4 bedroom, 3 full bath, mountain views, 3 acres of quiet forest
About Barbara Hoyt
We live in Boulder, CO and are raising 3 children. We enjoy skiing, hiking, biking, camping and all things outdoors.
Barbara Hoyt purchased this House in 1998
Why Barbara Hoyt chose Homestead Hills
We built this home after the birth of our second child as a safe place to enjoy the outdoors, yet have a warm place to return with our small children. We have many happy memories of jumping off the deck into snow, enjoying hot chocolate by the fire, building forts in the woods and mountain biking out our back door. The combination of aspen, pine and spruce on the property was appealing - not knowing how much value the diversity would have when the majority of the pine were consumed by Pine Beetle.
What makes this House unique
With 3 acres to explore, but only minutes from stores and resorts the property is the perfect place to remove yourself from the hustle of life without feeling isolated. Our home is a place to use and enjoy - its functionality was built with families in mind and comfort is stressed over price tag.

Abundant wildlife comfortable house.
We had a wonderful stay in Granby. Very convenient to shopping and great hiking. The large windows of the house made watching the wildlife amazing. We saw chipmunks, squirrels, a golden marmot, a blonde black bear, deer, two female moose, one with a baby, a bull moose, and a wolf. All but the wolf were right in the yard. The house was very comfortable and clean. We highly recommend staying here.
Fun time with sisters and nieces
The location was perfect for three sisters and two nieces to reconnect. The kitchen was well stocked and allowed for many delicious, creative meals. We all have seen many mule deer before but the bear wandering through the yard was a first for many of us. We kept hoping for the moose and her babies to grace us but we weren’t lucky there. The deck was a wonderful gathering place and we enjoyed walking to see wild flowers.
We were looking for a quiet, secluded mountain stay and this was perfect. We were visited by the local red fox every afternoon and one day by a moose. We were happy to have a nice deck with a grill. The house is located a few minutes from grocery stores, restaurants, and anything else you might need for a week running around in the mountains. WiFi would be the only thing we could have used. We would definitely recommend this property and we are hoping to return next year.
Nice home in the woods!
Nice home with secluded feel. Saw a lot of wild life-moose and baby , deer, and several fox. Kids loved it- ages 20, 17 and 12. Close to West entrance of Rocky Mountain National Park, Picturesque Grand Lake and Winter Park. Liked having grocery close by. Would rate it a 5 Star but we struggled with the dryer, the tv and having no WiFi. The place was clean and homey. I would stay again! Thanks Barbara!
Functional home that met our needs and budget
We chose this home because of the seclusion, the space, and the price. And you really can't beat it for those reasons! There was a cow moose and baby that lived on the hill and we saw them 3 of the 5 days we stayed on the property. That was so cool. We had 2 families sharing the space and found everything we needed in the kitchen and used the grill one evening. The deck is nice and it feels very secluded and private. We stayed in July and it did get warm in the late afternoon/evening, especially when we were cooking, but it cools down very quickly and we slept comfortably at night. The home was clean and functional, but we felt like a few updates could have made the stay more comfortable--newer linens/towels, dining chairs, replacing carpet in the dining area, a couple small box fans, and a tv that works. There were video tapes but the TV was very dated (older than any of us! ha) and you couldn't get a clear picture even if you wanted to watch a video. No cable or even the ability to get a local channel. This wasn't super important to me, but my husband and the family we were traveling with missed having access to the TV during our stay. Also--no wifi and our cell service was very spotty. While I loved the secluded feel and "unplugging" from the world, we had to drive down the hill a few times to get service so we could look up addresses or websites of places we were trying to visit while in the area. Which was inconvenient with little kids to load/unload and keep entertained in the car. There was a little play house on the property and our kiddos loved playing in that! We loved the playroom downstairs and our kids spent time exploring all the toys they had available. Overall, it was functional, and if you're traveling with kids or a large group I would definitely recommend this home!
The location was great. We loved the seclusion. There was a fox den in the back yard, a moose and her baby were in the back yard 2 days in a row, then a brown bear walked through the back yard. We went for a short walk and saw a black bear. Seeing the wild life made the trip 5 stars. No cable or internet wasn’t a big deal to any of us. We came up to spend time on Lake Granby and Shadow Mountain Lake which were fairly close. There was plenty of room and we thoroughly enjoyed the seclusion. One negative was the kitchen chairs were a bit wobbly. Also, the beds were very hard and uncomfortable, otherwise it was great!
Our home is in a dispersed residential area half way between Winter Park Resort Ski Area and Grand Lake, gateway to Rocky Mountain National Park. Countless summer and winter outdoor activities available, or just relax on our 3 acres of Rocky Mountain solitude.
