The kitchen and utility room come equipped with a gas stove/oven, 2 fridges, Margaritaville Frozen Concoction Maker, microwave, toaster oven and washer/dryer. Bring your laptop, tablet and/or smartphone and cruise the Internet with our high-speed WIFI. And for those evenings after a fun day on the lake? We've got you covered with DIRECTV, flat screen 1080p HDTV, Yamaha surround sound, blue-ray disc player, including movies and an awesome library of classic concert DVDs. In to grilling? Well you are in for a treat: the custom barbeque pit/smoker. You will enjoy using it, and eating the great tasting food you will grill/smoke in it. Jump in for a swim right behind the house. Fish off our piers right behind the house. Fishing gear, life vests, and beach towels can be provided at no extra charge. Want some exercise?...Jump in the paddle boat and have at it. We have plenty of lawn furniture to accommodate you. Covered boat lift and jet ski lift included at no extra charge (maximum boat length on lift is 21 ft). Mowing of the grass is the guests responsibility. There is a self-propelled mower in the shed. My wife Susan and I have been happily married for 28 years. I have been going to LBJ Lake since the 1960's. My family built a weekend/vacation home in Sunrise Beach on Lake LBJ. My dad retired there from the railroad, and became a striper fishing guide on Lake Buchanan.

What makes this Mobile Home unique
The lake views from the front and back of the house and deck over the boat house are awesome. Only 5 miles or so to Kingsland to go HEB Grocery Store, hardware store, bait shop, and restaurants- Bakery, Donut Shop, Mexican food, Sonic, Dairy Queen, coffee shop, Spykes BBQ, Mr. Gatti's Pizza, etc. Around 10 miles to Marble Falls -shopping, antiquing, WalMart, HEB, BlueBonnet Café, Double Horn Brewing Co., bars, Cinema, etc. Wine trail. And don't miss Tamale King by Buchanan Dam..

Great location and comfortable
Comfortable house in a quiet nice neighborhood. Great location and our doggy loved it too! Russ is a very good owner thats hands on with his property. Any questions and he answers within minutes. We had a very nice stay at “The Happy Place”!

Quiet, great view and very enjoyable.
I enjoyed this lake house for the month of June with my family. The owner keeps the place up very nicely and anything you would want to have at the lake was there. It was very clean. Sufficiently supplied with household items and felt like home. Morning tea on the front porch with a view of the lake was priceless. Thank you Russ! We'll be back.
laid back retreat
Great place to relax away from the weather back home. There's water in any direction you look. Russ is an amiable and gracious host. We happened there during an exceptionally cool month. Colder, I understand than it ever gets there, so our fishing excursions were limited but we did catch enough sunfish right off the dock, and numerous catfish out near the main channel. LBJ is enormous and if you have a boat there are numerous places to explore.
The local attitude is friendly, homey, and polite. Kingsland, is about four miles away, with groceries gas and necessities. Marble Falls 13 miles, it's the bigger town. On Fridays, we recommend "Crazy Gal's" all you can eat catfish special a couple miles away in Granite Shoals. We're sorry we didn't try it til the last Friday, or we would have spent every Friday afternoon there.

My husband and I stayed here from mid May to mid June. We couldn't have asked for a more enjoyable location nor a better host. Russ was very responsive, very accommodating, and a pleasure to work with.
The house has 3 bedrooms which are all a good size with closets. The master has a nice walk in closet and plenty of drawer space. One of the extra bedrooms has a firm waterbed. Our company were not sure they could sleep on the waterbed, but were very surprised how comfortable it was.
The living room is a nice size with 2 couches and a futon couch. During our stay the frame on the futon wasn't working properly. Russ quickly ordered a new frame and had it delivered! Very impressed with his concern to make everything right.
The kitchen has everything you need. Lots of spices, trash bags, storage bags, pots & pans, etc.. I took my crock pot but then found out they had one there. The margarita machine is amazing.
We took our 20' boat and enjoyed having a quiet channel and electric lift to store our boat. It was nice to have a storage shed to store any extra supplies. Plenty of fishing poles and our company caught quite a few catfish & perch off the dock. There is a paddle boat but we didn't use.
The outside was our favorite part of the lakehouse. Beautiful view from either the covered front porch or covered back porch. In addition there is a Gazebo near the water which made the perfect location for evening drinks.

Lovely time in Hill Country
We couldn't have asked for more. It's a cozy, comfortable house, and we were delighted that the owner allowed our well-behaved dogs to also be guests for our month and a half stay. Russ, the owner, was there to greet us when we arrived and to show us around. He's a great guy. He called us several times during our stay, just to be sure everything was going well, and it was. The house has a nice carport in front, so our car was protected from the beautiful Texas sunshine, and that was definitely a bonus. The house has good internet and cable, a DVD player and a bookshelf full of DVDS. There's a closet with family games. Everything was clean and ready for us. We appreciated that there were lots of spices and staple items in the kitchen cupboards, too. The lake is lovely, and we enjoyed seeing our neighbors, a pair of Canada Geese, every day through the large living room window, and an occasional heron on the back dock. The raised deck over the boat lift is amazing, too. It's a great place to sit and simply enjoy life. The birds sing every morning, which absolutely added to our enjoyment.

Kingsland town is only a few minutes away - grocery store, pizza, fast food, bait shop, etc. Local entertainment is only a few miles away - golf courses (Packsaddle, and The Legends}. Tourist attractions such as the Longhorn Caverns, the Devil's Water Hole at Inks Lake State Park and local wineries such as Lost Creek. Marble Falls is about 15 minutes down the road: Shopping, restaurants, micro-brewery, bars, theatre, etc.
