Security deposit during June, July, and August is 20%. For fall rentals, it's $500.
3% tax will be charged on base rent in compliance with NY State's Hotel/Motel Tax, which applies to all rentals less than 30 days
By Suffolk County law, all short-term rentals (under 30 continuous days) are subject to a 3% tax on basic rent + all other fees paid by tenants except for the Security Deposit. This tax will be calculated and shown in the lease as a separate line item.
Payment is typically divided into thirds, with 1/3 due at lease signing, 1/3 due 2 weeks before occupancy, and 1/3 due somewhere in the middle. For last-minute rentals, a bank check for the full amount is required at lease signing. Note: I prefer that payment comes directly to me instead of through VRBO.

The town of Ocean Beach has a post office, playground, children's day camp, tennis and basketball courts, softball field, library, cinema, water taxis, and lateral ferries to other Fire Island communities. Catholic and Protestant churches and a Synagogue nearby. Hike to SUNKEN FOREST - a 300+ year-old primeval holly forest east of Ocean Beach and below sea level. An enchanting and magical experience!
Year Purchased: 2004
About the owner: I am a writer and designer for whom Fire Island has been my Holyland since childhood. Even though I now live in San Francisco, it remains my place of peace and comfort. Prior to purchasing 'SandPauper' in 2004, it had been in the same family since it was built in the early 1900s.
Why the Owner Chose Ocean Beach, Fire Island, NY, USA:
'SandPauper' is one of the few remaining original (unspoiled!) cottages in Ocean Beach. Although comfortable and welcoming, it retains the true character and spirit of 'Old Fire Island.' We have worked hard to preserve its intrinsic quaint charm while also providing all the amenities which allow it to be enjoyed by our seasonal guests.
