Overview

About the property

2 Bedroom Split Plan. Comfortable Great Room Between. Ocean View From Every Room

Perched on a low ridge just 250' from the ocean 'Conched Out' (pronounced Konked) is so close to the sea you can hear the waves on the beach below and sea fish from the deck. You are facing east so you will always have a cool breeze to make open air island living comfortable, but because you are close to the water the breeze is gentle and pleasant, unlike the gusty winds at homes higher in the hills.

The 2 queen bedrooms, sunken 3 steps, are at the north and south end of the great room affording ample privacy. Each has it's own balcony deck with ocean views right from your pillow. A beautiful sunrise is the perfect start to your day in paradise! You will find yourself getting up early so as not to miss it (or at least open one eye for a glimpse and doze off again)!

The modern u-shaped fully equipped kitchen has a bar with recessed lighting separating it from the living area. There is ample space for 6 to dine in the north end of the great room or on the deck outside in front. There are also lounges and a large hammock on the deck. The deck is a really pleasant place to lounge, read, or sip a cool drink while watching the boats sailing in and out from coral harbor to the northwest or Johnson bay just below you. Throw something good on the barbecue while your enjoying that cool drink! No ship can get to Coral Bay Harbor without passing by 'Conched Out' (we should have some cannons, but we chose conch horns instead)! Fire off a warning blast and the signal will be returned :) Blown properly, (like a french horn) the Conch shell delivers a low soft tone that can be heard for miles!

If you get one of those rare rainy spells, browse the library or lounge in front of the flat screen and fire up the blu-ray for a good flick, sports event, news or whatever. Play a game or two until the sun returns (maybe 30 minutes or so). There is highspeed WiFi for getting a little work done or planning your future outings. The bose companion speakers can play whatever music you have with you or use on WiFi.

Now that you have enjoyed the house, grab a beach towel, head down the road a few minutes and get in the water. Because that is what most of us came for. You'll find some snorkel gear, beach chairs, an umbrella and a cooler waiting for you right out the back door.

Have fun please!

FANTASTIC PLACE. PRIVATE, BEAUTIFUL, GREAT VIEWS, AND SO WELL EQUIPPED

  • 5 of 5

We spent eight nights here in January and everything was just about perfect. The view from the deck is incredible. Breezy too. Kathy has set up the house up beautifully with a well appointed kitchen and comfortable furnishings. She is a great "Landlady". The driveway is a bit rough, but that is Saint John. The deck is close to heaven. We were a party of three friends and with two bedrooms and a futon in the living room we all had plenty of space. Great kitchen. Nice dining room. Cell phone service non-existent for Verizon customers but it was a nice vacation from that device (and we could still use it if we wanted to pay for international service and use the BVI cell towers. We didn't want to. A perfect, tranquil spot. I hate to even share it here, afraid that we will never be able to get it again

Owner's Response: Dear ladies, Thanks for the generous review. I'm still keeping the good luck charm under the lamp where you left it. Every week when I clean I smile and think of the three of you. Many thanks again and I hope you get to return one day. My best, Catherine

Perfect for our family

  • 5 of 5

Conched Out is exactly what you think it is. Quiet, private, cozy, lovely. The house is priced very well for the nice amenities it offers. Calphalon cookware, Ralph Lauren bedding/linens, huge beach towels and other super nice touches make it so special. As a family with a teenager, wifi was especially welcomed. We enjoyed watching the sunrise from bed and having breakfast on the deck. We would pack the beach chairs and cooler in the Jeep before stopping at Pickles for sandwiches most mornings. In the evening, we would hanging out in the hammock, listening to music, while someone prepped supper on the grill. Conched Out is right above Calabash Market for a quick stop for a bottle of wine or a meal item. You can hear music from Shipwreck Landing some evenings. Conched Out is the perfect place to let your brain reset and your body relax. Catherine was a perfect hostess and made excellent recommendations for day sail and hiking.

Oasis from the stresses of life and work.... this is a must stay place on this island!

  • 5 of 5

My husband and I had the extreme pleasure of staying at this hidden gem!

It was better than the pictures show.....great views.....nice location and we felt like we were on a second honeymoon while staying here.

The kitchen was well equipped as was the whole place..... making it one of our best vacations ever!

Owner's Response: Thanks so much for writing such a great review. We are so happy that you forgot the stresses that life hands us and that you enjoyed your "honeymoon" so well. We constantly strive to make improvements in the entire house, especially the kitchen and bedroom. This year I bought a new 6 burner stove and new Calphalon pots and pans. Come see what's new for next season. Many thanks again, Catherine

Coming back

  • 5 of 5

This was our first visit to St. John. We were looking for a relaxing, self-paced week away from the cold and snow in a place that wasn't too crowded or commercialized. Couldn't have found a better destination.

Stunning harbor view from the deck, nice breeze.

Conched Out was perfect for us - quiet, private, comfortable.

Very clean and fully equipped for preparing meals, but also close to nice restaurant choices.

We spent the week on beaches, hiking, snokeling- there are lots of options. Cathy was very helpful suggesting outings and helping us get acclimated.

We rented one of her Jeeps - everything is just far enough away that is really a necessity.

Can't wait to go back.

Jim & Deb

out was perfect for us.

Just what we wanted

  • 5 of 5

When visiting an island, we love a great view, a nice bed, a clean home, and a great sound system is a bonus. This home supplied all of this!

It is not fancy, but the view is absolutely amazing. It was perfect for us.

We awoke every morning to a glorious sunrise. Not a morning person? This may not be for you. We, however, could not believe how incredible it was. We ate breakfast on the deck watching the boats in the channel. Road for Coral Bay was easy. Spend the day at fabulous beaches, and made it back for drinks and moon watching. Nothing beats watching the stars, drinking a great rose, and listening to your music.

This home was very simple, but just perfect if that is what you like! We did!

Thank you to the gentleman owner, Bob, and Catherine, the manager.

What a view!

  • 5 of 5

We just returned from our second stay at Conched Out and have already booked another 2-week stay for 2018. This will give us the whole year to look forward to that amazing view of Coral Bay and the surrounding islands. Now that we have found our new favorite location on St. John (Maho Camps closed several years ago) we can’t imagine staying anywhere else. The house has everything you might need to enjoy a vacation in this National Park paradise and delivers it at an affordable price. There are no “surprises” and the house is just as it appears in the listing, and Catherine Noonan is available should you ever need anything.

Mornings were spent waking up to the sound of waves on the beach and the view of the Caribbean right from our bed. The deck was the perfect place to enjoy morning coffee and breakfast while planning our day. The hardest decision of the day was choosing which beach to visit and reef to snorkel. We liked to pack a lunch in the house cooler and take along the “backpack” beach chairs so we could be totally independent for the day. A quick stop at one of the Coral Bay groceries stores on the way back home provided the makings of a home cooked meal on the Weber grill which we enjoyed on the deck. You won’t find a better view at any one of St. John’s restaurants. As day turned into night, the new, smart TV provided a wide choice of entertainment and we found ourselves revisiting our favorite “Doc Martin” shows on Netflix. Then it was off to bed to fall asleep to sound of the ocean.

This year was very special for us with the addition of our son and oldest granddaughter (5 years old) who shared Conched Out in the second bedroom for one of our two weeks. The house is laid out with a bedroom at either end making it quite private with a share living space in between. We hope that our little “snorkeler” joins us again next year.

Owner's Response: Thanks so much for writing such a wonderful review. You are most kind. We do present the house exactly how the pictures show and we continue to upgrade, with new and better quality equipment each season. However, as you say, the view and location says it all. We look forward to seeing you and your family next year. All the best, catherine
