Lovely 2-floor single family house, big back yard, private outdoor shower room in the yard. It is all fenced.

One Masterbed room on the 1st floor. The other two bedrooms on the 2nd floor share bathroom. Each of these room has two separate twin bed.

This house is located on the west street in Rehoboth Beach (Delaware), 1.5 block away from ocean. Very convenient location and great for family rental.

Our family has enjoyed four previous summer weekends but this was the first Fall weekend at a reduced price. Cozy, great heat, and pot-bellied stove all contributed to a fabulous weekend with owners kind and generous allowing children and dogs for a fun filled weekend.

Unprofessional and stressful

We booked this house ahead of time to come into town on September 23 for three couples and one child. Around 8 p.m. on the 23, when we were twenty minutes away from the property, Julia called us to tell us that the owner had decided their friends could stay here instead, and that the friends had already arrived, so we would have to find somewhere else to stay. Her first suggestion was that we needed to turn around and just go home, which we told her we couldn't do - this was a three hour drive, and we were in town for an event on Sunday. When we told her we couldn't do this, she said she would try to find somewhere else for us to stay.

We had rented a house instead of hotel rooms to accommodate the 1 year old and a pregnant lady in our party - we wanted the room and the privacy. We explained this to her on the initial booking and when she called at the last minute to tell us the property was now unavailable. Julia told us to hold on while she looked for another place. We stopped at a coffee shop, and waited until about an hour later, when she called to tell us she had a motel for the first night and was working on the second night.

The motel for the first night was loud, dirty, and unpleasant. For the second night, she initially booked us in a guest house without private bathrooms - which she didn't tell us; we had to look it up. We called back to say this didn't work for our party, and she finally found us rooms at a chain hotel for the second night. This was inconvenient because we had planned to have a house, but due to the two different motel/hotels, we did not have any place to stay from 11 a.m. until the next check in at 3 p.m. - which was particularly difficult with a child and a pregnant person who needed naps.

We attempted to contact the owner to get a refund for the security deposit - we never got a chance to stay in the house, and we left the motel and hotel rooms with no damage - but we have heard nothing back except promises from the Julia that she will get back to us. This has been several months.

We ought to have received a full refund for this - the house was not available as agreed on, and it is unprofessional to call someone right before they are supposed to check in to tell us that the property won't be available because the owner has decided someone else needs to stay there. The owner has stopped returning phone calls.

This was very stressful instead of the relaxing weekend we had been looking forward to having.

Owner's Response: This disgruntled group told has told an unflattering and largely false narrative that reflects more on their own dishonesty and inability to appreciate the extraordinary effort and expense incurred by the owner to rectify an honest mistake. The weekend had been promised to a group of four divorced, impoverished black women who were offered a free beach house weekend by a charitable non-profit owned and operated by the owner. Once this honest mistake was realized, the first in 8 years, the owner asked Julia, the manager to find alternative accommodations that resulted in the owner spending a total of $1,501 in hotel rooms plus $250 for the thankless hours spent by Julia to meet their demands. This was more than $750 above the rent and deposit received by the applicant who signed the application as a single man, not three couples, a pregnant future Mom and an infant. The owner was under no legal obligation to make such extraordinary last minute efforts to salvage an honest mistake. A full refund including a promise to offer another weekend at a reduced rate was rejected by this ungrateful group and now they complain that the alternative accommodations booked on their behalf and paid for by the owner were not suitable for their standards. These are sadly spoiled and ungrateful people who need to appreciate others more and stop blaming others for their own unhappiness in life. Brad Owner

Beach house close to the beach

Our family spent a lovely week at this beach house. The spacious great room was a place where we gathered to eat, read, and play games. We loved that it was within a short walk to the beach. The owners, Brad and Julia, quickly answered any questions we had.

It all added up to a wonderful time.

Fantastic location, incredible value

I am saddened to read the negative reviews of a place that has become a beloved tradition for my family and friends. For the past three years, this has been the home-away-from home for four adults, four children between 3 and 7, and two dogs. The house is spacious yet cozy, well-maintained, pet and kid friendly, and unlike any place I've seen (a wooden A-frame at the beach, how cool is that?). And the location: it's one street-crossing away from the beach. It's unreal to get all that for the asking price.

Over the course of three years, numerous improvements have been made (as pointed out by other reviewers): the fence was enclosed, new paint, new stove, new windows in the kitchen to let in more light, expanded deck, flat screen TVs, etc. The owners, Brad and Julia, care about this place. They've always been extremely responsive and are invested in making sure that everything was in order. They never fail to promptly handle all questions we've had for them.

