool!

I also want to mention, for you road bicyclists out there, the road biking from this house is world class. The "Red Road" route leaves from this house, heads along the coast to Kalapana, then climbs back to Pahoa, and drops back to the house. Spectacular 30 mile loop. And the Red Road / coastal section is, somehow, absolutely perfect, delicious, smooth asphalt through a vigorous rainforest for 15 miles of windy jungle road with waves crashing on your left. Unbelievably great.

Local food/restaurants in Pahoa were all enjoyable.

The Wednesday night all-village craft-fair food-extraveganza hula-performance event in Kalapana is not to be missed - fantastic event for all ages, our kids loved it.

And if you're looking for a sandy beach, you can drive to one close by.

So, for snorkelers, marine/sealife enthusiasts, road cyclists, and folks who want to be on the ocean in a spectacular house, watching the sunrise from your outdoor deck hottub, 6 out of 5 stars.

If you need to have a sandy beach immediately outside your rental, book some other place and leave this one available so we can book it again! :-)

Best home in the area

The Sullivan's place is right on the water. The road has been repaired and is now accessible to all vehicles. The home was clean, well appointed, and very comfortable. The quality of materials used in construction is excellent, and you feel as if you are in a 5 star hotel. Instructions were appropriate with a complete book at the home. I have been in other places that have label tape on everything. Be aware that it is warmer on the beach than other areas due to the trade winds, but the windows and door walls can be fully opened to allow the breeze to flow through. I would highly recommend this place!

Kapoho Sunrise House overlooks the Wai Opae Marine Conservation District. The tide pools are a safe nursery for young fish. The snorkeling is world class with thousands of fish and over 20 types of coral. Our vacation house is located a mile off of the Red Road or Hwy 137 arguably one of the most beautiful drives in Hawaii. Just a mile south on the red road is the hot pond knows as the Millionaire's pond. Just imagine floating in a large rock walled pool in 90 degree water with palm trees overhead and the ocean waves crashing just on the other side of the break water! Down the road another mile is Issac Hale State Park. This is one of the only beaches on the East side of the Big Island that has surfing and boogie boarding. It also has a boat dock and if you are lucky enough to catch one of the local fishermen coming ashore from a fishing trip you might be able to buy fresh Hawaiian fish direct from them. Further south on the Red road is MacKinzey State Park. From the rock ledges watch the waves crash into the lava walls and send spray 20 to 80 feet in to the air. During high surf it is necessary to be careful not to get drenched. Again heading south there are beautiful turnouts just to watch the waves and become mesmerized by the color of the water. Look for cars parked along the road and a a small path down to the black sand beach. This is Kehena beach which is a bathing suit optional beach. End of the road is Kalapana where the relentless lava covered most of the village in 1990's. The new black sand beaches of Kalapana can be seen after a short walk starting at the cul de sak at the end of the road. Wednesday night is a 'not to be missed' farmers market with an open bar, island music and international and local food. The band plays all type of music and it is not uncommon for local Hawaiians to stand up and do the hula when a loved Hawaiian song is played.

From our Vacation Rental turn right - north - on to the Red Road from Kapoho Kai road and go to where the pavement ends and a dirt road begins you will enter a primeval Rain forest. This forest is so pristine that it is easy to believe that you have entered a time capsule and have traveled back in time to the age of Dinosaurs.

With in close proximity to our vacation home and not to be missed is Lava Tree state park 5 miles, Volcano National Park, with the new Halemaumau crater, 40 miles, 4 mile scenic drive north of Hilo 40 miles, Akaka Falls 45 miles, Waiapio Valley 70 miles and the top of Mauna Kea mountain with its observatories and vast views 70 miles.
