This beautiful 2000 sq. ft. home is located midway between Bryce Canyon and Zion National Park, just off Hwy 89. It is nestled in the Virgin River Valley on the headwaters of the Virgin River. This is such a rare property! How often do you find a place where you can look out your back door and enjoy the view of a beautiful stream? Or lie in your bed at night with the window open and hear the trickling water of the river and feel the cool mountain breeze? It's heavenly! We have a picnic table right next to the river beneath the giant cottonwood trees, only 50 ft. from the house. There is ten acres of river valley and mountainside for the kids to explore. Our upstairs balcony offers a splendid view of the river where you can sit and enjoy a cup of coffee in the morning or wine in the evening and watch for deer, turkey, squirrels, river otters, ducks, and many other forms of wildlife which visit our property.
Inside the home, is a large recreation room- combo bedroom, which has a pool table, ping pong table, electronic dartboard, game table, many board games, Wii, Wii games, large screen tv-dvd player, dvd library, two futon beds, and an electric fireplace. What a fantastic room for the kids as well as the adults. The upstairs loft bedroom has a double bed, futon bed, a computer station and a flat screen TV. Our Master bedroom has a Queen size bed, electric fireplace, 32' flat screen TV and a master bath with a jetted tub and separate shower. There is a large laundry room, with a washer and dryer. We also offer Wi-fi and Dish TV.
For those of you who have a pet, we have a dog run out back and a dog washing tub and grooming table. If you have horses, we have a round pen and barn with room to park your horse trailer. We also have a horseshoe pit! There is an RV hookup next to the house if you need one.
There is so much to do and see in the local area. Visit the Zip Line and Trout fishing pond just two minutes down the road. Plenty of trails for four-wheeling and horseback riding. Lakes and streams galore for the fisherman, with trout up to 12 lbs. You are surrounded on all sides by Zion, Bryce, and the Grand Staircase National Monument. You're right in the center! Not to mention the North Rim of the Grand Canyon just a few miles further. Don't forget to visit the Orderville Mine Rock Shop and ask about rock hunting areas nearby. Very nice cabin. Plenty of room for our family. The kitchen had everything we needed to cook and enjoy meals.

Good family space, with a well appointed kitchen. We cooked every night and had adequate tools to do so. Grill was very nice. Upstairs game room had a pool table and other games for fun.
Furniture was a little rough, probably will need to be updated. Upstairs bedroom was very hot during the day (July visit). Cooled very nicely at night but just hot during the day.

Great house. Better than the photos. Our teens loved the pool/ping pong table. So much to do in the area could've stayed longer.
As everyone else has written, this house is perfectly situated for visiting: Zion, Bryce, Grand Staircase-Escalante, Capitol Reef National Parks; Cedar Breaks National Monument; Goblin Valley and Kodachrome State Parks, and I'm sure others we didn't get to during our stay there.
I chose this house because it has a bedroom and full bath (including tub) on the main level (we have a child with significant gross motor difficulties), plus a fantastic playroom upstairs (with pool table and Wii with many games -- we've a tween whom I knew would be happy with both). For me (mama), it has a dishwasher, clothes washer and dryer. The kitchen was fully equipped, so we had no difficulties making our meals there, and the house was stocked with soaps (bath / dishwasher / clothing detergent), shampoo, toilet paper, towels, etc. (some rentals aren't, which can make it tricky to stock when visiting!).
We were there when it was unseasonably cold (thanks El Nino), but we found the house to be comfortable. The master bathroom was too cold (so pipes were frozen), but once we got a hold of Betty (caretaker) she popped over literally within an hour with a heater which made an enormous difference! I did have terrific difficulty getting in touch with Betty -- my e-mails, texts, and some of my calls were evidently never received (including before we even left our house). Once I called her house from the rental house landline we were able to connect. It's true there is no cell service at the house, at least on our carriers. Once we drove even a little bit up the highway we were connected. We did also find the house wi-fi to be spotty which could prove frustrating if trying to do some research.
The house is on a (small) highway, which others have also mentioned. We thought this was super convenient as whammo, you're home!
Additionally, we found the directions slightly off. We arrived, in the dark, coming from the north. After the mile marker indicated it is the SECOND DRIVEWAY on your left, and it is unmarked.
We are a vegan / vegetarian family and were able to get our food needs mostly met at Lin's Fresh Market in Richfield, Smith's in Cedar City, and of course Natural Foods in St. George. Those are all a good distance away, so we planned ahead!
I would stay here again in a heartbeat and would absolutely recommend it.
The cabin is beautiful and cozy - we especially liked the little doggie window by the front door! Our dog loved watching us unload and load the car. =) It is very well located between Zion and Bryce and was wonderful to come back to and relax by the fire after our day trips to those National Parks. We also visited Coral Pink Sand Dunes State Park which was worth a visit (close to Zion). The only thing I would have wished for is hiking trails near the house to take our dog. Zion and Bryce have limited trails on which dogs are allowed. We knew this and perhaps should have researched more dog-accessible places in the area before we visited. Nonetheless, the cabin itself was perfect for us! Additionally, when we had a problem with the smoke detectors/carbon monoxide alarms (batteries went out), the caretakers promptly came to change the battery and bring a tall ladder to reach the one near the ceiling of the loft.