If you are the kind of person for whom everything must be immaculate and new, this is not your house. This is a beach house. People come here, make food, get sandy and wet, play, and have wonderful memories. It's not Martha-Stewart-perfect, but it shouldn't be. It is certainly NOT a party house. It's a huge, beautiful, kid/pet friendly house close to the beach, for a fantastic price. I certainly wouldn't keep coming here if I didn't love it.

Don't waste your money

My parents rented this home for a week in July. When they arrived, I received a phone call from my mother who was upset at its condition. I told her to relax, that it couldn't possibly be that bad. Well, I was wrong! I arrived a day after their arrival. She showed me the urine and blood-stained mattress pads, yellow pillows provided in each of the bedrooms, and filth in the kitchen. I honestly had reservations about letting my two young children sleep in the bedrooms. Fortunately, Vera from Sheets at the Beach (highly recommend!!) who we have previously rented linens from, came to the rescue and provided a last-minute order of mattress pads and pillows. Julia, the property manager, had initially told my mother to go and purchase new mattress pads and she would reimburse. However, when my mother posted an honest review of her rental experience, she promptly received a letter from Brad, the owner, that no reimbursement for the minimal cost of the rental would be provided. Seems a little retaliatory for warning others about this house's condition. We learned from families we met on West Street who have owned their homes for decades that this was a former "share house" and well-known as a party house. It was apparent from the wear and tear we saw on the house. What's funny is that, until my mother posted her review, this property had not been reviewed. All of sudden, reviews appeared, raving about this property. I can't help but wonder if this is the owner's pathetic attempt to garner more rental income from unsuspecting potential tenants. I have since been privy to a nasty letter and email received by mother from the property owner. For someone who claims not to need her business, he sure has spent a lot of time and energy corresponding with her. I witnessed firsthand the mold in the master bathroom- I actually opted to give my 5 and 3 year old baths in the outside shower because the bathtub was so gross. I will say that my son quite enjoyed looking at the bug infestation along the entire first floor perimeter- perhaps he should have written this review- it may have earned an extra star for the entertainment!

THESE PEOPLE ARE SCAMMERS. My name is Brad Clark my wife's name is Julia. We can be reached at 202-966-2440 or via cell phone at 1-443=825-5106. We are happy to respond to anyone who might wish to see the polite e-mails or hear the story of how this family tried to scam us for money. Our lawyer recommends a slander and libel suit to teach them they simply cannot LIE on a public forum without consequences and do so TWICE. Our property is happily booked for the entire season and we do not wish any further rentals. We attempted without verification of the renter's issues to address them by 1) offering to reimburse them for the purchase of new mattress pads ( which they REJECTED) and 2) have our first-class deluxe cleaning crew return to the property to re-clean any room that may have caused dissatisfaction. THEY REFUSED THIS OFFER AS WELL demonstrating that the whole 'chronic complaint' campaign was bogus and that the real purpose was to argue for a discount on the rental price. Their whole story is fabricated because they were outed as 'chronic complainers' who were impossible to please. Sadly, we all know in life that this sometimes happen, and the best thing to do is to move on and avoid such people. They are unhappy and they will be unhappy with any owner of a rental beach house. No one since 2009 ever made the complaints that were made by these scammers. It is likely that have done this to others since they claim to have rented many times in the past. Why have they never returned to the same rental beach house?? My guess is that no one ever wanted to see them again. As to the ridiculous claims of this being a well known party house, that was well before 2009 when this beach house was purchased for the benefit of 30 of my past and former employees as a fringe benefit and for my own family. More than six figures was invested in putting new windows, a new addition with ten windows, a new patio deck, a new roof, a new wooden floor throughout the property and a new kitchen. Best Deal at the Beach, better than Description

Would highly recommend this beach house for any family who wants a clean and well maintained property and a great couple who went out of their way to respond quickly to any issue.

The property itself was better than described, can comfortably sleep 8 people, is dog and child friendly, and has a very large patio/deck that can easily handle outdoor gas grill and a party of 25.

This was our second vacation at this property and we enjoyed all the improvements that were paid in 2014.

Sensational Location and Fabulous Beachhouse

This was our second week long visit and even better than last year.

Several improvements were made to this already vintage beach house

property including an enlarged and romantic deck for guests ( sits 30 people),

a new high end kitchen stove, and air-conditioning in all rooms including

over head fans.

There is a new protective fence around the entire property so that young

children and dogs can safely play without concerns and a new gas grill out

outdoor cooking.

When we arrived the beach house, the bathrooms and bedrooms were extremely

clean and flowers awaited our arrival with a nice note from the owners welcoming

us for our second rental.
